Welcome to our lakefront family vacation home, nestled on a peaceful and private stretch of Head Lake in Hastings, Michigan. Here you’ll enjoy a serene setting on a quiet lake, 7-person hot tub, and lakefront access with paddle boards and kayaks available to use. Conveniently located just one mile from Camp Michawana, 10 minutes from Hastings, and 40 minutes from downtown Grand Rapids. This home is beautifully designed to be the backdrop of precious new memories w/ your loved ones! Pets welcome!
Every design decision made for this ranch-style home with a walkout basement was designed to maximize our guests comfort and enjoyment of the beautiful, serene setting. The house comfortably accommodates 8 guests with 3 bedrooms, 2 full bathrooms, and a fully finished basement but has space to sleep up to 10. The home is in a rural area on dirt roads and comfort navigating stairs is essential for anyone staying on the property.
You will have access to fast WIFI (300+ Mbps) and two Roku TVs with complimentary Netflix and Disney+.
KITCHEN
Feel at home with a fully stocked chef's kitchen that includes all the necessary kitchen accessories needed to cook your meals along with a functional oven, microwave, fridge, water kettle, and coffee machine with complimentary tea and coffee. We provide cooking oil, spices, pots & pans, cooking utensils, a small blender, baking sheets, crockpot, griddle for pancakes and much more.

WALKOUT BASEMENT
The fully finished basement includes a kitchenette with a sink, refrigerator, and gas stove, Roku TV, table for playing games, foosball, Street Fighter, and a giant wall Connect 4. One side of the basement walks out to the deck with a grill and seating for 10. The other side of the basement walks out to the 7-person hot tub.
IN-UNIT WASHER/DRYER
A brand new washer and dryer unit with complimentary detergent are ready for your use.
BATHROOMS
Both bathrooms are full bathrooms. The upstairs bathroom includes brand new stacked washer and dryer. We provide shampoo, conditioner, and body wash.
BEDROOMS
The Master bedroom includes a memory foam king bed, walk-in closet, full length mirror, and view of the lake via the upstairs deck. The second upstairs bedroom includes a queen memory foam bed, large closet, dresser and full length mirror. Basement bedroom includes a full bunk bed and a twin bunk bed and a walk-in closet.
OUTDOOR LIVING
The upstairs includes a covered porch with comfortable seating and a beautiful view of the lake. We have a deck directly outside of the walkout basement that includes a large outdoor dining table, chairs, and a fully equipped grilling area. Out the other side of the walkout basement, there is a covered porch with a 7 person hot tub that gets stunning sunset views.

We can provide a pac n play, baby monitor, and a high chair upon request.

You will have the entire space to yourself. The property has its own private entrance. A keypad code will be provided for self-check-in. If you are looking for a place to be loud and party, this is not the place for you. This is a quiet lake location.
If an issue arises, we are available to come and assist. Otherwise, you won't see us in-person during your stay.
The home will be thoroughly cleaned, but as we allow dogs, please be advised in the event someone in your party has severe allergies.
Three parking spots are included in your stay.
You will need to be comfortable using stairs to access the property.
IMPORTANT: We want to host you, but first, please read the house rules at the bottom of the page to make sure we are a good fit for each other.
> We require a rental agreement to be signed online in order to protect our home and insure all our guests (like you) have a great experience. It's quick and easy!
> No locals are permitted to rent or stay at the house, unless special request is granted.
> Smoking is completely prohibited inside and outside the property. A deodorizing fee will be charged (min $500) if we detect the smell of smoke with our Sentry device.
> We have cameras outside the house as well as RING to ensure the property is protected at all times. There are NO cameras inside the house.
> Because we care about the comfort of our neighbors, we highly discourage loud noise. We have noise level monitors (Minut) at the property (these monitors DO NOT allow us to hear what you say or record you. They are only to monitor volume level)

PETS
We allow up to 3 dogs of 50lb each, for $75 per pet per stay. Pet Fees
At the moment of booking, if you add your pets, VRBO will include the fee for the first pet in the total, and we will request the additional ones afterwards.
If you’d like to bring additional pets, or larger than 50lb, please send an inquiry first for approval.
Other animals, including cats, are approved on a case by case scenario.
RENTAL AGREEMENT, DAMAGE WAIVER/HOLD, ID VERIFICATION AND CHECK-IN STEPS
We're so excited for your trip! PLEASE NOTE: Our listing description and house rules mention that you will be required to complete a Guest Rental Agreement, ID verification, and Security Hold (which is not a security deposit) in order to receive Arrival Instructions to the home. Details of the Guest Rental Agreement can be found in the House Rules.
Important: When cancelling your reservation, the credit card processing fees of 3.9% + 30c will not be refunded.
If booking with a credit card that doesn't match the guest name, you'll be required to provide a written authorization, photo of the ID, selfie, and card showing the last 4 digits of the credit card holder, or reservation will be cancelled.

**PRE-ARRIVAL CHECK-IN (Happy Guest Platform)**
This property requires completion of a brief pre-arrival check-in through a secure third-party platform called **Happy Guest**. This includes:
- Agreement to the Guest Rental Agreement
- Selection of a damage protection option (waiver or deposit if applicable)
Arrival instructions will only be provided once the pre-arrival check-in is completed. Happy Guest is a simple, web-based platform that requires no app download and takes just a few minutes to complete.

**1. MAXIMUM OCCUPANCY**
Guest must accurately disclose the number of adults, children, and pets in the booking. This number applies to both overnight and daytime visitors. Unauthorized over-occupancy may result in eviction without refund.
**2. NO SMOKING OR VAPING INDOORS**
A $500 fee applies for indoor smoking or vaping. Outdoor smoking is permitted only with windows and doors closed. Guest is liable for odor or residue removal costs.
**3. PET POLICY**
Pets must be pre-approved and disclosed in advance. An Animal Addendum is required for all pets, emotional support animals, and service animals. Unauthorized animals may result in eviction and fees.
**4. DAMAGE POLICY**
Guests must choose between a refundable deposit or a non-refundable damage waiver. Guests are responsible for any unreported or excessive damage, missing items, or extra cleaning.
**5. CLEANLINESS**
Guests are expected to maintain the home in a respectful condition and report any cleanliness issues within 24 hours of arrival.
**6. NOISE & QUIET HOURS**
Quiet hours are from 10 PM to 9 AM. Excessive noise or neighbor complaints may lead to eviction.
**7. PARKING**
Parking instructions and capacity are listed in the property description. Unauthorized parking or exceeding the limit may result in fines or towing.
**8. LOCK OUTS / KEYS**
Keyless codes are active during your stay. Lost keys or lockouts may incur up to a $150 fee.
**9. LINENS & SUPPLIES**
Please refer to the listing for what is provided. Only flush septic-safe toilet paper. Plumbing damage due to misuse will be charged to the guest.
**10. ISSUES OR COMPLAINTS**
All issues must be reported immediately and within 24 hours of arrival. Guests must allow the host an opportunity to resolve any problems before requesting outside intervention or refunds.
**11. REHOUSING & REFUNDS**
No refunds or reimbursement will be offered if a guest chooses to vacate the property early or declines offered solutions.
**12. CANCELLATION POLICY**
Our cancellation policy applies regardless of reason. Guests are strongly encouraged to purchase travel insurance.
**13. SUBLETTING / THIRD PARTIES**
No subletting or third-party bookings allowed without prior written approval.
**14. CAMERAS & TECH**
There are no indoor cameras. Outdoor cameras, smart locks, and safety devices may be present and must not be tampered with.
