The Space:
The pool is usually serviced on Tuesday.
5 beds: 1 King, 2 queens, 2 twins (one is a trundle bed and the other is a roll around twin that you can put where ever you like). Open concept home with easy access to shopping, grocery, and highways. There are several drive through coffee spots and 2 large grocery stores less than 1.5 miles away. The mall is about 6 minutes away. We supply starter firewood and charcoal. Each bedroom has a closet with hangers. Each room has a suitcase rack as well. The pool is not heated, so it just depends on the weather and time of year, which can go either way. We have parking for 4 cars. The almost new detached hot tub is always on. There are a couple lounge chairs and there are stools around the outside covered patio table. Each bedroom has a TV, and there is one in the living room and 2 in the game room. The game room has the following: many arcade games, 8 foot pool table, foosball, and a Blackjack table. Close to shopping, groceries, and only 2 miles to a water park and golf. We are very close to North Richland Hills High School if you want to get distances to any venues. We are less than 4 miles to several parks.

This guest was not happy with us before they ever arrived. Thy told us they bought tickets for the wrong date, for what brought them to town. So they wanted a early check in and a late check out. Unfortunately, we could do neither, as we had guests checking out on the day of arrival, and checking in on the day of check out. We have never had a cleanliness complaint with our current housekeeping team.
We had a family of 10 and this house was perfect. 4 of us had to attended a medical conference for the weekend leaving the guys with all the kids. This house provided space and lots of entertainment for all ages. The host was easy to contact and very accommodating. I definitely will stay here again.

The couch in the game room has never been in the bed count, and never will be in the bed count. That’s why it didn’t have any linens on it. If you wouldn’t have brought twice as many people as you booked the house for, you wouldn’t have needed additional beds. At the time of me writing this response, this home has 89 reviews on that “other” travel site, with a 4.91 average, and I can’t how many people keep coming back.

Not a great experience.
We arrived late as we drove up from Lake Charles. That night temperatures dropped into the 30s. Temperature inside the house also dropped to 51, despite trying to adjust the thermostat. The owner's daughter tried to help but the conclusion was that the thermostat was broken. The owner did eventually drop off space heaters around 4 am, but we didn't know this until we woke up. A repairman came that morning, but waiting on him really messed up our plans as our friends only had a day to spend with us. The owner refused compensation for us. He cited our late arrival, the presence of a space heater in the game room (we were unaware of ) and suggested we could have built a fire despite the lack of available firewood. As experienced property managers ourselves we know issues can happen, but the owner's refusal to offer any resolution about our stay was disappointing. The blame was put on us for not finding a different heat source, rather than the fact the rental had furnace issues and we had no heat. The property's listing had clearly indicated heating was available and we wouldn't have paid over 500 a night on overall cost for a place that did not have heat. Because he brought up the other sites' reviews so many times we went and looked at the listing. We noticed we are not the only ones that month ( November 2024 ) that had experienced no heat issues with one of his properties. They were not compensated as well. This might be a great home for a family, but we will not be back.

When I left that afternoon, the temperature was 70 in the house, prior to their arrival. Not only was there firewood in the Fireplace, the fire pit, and stacked in the back yard, there were multiple space heaters around the house. We have space heaters at every house, because we understand that guests prefer different temperatures. A couple hours after they messaged us, we dropped by more space heaters. When they left, we counted 7 space heaters! The home is very well insulated, so a few space heaters will do the trick. My hope had been that they would be able to figure out how to plug those in, but I was wrong. I guess I should have built a fire in the fireplace for them too.
Great outdoors area. The home was very well appointed and comfortable. The host was very easy to communicate with and very friendly. We would definitely stay there again. Great Place.
