Our preferred, upper, end unit, two bedroom Seabrook Island High Hammock Villa has been furnished for you to enjoy a casual, comfortable beach vacation. Master bedroom has queen size bed, guest bedroom has a full over queen bunk - all beds are fully encased memory foam mattress systems. The kitchen is equipped with quality cookware, and the dining area provides seating for six. Amenities include ROKU TVs with Sling TV streaming service in both bedrooms and living room along with free WiFi Internet. Relax on our palm and live oak tree shaded deck, or walk or bicycle to nearby beach access (nearest beach access walkway is about 700yds).
Included with your rental are bicycles to greatly enhance your ability to explore Seabrook - just let us know number and sizes needed, and we will deliver them to the villa prior to your arrival. As local bike rental companies charge nearly $60/bike/week this translates into a nice added value for our guests.
Included is use of the Seabrook Island Property Owners Association Lake House facility - no fees for outdoor pool, playground use, - fees apply for indoor lap pool/fitness center use. While access to Seabrook Island Club facilities are NOT available with the rental, nearby Kiawah Island offers 5 golf courses open to the public along with both tennis and pickleball courts also open to the public. The Seabrook Island Equestrian center offers horseback riding open to the public.
Importantly, we are "hands on" managers - living full time on Seabrook Island - our home is barely 1/2 mile from our High Hammock Villa. Thus, we have the opportunity to closely oversee the unit, personally inspect it before your arrival, and are nearby should there be any questions or concerns during your stay.
Just beyond the Seabrook entrance gates are Bohicket Marina featuring restaurants, several shops, charter fishing and wonderful sunset views from the marina courtyard, and Fresh Fields Village with extensive shopping, restaurants, grocery, and many free entertainment events on the Village green.
Few vacation communities along the Atlantic coast provide the overall ambiance found at Seabrook Island. Once inside the gates, the pace of life slows dramatically, and allows for true relaxation and renewal. We had a wonderful stay at High Hammock on Seabrook Island and would come back in the future. The unit was clean and ready when we arrived. The owner, Gary was very accommodating and we were appreciative of him loaning the beach chairs and bicycles while on our vacation.
A wonderful condo with all we needed and close to beach access. Amazing communication with property owner throughout! We would definitely stay here again!
Had a wonderful weekend stay! Easy access to the beach and everything on the island was so relaxing and peaceful. It was just my wife and I on this trip, but you could easily bring two kids with and feel comfortable in the condo. Historic Downtown Charleston is about a 45 minute drive and it’s an easy drive that we did everyday. There a few restaurants and shopping a 10 minute drive from your front door. I’d definitely return here, plenty of adventures await.
Great communication with owner/manager and the bikes they gave us to use were just great to have. Good location just a short bike ride to anywhere. Home was clean for us on arrival. Quiet at night and good beds.
Good rates for a nice place to stay on the private Seabrook Island which has beautiful nice private beaches to play on, run down, and watch dolphins.
We enjoyed eating out on the patio and watching the squirrels and other wild animals play.
The bicycle were so great with an attachable cart to drive with our stuff to all the beach accesses.
Very relaxed Island and overall the people there seemed nice.
My family and I spent a week on Seabrook. Gary was in very good communication with us through the whole process, left bikes for us to use and helped us get acquainted with the island since we've never been there before. Easy process. We had a great stay. Thank you
This villa was just about perfect. Location was great, easy walk/drive to beach and beach club parking. Villa was exceptionally clean with everything we needed at our fingertips. Gary (host) communication was spot on. We had zero issues. Would definitely stay again on our next trip to Seabrook.
Enjoyed our stay at Seabrook Island. The unit was just right for us and equipped with everything we needed. Our host the Holtz's were great and responded quickly when we had questions. They supplied us with bikes and amenity cards. The unit was convenient to the beaches. Thanks for a great stay.
We really enjoyed the location of this condo and attentiveness of the owner. It was a great option for our family of four. The amenities card provided access to the Lakeside Pool which was very nice but you do have to drive to get there. Beach access is closer than the pool and a short bike ride away. Seabrook Island is a favorite vacation spot and this condo did not disappoint.
Communication with Gary was great and everything is exactly as portrayed by the pictures and description. Villa is tucked way in on the island a short walk to the beach or bike ride to the equestrian center. Surprisingly there are no walking or bike trails but car traffic is light enough that this isn’t a big issue. The villa gets great natural light and beds were comfortable.

Property is run down a bit and looks like a DIY home fixer job was attempted. Thresholds not staying down, wood trim pieces not secure to wall, delaminating front door, secondary lock not even able to be used making simple turn lock feel unsecure, holes in walls from not having doorstops, doors not staying open (hung crooked?), Sheetrock tape bubbling and black, dirty walls, etc. On the plus side, owner provided bikes and a trailer and allow an extra 2 hours at check out. Linens were clean, ample cook ware. Lots of dust on surfaces (like cabinet door frames), stained couch cushions, a dirty garbage can I noticed when I changed the bag (dirt was below the bag and not from this trip), crumbs on the rug just give the overall feeling of low standards of cleanliness.
Gary is among the best communicating and most responsive hosts we have ever stayed with. He regularly checked in before our stay to make sure we knew how to check in and then took care of small issues we had during our stay. The bicycles he makes available are game changers as we rarely moved our vehicle the entire week we stayed. He also provided a cart which was awesome when going to the beach with towels and other things. The unit is ideally located close to several beach access points, and is just right for a family of four.
Gary is extraordinarily attentive. He checked in with us multiple times throughout the process of our rental. When one of his beach chairs broke, he had two new ones delivered to us within hours. The bicycles provided were a great bonus. During our stay, he contacted us about an upcoming concert on the Village Green as well as other events. The villa was immaculate and more than enough room for the two of us. We thoroughly enjoyed our stay in his peaceful spot.
This condo is neat, clean and well-appointed. Maps of the island and the various beach spots are clearly displayed in the condo, making island navigation easy. The owner, Gary, provided bikes on request, which really made our trip. He even had a small trailer attached to one bike-perfect for our small daughter and hauling things to and from the beach (a short bike ride away). Gary even emailed me information about a sea turtle inventory during our stay. We attended and we got to watch sea turtle hatchlings make their way to the ocean! Another fun activity was feeding the horses carrots in the afternoon at the Equestrian center on the island. I called them and they welcomed our visit any afternoon. Overall great visit and the owner is extremely accommodating and responsive.
Gary was great with communication and taking care of things. The property is a short walk to the beach, where there are amazing sunsets. The "guest pass" is a HUGE plus if you like to swim and workout. The outdoor lap pool was the best. The condo is just as pictures and write-up describe.
I highly recommend checking out the dolphins at low tide, it's worth the walk, it's really amazing.
I would have given 5 stars except for the fact that the unit had fleas. Gary was on it to get it sprayed as soon as I let him know. It was just a bummer because it meant spraying down the car, clothes and bags hoping not to bring any home.

Given that we don't allow pets, your report of a "flea" issue was surprising. As you did mention, we responded immediately, and while not identifying an issue, treated the entire unit with special emphasis on the area of your greatest stated concern - the exterior deck area. One of Seabrook's most appealing aspects is the dense green environment. An environment that we share with many creatures "both great and small". Occasionally, some of the very smallest, when outside conditions are just right, can be more prevalent, and some will find a way to invite themselves inside through any opening or even an open door/screen. The best we can do is minimize their impact on your enjoyment when it occurs.

In advance of our trip to the Charleston area, we were looking for a comfortable, well-located base from which to travel in our adventures. This property not only met these requirements but greatly exceeded them.
From the time of booking, throughout the process including our arrival and departure, Gary was the ultimate host. He was extremely helpful and prompt to all of our questions and provided recommendations. The property was clean, well maintained and stocked.
The bikes that Gary generously provides with the property were fabulous and allowed us to explore Seabrook Island. Our 9-year-old son said that the morning and/or evening bike rides were his favorite part of the entire trip. Seabrook island is beautiful and we were able to take advantage of the local beaches. We were even lucky enough to see the Dolphins strand feeding.
We explored other parts of the Greater Charleston area and the property provided the perfect base to set out from. At the end of each day, it was wonderful to return to Seabrook.

The good:
- Seabrook is a fantastic location and very quiet for families. Pool and beach were easy to access.
- Owner was VERY and close by.
- Top floor property, vaulted living room and porch create spacious feeling.
- Free access to Lakehouse pool.
- Great price point.
- Kids LOVED the bunch beds and had plenty of sleeping room.
What could improve:
- TVs are outdated and slow. Internet connection is fast, but kind of wasted on slow Roku/TV set. Master TV has to “warm up” kind of before starting. We don’t really use bedroom TVs, but noted bc others might.
- Beds are super comfortable in my opinion. Latex or foam mattress on them, could be upgraded.
- Owner is not a club member, which means you CANNOT get an amenity card and therefore you cannot access the beach house pool, unless they’re with another family or owner with access.
Overall
Great location, place had all we needed. Doesn’t have top end type of finishes, but clean and affordable. Owner cares, brings bikes, communicates, and is local.

The villa is in a great location on Seabrook Island, and we appreciated that it came stocked with useful essentials like spices, cooking oils, and paper towels to get us started. That convenience made settling in much easier. However, there were two major issues that significantly impacted our stay. First, it’s important for potential guests to understand the difference between the Seabrook Island Property Owners Association amenity card (which is included) and the Seabrook Island Club amenity card (which is not). Without the Club card, you do not have access to the Beach Club pool, Pelican’s Nest restaurant, or the coffee and ice cream shop located at the beach. This came as a surprise to us, and it’s something others should be aware of before booking—especially if those amenities are part of what draws you to Seabrook.Second—and far more serious—was the condition of the bedding. The bedspreads looked soiled when we arrived, though they appeared clean after we washed them ourselves. But the removable mattress cover was extremely stained with what looked like bodily fluids, including urine and blood. This was absolutely unacceptable and frankly disturbing. It raised serious concerns about cleanliness and hygiene, and we shouldn’t have had to deal with it during our vacation.Another thing to concider is that the rear balcony door does not have a working lock. The location and setup of this villa have a lot going for them, but the cleanliness standards need serious attention.

We are sorry that you were disappointed with your stay at our villa. As your experience seems to have been quite different than that of the previous 100 reviewers, we feel obligated to add a few comments.
There are, indeed, two separate activity venues on the island - the Seabrook Island Club and the Seabrook Island Property Owners Association Lake House facility - each excellent in their own way. Our rental includes access to the Lake House facility. The property description listing on VRBO is very specific regarding this - even enumerating the particulars of what will be found at the Lake House - an outdoor pool, an indoor lap pool, fitness center, playground, basketball court. In addition to the VRBO property description, each rental guest is provided with a several page correspondence prior to arrival that reviews the details of the rental - from what condiments will be found in the kitchen to listing golf, tennis, shopping availability outside the gate to listing again that we provide access to the Lake House and the specifics of what will be found there. You received this follow up correspondence on April 18 - fully two months in advance of your arrival. - and were encouraged to contact us if there were any questions. Thus, we are puzzled that you indicate "surprise" that the rental provided access to the Lake House rather than the Seabrook Island Club.
We are full time residents at Seabrook living literally "around the corner" from the villa so can respond quickly to any concerns. We manage the villa ourselves - are present at, and participate in, all changeover cleanings including the preparation for this visit. All linen sets for each guest arrival have been laundered with a cleaning process that includes a 15 minute disinfectant rinse. We make up the beds ourselves - a practice that allows us to observe any concerning conditions. When we were contacted during your stay regarding lack of access to the Seabrook Island Club, there was no mention of any disappointment regarding "cleanliness" - so could not respond to concerns now raised after departure.
We strive to provide a clean, comfortable, casual base for enjoyment of Seabrook Island. A goal attested to by over 100 reviewers. You arrived with the expectation that you would have access to the Seabrook Island Club rather than the Lake House facility obviously causing you significant frustration - perhaps coloring your view of the villa. Frustration that could have been avoided had the information provided prior to your arrival been reviewed.
The property was well cared for with lots of amenities. It had perhaps the best stocked kitchen I've ever had in a vacation rental. The owner was extremely helpful. The appliances were first rate. You couldn't ask for more.
We had the best time at Seabrook, Gary was very accommodating and checked on us throughout our stay, the condo was clean and comfortable, the location was perfect and the bikes and bike cart for the beach stuff was a game changer!! Will definitely be staying again!!
