Awesome stay, great price. Location is close enough to Centro to walk. Only warning is to check the schedule of the church across the street. On certain holidays they rage all night and into the morning with fireworks and brass bands.
Lots of steps but the views were worth it. The garden area needs a ton of attention but it has great potential. The accommodation itself was cobble together with lots of odds and ends and extension cords. This place could be fabulous with better lighting and window cleaning. But all in all we enjoyed the stay.
Lovely space. Lots of light and wonderful views. Lots of birds chirping. Even a little neighborhood cat to greet you. super cute barrio and very walkable to all Xochimilco, Reforma, Jalatlaco and Centro. Great communication. Clean. All the necessary amenities. Loved it. Would definitely stay again!

If you are a creative and you don’t want a top of the range hotel but you want a real space as a living / studio this place is in a stunning part of Oaxaca and is a great size with views.

I stayed here last November and had such a good experience I returned for a month long stay. The grounds are beautiful and lush with many trees and bushes giving it a lot of shade. The loft is very open and airy, comfortable. The property manager Juan is extremely friendly and helpful. He made sure to come in weekly and clean everything, including fresh sheets. I highly recommend staying here.
The property is as described, spacious, bright and charming, and the neighborhood is great. The caretaker, Juan, is wonderfully kind and helpful. However, the owner, Juan Carlos, never reached out to me when I was injured in the apartment. He has a stairway to the sleeping loft with a handrail that stops short of the bottom three steps. It is too dark in that corner to see the stairs at night, and I fell. My leg is injured badly and will take a long time to heal, if ever. I spent a lot of money for medical care there and my trip was ruined. Juan was helpful, and I hope he is being paid well, but Juan Carlos said nothing. At least he can extend that handrail and have a light by the steps so it doesn't happen to anyone else.
No pride of ownership. Seems the place was just patched together with whatever materials and furniture they could scavenge. No curtains on the giant windows. Some broken rattan window covering and sheer curtains on one side of the bedroom/loft which provided little privacy. No light blocking to speak of so sleeping in was not an option. Ran out of water twice which meant no showering or using the toilet until the property manager refilled the cistern. Hot water was not always available during shower. Electrical outlets and interior lighting are in short supply. Good luck seeing at night because the lighting that is there is quite dim. Also no lighting in the yard at night so a flashlight is necessary when walking on the cobblestone ramp to get to the stairs. Overgrown plant by the stairs should be cut so as to not be in the way of the stairs. Weekly housekeeping we were promised was treated subjectively at the convenience of the property manager. Mouse or rat droppings in the upstairs landing and under the stairs. Complained about giant flies in the house which was fixed by the property manager by duct taping the rusted bathroom screen.This unit is part of a compound with other tenants including one space that has a toilet that is exposed and made the area smell. We really gave it a try but could not stand to stay longer than two weeks of our one month reservation so we just left. We recommend putting your money towards a better rental.You get what you pay for. Sad.
