Located in Boca de Iguanas, La Manznailla, Jalisco, Mexico, Avoceta 201 is a beautifully appointed ground floor unit situated in a lush tropical garden setting overlooking gorgeous Tenacatita Bay. Only six units in this building located in a small unique resort nestled at one end of one of the most beautiful beaches in all of Mexico makes this quiet secluded location the perfect tropical getaway.

This 1990 sq.ft. beautifully appointed residence has 2 master bedroom suites with ocean and garden views. The kitchen is fully equipped with stainless steel appliances, custom cabinetry and granite counter tops. Combined with an open floor plan and ocean view you have a perfect setting for entertaining. The outside living area is perfect for gazing at the ocean, watching the abundant bird life in the mangrove just yards away or perhaps a siesta.

Everything was first rate. Such a beautiful, quiet location and extremely tasteful and lovely interior design with wonderful amenities. The manager, Nellie, was particularly gracious and helpful.

A lil slice of Heaven

I hate to tell anyone how great this lil slice of heaven is cause I want to be able to come back and back. Thank you Rick and Cheryl for a beautiful condo and Nely, of course, is a jewel. She was always available for whatever we might have needed. Resident cat was a treasure. The beach was sublime, littered with drift wood from a recent storm, which gave me lots to do since I am artistically minded. The internet was spotty in the casa however, we needed a break from it all as we had no cell service either. So all in all it was a much needed break. Thank you and can't wait to come again.

Great location for a getaway

The condo was perfect for 2 adult couples looking for a secluded beach getaway. Both bedrooms were large with an attached bath. It was clean and well stocked for cooking in. Nellie the manager was very helpful. The beach is easily accessible and we walked all the way to La Manzanilla. There is a small tienda steps away, very convenient. And there are two restaurants with good food that you can walk to. Lots of birds, and also iguanas! Very relaxing.

Beautiful hideaway perfect for 2 couples

We were very impressed by how well and tastefully this 2 bedroom/2 master bathroom condo was decorated....there were beautiful Mexican touches everywhere. The location is unbeatable at the North end of a wide, sweeping, 5 km long bay. The flat beach and soft sand made for easy playing in the surf. In front of the condo is a broad lawn area with palm trees which borders on the estuary of a mango swamp. The beach is in front and there is a restaurant on the beach and another very nice one about a 5 minute walk along the shore. We do have two minor complaints. Although we arrived with a confirmed reservation, Nellie, the house keeper was not expecting us for two more days.....some miscommunication between herself and the owner. We explored the area while Nellie got everything ready. The other complaint has to do with the air conditioner in the largest bedroom....it needs to be replaced as it rattled and made loud clunking noises. The other 2 air conditioners worked well and we do understand that the noisy one will be replaced soon. We hope to return one day soon.

We enjoyed our stay at your condo very much. It is beautiful. I would just like to comment we were expecting a nicer pool area and restaurant - but the beach, the color of the sea and your condo made up tenfold. I would like to return sometime in the near future! Jessica. PS. The croc is still living in the mangrove :D we caught a glimpse of it!

No tiene alberca y su publicita como que sí la tiene

Hermosa casa (igual a como sale en las fotos), lo mejor es su ubicación, la amabilidad de Nellie (la encargada). El problema es que en su promoción dice "alberca compartida", e incluso en las fotografías que publican está una de una alberca, sin embargo, ésta no pertenece a los condominios, sino que se trata de la piscina de un restaurante cercano. Conociendo que NO tiene alberca no la hubiera alquilado. Me parece que es todo un engaño

Very attractive and comfortable apartment with ocean and lagoon view.

Rick's place is almost ocean front, and from his covered patio there is a lovely grassed area adjacent the lagoon, which occasionally has crocodiles, but attracts considerable different species of birds. Immediately beyond the lagoon there is a sandy beach and the Pacific ocean. There's always the soothing sound of the birds and the ocean. The unit has two master suites, each with its own special features including a large walkin shower, and one also has a large soaker bathtub. That suite also has a wall mounted TV, easily visible from the comfortable king size bed. It has Satellite channels, mostly in Spanish, as well as music channels including a great Classical channel. There's also a DVD player and wide selection of movies, while there are also numerous novels which are useful when lounging on the patio, or on the two chaise lounges on the lawn, or even for taking onto the beach or the infinity pool area next door. This is readily accessible over a wooden bridge, and the bar/restaurant has typical Mexican snacks for sale Lots of storage space, both in the two bedroom suites and also in the laundry room just off the kitchen / dining area. Can't wait to come back to Rick's place in La Manzanilla.

BOCA DE IGUANAS 2017

Very nice stay, unit is nicely decorated, location is excellent and people couldn't be more friendly. The peacefulness of the area is welcoming, the weather fantastic, absolutely would recommend to anyone wishing to relax in style and enjoy the local culture of Mexico minus the hustle bustle chaos of a tourist destination.

WOW ! Just got back from spending a week at this Beautiful Luxurious Condo ! This condo had everything you could need & the location to the Beach was Fantastic! The gardens at the property were immaculate ! Nellie the House keeper took excellent care of us ! The owners were so helpful & kind. Seriously cannot wait to go Back :)

Wonderful!

The Condo is wonderful. Owner was easy to contact, very helpful, knowledgable and kind. Housekeeper went out of her way to accommodate us and was a pleasure to have around. Neighbors are kind, fun and generous. Beach is beautiful. The beach is perfect with boogie boarding waves that my 5 year old mastered. The pool at the restaurant is lovely and simple. Well worth eating a meal at the restaurant to use the pool. We could not have had a more perfect trip!

We had a great visit

The condo is very spacious and very comfortable for four adults. You have a great ocean view but you do have a short walk to get beach access. The beach is awesome-great for small children-shelling and long, long beach walks. The owners are great to work with-we only stayed for 4 days for golf at nearby El Tamarindo which is one of the most beautiful golf courses in the world along side Pebble and the Teeth of the Dog. It has seven ocean holes. We plan to return for a longer trip next year. There is a fabulous restaurant Chantil Mare five minutes away-very reasonable-off the chart food directly on the ocean. It is one of our favorite restaurants in Mexico and we have many here in PV where we live most of the year.

Peaceful and Clean

The condo is nice and clean. You will need a vehicle to reach the condo because it might be hard to reach if you are not familiar with the area. The condo was kept clean the maid, Nelly, who is pleasant and eager to help in anything she can. Overall it was a comfortable stay but I the only complaint would be the access to the beach. The house has a side door that allows for a straight walk to the beach; however the water from the lagoon which is said to have a few crocodiles was blocking the pathway. So we had to walk around about a 5 minute walk to reach the beach. It wasn't a big deal but walking with beach items and two kids it can get tiresome.

It is rare that the path to the beach is blocked by high water. This can however happen during the rainy season or just after a storm when the mangrove is very full. The gate to the path however does still allow access to the beach through the adjacent property.

Peaceful Romantic Retreat

My wife and I, energetic city-type people, never thought we could spend more than a week at the beach without going stir crazy. Wrong! We stayed here in Boca de Iguanas for nearly a month this past winter. Did we get cored? I don't remember. Day by languid day we simply shifted into a mellow gear neither of us thought we had. The condo was drop-dead beautiful, impeccably clean and (speaking as one who loves to cook) better equipped, kitchen and pantry wise, than any rental we've ever visited. Nelly, their maid, not only kept the place in tip-top shape, but was eager to answer any questions or solve any problems we might have had. Although La Manzanilla, a classic Mexican beach town, was a pleasant 45 minute beach walk away, and the resort's gorgeous serpentine, infinity pool only steps away, many days we never even left the condo, watching the iguanas, reading, napping or sipping a Corona. If your stress level has gotten dangerously high, we'd highly recommend this Boca retreat.

Rick and I have been coming to Mexico for 30 years and once we discovered this location we knew we would never find any place more beautiful than this. We love the people, the culture and of course the wonderful winter weather. We have spent the last three winters here at the beach. We are just now beginning to rent out our condo and travel more ourselves. We hope you enjoy this unique and beautiful place as much as we do.

Why they chose this property

This is without a doubt one of the most beautiful and unspoiled locations in all of Mexico. The bay itself is home to whales, dolphins, sea turtles and an abundance of fish and sea birds. The expansive white sand beach in front of the condo stretches 4 miles down to the quaint little fishing village of La Manzanilla where you will find numerous restaurants and grocery stores. There is a small store next to the resort that carries some basic necessities, however, since we are 4 miles from town, we do recommend that you have a rental car for your trip although taxis are available in the area.

What makes this property unique

The condo sits at the mouth of an estuary that empties into the bay. So there is a terrific view of the beach and ocean as well as the opportunity to view the abundant bird life that the estuary draws. We walk every morning on the beach and generally see very few people, but do occasionally see whales and dolphin. Nature at its best. There is a beautiful pool on the beach property next door. They do charge 200 pesos per day per person however if you buy something to eat at the little restaurant next to the pool there is no charge.
