The Space:
To complete your reservation, a contract will be sent to you after reservation.

- Book 7 nights or more and get 5% to 10% taken off automatically. Certain dates restriction.

For your comfort, we provide the following:
- The villa is fully furnished & completely equipped with linens and towels.
- Welcome amenity provided:welcome amenity, shower gel, original nespresso capsules for your fist day.
- Free Wifi.
- Sonos System
- Starz, Showtime, sports channels and more in every bedroom and living room. 5 TVs total. 75" TV in the living room.
- All TVs are smart TVs with access to netflix.
- Wire internet available for business meetings.
- The pool company comes once a week to clean the pool, usually on Wednesday, mid-day. Landscaping comes every 2 weeks, usually in the morning.
- Additional Housekeeping can be provided at an extra cost. Please contact the Property Manager for more information. We require an additional cleaning for stays over seven days to maintain the quality of the villa.
- Children welcome.

Rental Policies:
- Our bookings require a minimum age of 25 years old.
- Check-in time: 4PM, check-out time: 11AM
- Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply.
- No parties, no drugs, no exception. Please refer to the rule of house on the rental agreement.
- No RVs and no commercial vehicles allowed to park.
- We do not work with agents and the house should not be advertise anywhere else than this listing. No sub-renting allowed.
- smoking is allowed outside only. $100 will be charged if the house has a smell of smoke.

We are thankful to be allowed to do short term in this neighborhood but ask that you respect our neighbors but following our house rules.

Guest Access:
The entire villa is yours to enjoy except one closet in the master.

The Neighborhood:
Very safe and quiet neighborhood. House is gated. Please be respectful to the neighbors

Getting Around:
Around 20 min for all central locations: airport, South Beach, Aventura. Around 10 minutes from Bal Harbour Shops and the beach.

Other Things to Note:
Noise
The Property is a residential neighborhood. Excessive noise at a level that disturbs the neighbors is prohibited. Code-Enforced Quiet Hours. Compliance with Code-Enforced Neighborhood Quiet Hours of 10 PM - 8 AM is required and the Guest is for any fines resulting from a violation. Music. Guests are prohibited from having a disc jockey (DJ) or live music on the Property, including inside the Property, outside, in the garage, and in any covered areas. Music devices, other than the provided Sonos, are prohibited.

Interaction with Guests:
Property Manager is available most of her time except night time.
