Waterfront Seattle Estate: Gym, Views, Sleeps 8

4BR/2BA | Waterfront Estate | Sleeps 8 | Dog-friendly | Private Gym

Perfect for World Cup fans, our rare waterfront sanctuary on Puget Sound features panoramic views and a fully equipped private gym. Skip the downtown chaos and enjoy a scenic, traffic-free ferry ride directly to the stadium. Wake to bald eagles riding thermals over the water and watch deer wander our one-acre curated garden at dusk.

Welcome to The Pearl, where life genuinely slows down.

Play
Skip the Seattle World Cup Traffic!

Forget highway gridlock and stadium parking. Three effortless ferry routes connect you directly to the action:

The Kingston Fast Ferry (passenger only): 40 minutes to downtown Seattle's Pier 50, then a flat scenic walk straight to Lumen Field.

The Bainbridge Island Ferry (vehicle and passenger): 35 minutes to the downtown waterfront, steps from Pike Place Market and pre-match festivities.

The Edmonds Ferry: 30 minutes, ideal if you are driving into the region.
Experience the world's biggest sporting stage by day. Come home to your own private waterfront sanctuary by night.

Six FIFA World Cup matches come to Seattle between June 15 and July 6, and The Pearl is the perfect distance away: close enough to feel the electricity, far enough to return home to silence.

Move
A fully equipped private gym in a detached structure with weights, cardio, and everything you need for a full workout without leaving the property.
A dedicated bonus room with water views serves as the perfect yoga or meditation space.
Beach access and kayak launch are minutes away. Hiking and the Hansville Greenway trail start right at the gate.

Restore
Enjoy panoramic Sound and mountain views from every main living space. A fireplace for evening unwinding. A spacious deck overlooking the lawn and garden, with seating for eight facing the water. Resident hummingbirds, eagles, osprey, and the occasional deer make every morning feel like a wildlife sanctuary.

Sleep
Four distinct sleeping spaces for up to 8 guests, each thoughtfully designed:

Primary Suite: Queen bed with a personal patio overlooking the Sound. Wake to water light every morning. The adjacent bathroom features a bathtub with panoramic Sound views - a guest favorite.

Second Bedroom: Twin beds facing the garden. Perfect for kids or a pair of solo travelers.

Third Bedroom: Queen bed with its own separate entry. Ideal for guests wanting extra privacy.

Loft: A sun-drenched space with skylights, expansive Sound views, a queen bed, and room to spread out. Another guest favorite.

Nourish
A freshly renovated kitchen with a brand new 10-foot picturesque butcher block island, designed for wholesome, unhurried home cooking for a crowd. The house is group ready. With two separate kitchen areas, the main island for entertaining plus a second prep kitchen with a waterfall faucet and coffee station in the back, mornings never feel crowded. The dining table extends to seat eight, perfect for slow dinners with people you love. Step outside to the deck for al fresco dining under string lights facing the lush garden, or in the backyard with the Sound as your backdrop.

Explore
5 minutes to Hansville's beautiful beaches and Norwegian Point Park.

20 minutes to Poulsbo, a charming Scandinavian waterfront town with cafes, bakeries, and boutiques.

Three ferry connections to Seattle: Bainbridge Island (35 min to downtown waterfront), Kingston Fast Ferry (40 min, passenger only), Washington State Ferry to Edmonds (30 min crossing).

Point No Point Lighthouse, the oldest on Puget Sound, just down the road.

Foulweather Bluff Wildlife Preserve with orcas, humpbacks, harbor seals, and river otters a short drive away.

One acre of private botanical garden, resident hummingbirds, eagles, osprey, and the occasional deer.

Mount Rainier, Mount Baker, and the Cascades on the horizon.

Getting Here
Directions
We always enjoy the scenic ferry trip! Downtown Seattle is about 35 minutes by the pedestrian-only fast ferry, and about 1 hour total by the car ferry. The house is about 20 minutes from the Kingston Ferry Terminal and 35 minutes from the Bainbridge Ferry Terminal.

Check ferry schedules at the WSDOT website (car ferry) and Kitsap Transit website (fast ferry) - summer weekends fill up fast. We also recommend downloading the WSDOT app for real-time ferry updates and wait times.

If driving, we are about 1.5 hours south through Tacoma then north up the Kitsap Peninsula via the Tacoma Narrows Bridge.

There is ample parking on the property for at least 3 cars.

Directions from the Edmonds-Kingston Ferry (departing from 180 Second Avenue S, Edmonds, WA):
Turn left onto Main St and take the Edmonds-Kingston Ferry
Exit the ferry (and maybe grab some crepes at J'aime Les Crepes!)
Take a slight right and head north on NE State Highway 104
Continue on NE State Hwy 104 for 2.6 miles
Turn right onto Hansville Rd NE - need some groceries? Look for the Safeway Store on your right just as you turn
Continue for 7.5 miles and take a slight left onto NE Twin Spits Rd - Norwegian Point Park on the right, USPS, Hansville Community Church, and Greenwoodes Farm on the left
The property is on the right about 1.1 miles down, approximately 3 minutes from the turn.

Directions from the Bainbridge Island Ferry Terminal:
Exit the ferry and at the roundabout, take the second exit onto State Highway 305 NE
Continue on Highway 305 NE for 6 miles (about 11 minutes) to the Agate Pass Bridge, a beautiful crossing worth slowing down for
Cross the bridge and after 0.2 miles turn right onto Suquamish Way NE
Continue for about 1.6 miles and take a slight left onto Augusta Ave NE, which becomes Millar Bay Rd NE
Continue on Millar Bay Rd NE for 6.2 miles (about 10 minutes)
Cross the intersection onto Hansville Rd NE - need some groceries? Safeway is on your right just at the intersection

FIFA WORLD CUP
Attending FIFA World Cup 2026 in Seattle? The Pearl sleeps 8 and is perfectly positioned for match days. For groups, The Pearl works out to around $80 to $120 per person per night depending on group size and match dates, less than a standard Seattle hotel room, with Puget Sound as your backyard.

The space is group-ready. Two separate kitchen areas, a brand new 10-foot butcher block island for entertaining, plus a back prep kitchen with its own sink and coffee station, so 8 people can fuel up and head to the ferry without the morning chaos.

After the final whistle, come home to Puget Sound, the Adirondack chairs, and the kind of quiet that resets everything. A rare find for the summer's biggest event.

Getting to the Match
Three ferry options to choose from:

Option 1: Bainbridge Island Ferry (recommended for downtown Seattle access)

Drive 35 minutes to Bainbridge Island Ferry Terminal
Ferry directly to downtown Seattle waterfront (35 min crossing)
Walk to Pike Place Market, Seattle Center, or short ride to Lumen Field
Perfect for combining match day with Seattle sightseeing
Search "Washington State Ferries Bainbridge" for schedules

Option 2: Kitsap Transit Fast Ferry (recommended on match days)

Drive 20 minutes to Kingston Ferry Terminal
Fast Ferry to downtown Seattle (40 minutes, passenger only)
Short walk or ride to Lumen Field
Allow extra time on match days - ferries can fill quickly
Book return ferries in advance as they sell out on match days
Search "Kitsap Transit Fast Ferry" for schedules and tickets

Option 3: Washington State Ferry (WSF) to Edmonds

Drive 20 minutes to Kingston Ferry Terminal
WSF car ferry or walk-on to Edmonds (30 min crossing)
Drive or transit from Edmonds to Seattle/Lumen Field (allow 45-60 min)
Better option if driving into Seattle for pre/post-match plans
Search "Washington State Ferries Kingston" for schedules
Allow extra time on match days - ferries can run at capacity. Book returns in advance where possible.

If driving to Seattle:
On-site parking at Lumen Field is limited and largely pre-sold to season ticket holders
Search "SpotHero Seattle" to reserve nearby parking in advance
Park and ride via Link Light Rail from Angle Lake, Tukwila, or Northgate stations

Rideshare drop-off at Lumen Field:
King St & Occidental (north side)
Royal Brougham & Occidental (south side)

THE SETTING
Hansville sits at the tip of the Kitsap Peninsula, one of the most quietly spectacular corners of the Pacific Northwest. Far enough from the city to feel genuinely remote. Close enough to everything to feel free, not stranded. The neighborhood is peaceful and unhurried - you might spot a family out for an afternoon walk horseback.
A hiking trail runs directly from the property, facing a horse farm across the road. Mother Pearl sits between two of Puget Sound's historic lighthouses: Skunk Bay Lighthouse (a private, federally commissioned light that has guided ships through these waters for generations) is your nearest neighbor. Point No Point Lighthouse, the oldest on Puget Sound, is a short drive north. Very few places in the Pacific Northwest can make that claim.
Please note you can't visit Skunk Bay - it is strictly private - but on clear nights the distinct red light is always exciting to see.
Cozy up by the fireplace and watch majestic bald eagles and ospreys soar above the Sound. This is the Pacific Northwest as it was meant to be experienced.

PLANNING YOUR STAY
The Pearl books quickly - particularly for FIFA World Cup 2026 match weeks and summer holidays. International and out-of-state guests are welcome to reserve up to 12 months in advance. Secure your match week dates now.

Beautiful Northwest Getaway

The house was very comfortable, well-stocked & in a gorgeous setting overlooking the water! I also loved the privacy of the property. We had a mini-family reunion with 6 adults (2 local) and everyone loved the place. If we return to the area, we'd love to stay again!

Fantastic Family Getaway

Just as described. Fantastic views of Whidbey Island. We enjoyed watching the various boats and ships every day. Easy access to so many places by either a short drive or ride on the ferry. Host was wonderful and quick to respond to our questions. Everything we needed was there and ready. We are looking forward to our next visit already.

Wonderful

All we expected and more. Great views. Lovely house. We relaxed, walked on the beach, watched boats come and go, saw beautiful sunsets, and felt refreshed. House had everything we needed; we cooked in and also ate at the Hansville Grill which has great sandwiches. Lots to do in the area, but our favorite is just walking on the beach.

This is a gem

My family and I had such a wonderful and relaxing time at this gem of a property. The entrance to the driveway takes your breath away and then it just keeps getting better. My parents, husband and children all had plenty of room to strech out and enjoy the view...which you can do from every room. I can't rave enough about this house. If you are looking to stay in the are - this is the place!

Nice Hansville house w spectacular view

We had a great stay - it was my mom, sisters and sometimes day visitors incl my son and girlfriend, husband and niece. The house was so well equipped, we could have made gourmet meals, but didn't. We had breakfast in town, went to the beach and just enjoyed the most beautiful view. Stella was so quick to respond to any issue we had. One note: if you are bringing a dog, note that you need to register it when you are booking, as there is a separate charge.

Fantastic views

I will start with the view. 10/10, absolutely magnificent. The beds are comfy, with good quality bedlinen. Check in process was easy and the host sent an email on our first day to check in with us and make sure everything was Ok. We had great weather when we first arrived, and the house was pretty warm, but we opened windows and doors, and it cooled down great. The 4th bedroom is on the top floor, rmthat was much warmer, we didnt use that bedroom.but if you come in the heat of the summer know that the 4th room will be warm.

Thank you for this candid review Marie. Glad you enjoyed the views and your stay overall. The bedroom upstairs does get warm most of the year which is a plus in the winter. In the summer though, we have a portable air conditioner in the closet in that room, and we will make sure to place it in a more obvious location for future guests. Thanks again for staying with us Stella

About the host

Hosted by Stella

Host profile image
Physician, dog mom to a very opinionated French Bulldog, and completely captivated by the Pacific Northwest.
I created The Pearl as the kind of place I’d want to stay - where the water is always visible, the kitchen is actually equipped, and the quiet is real. I care deeply about the details that make a stay feel like home rather than a rental.
Whether you’re coming for the World Cup, the eagles, the trails, or just to reset, you’re in good hands.

Why they chose this property

Hansville is a quiet and friendly neighborhood at the tip of the Kitsap Peninsula, one of the most breathtakingly beautiful corners of the Pacific Northwest. Just 60 to 90 minutes from Seattle, yet a world away. The kind of place where you might spot a family out for a morning ride on horseback.

What makes this property unique

The Pearl sits between two of Puget Sound's historic lighthouses, steps from a protected wildlife sanctuary. Waterfront, private gym, genuinely dog-friendly, and 20 minutes from the Seattle ferry. It's the kind of place I'd want to stay, where the water is always visible, the kitchen is actually equipped, and the quiet is real.
