Darlington Villa offers 1 primary suite, 2nd spacious bedroom, and full size office/den in the upper level. The main level has a huge open kitchen with Samsung Hub refridgegeretor , Samsung electric range with Flex Duo oven/ Air Fry and Electric Griddle. Samsung smart dishwasher.

House Rules

Indoors:
- To help maintain a clean environment, please remove shoes upon entering
- Strictly No-Smoking on the premises. If you smoke (including E-cigarettes) on the premises you will subject to a $500 fine.
- No eating or drinking in bedrooms
- Keep the premises clean at all times

Outdoors:
-To ensure your stay please help maintain the outdoor furniture cushions clean
if it rains, or snows please bring cushions inside
- Strictly No-Smoking on the premises. If you smoke (including E- cigarettes) you will subject to a $500 fine.

Children:
- All guests are responsible for children at all times. Please ensure that behavior is not destructive/damaging to the property including; common areas, TV's, furniture, bedding.
- The property is child- friendly, but NOT childproof

Parking:
-Work trucks with business names/ Logos are not allowed.
- A maximum of 2 cars will be allowed per reservation.
- If you need an extra parking space there will be an additional fee of $50 per stay to use the "visitors" parking. (you must hang the visitor pass on your rearview mirror).
-There will be a $100 fee billed to guest if the visitor pass is not returned upon departure of the reservation.

Pets:
- Due to owners extreme and in some cases life threatening allergies we cannot accommodate pets.

Guest restrictions:
- Only guests included in the booking record are allowed on the premises. Violations of this rule will result in immediate evection of all visitors without a refund. The guest responsible for booking shall include the correct number of guests in the reservation.
- If you need to add an additional guest, immediately notify your host. There will be an additional $50 fee per guest per night billed to your account.

No fireworks:
- Fireworks are not permitted on the property/ premises. Guests who violate this rule will be required to vacate without a refund and face subsequent fines.

Parties/ loud noises:
- No parties allowed. There is a noise meter at the property. Any noise alert after the first will results in a $250 fine per occurrence. Any noise complaints from neighbors will result in $500 fine. If the police is called to the home, there is a $2,000- $5,000 fine and you will be required to vacate the premises immediately.

Additional cleaning fees:
- At the sole discretion of the host, there will be an additional cleaning fee of $150 will be incurred if additional clean- up is required that surpasses the standard cleaning process.

Check-in:
Check- in time is 4:00pm. In VERY rare cases it might take our housekeeper a little longer due to the last guests cleaning issues. We want to ensure that you have a clean and pleasant stay. We appreciate your patience in advance.

Check-out:
Check-out is at 11:00am. Please take dispose of all trash throughout the property, gather dirty dishes, fill and start the dishwasher, close doors/windows, put all dirty linen in the laundry bins.

Guest book:
We encourage you to sign our guest book and look forward to seeing you again soon!

Damage payments:
- Any damage to property or furnishings that exceeds the deposit amount will be billed to the guest and in addition to being reported to Airbnb.

Pass-along fee:
- If a guest violates the Airbnb house rules and violates a refund/discount for the guest scheduled visit to the property, the offending party will be responsible for any loss of income and damages incurred by the hosts.

Trash:
- Trash bin is located in outside of the property in the back. Please dispose of all trash during your stay.
