Our rare DIRECT OCEAN FRONT Royale Palms condo has it all. The incredible view says it all. It is professionally decorated with spacious living and dining area, a full kitchen, full bath room for each bed room with granite counter top throughout, and a laundry room with full size washer and drier. A private 290 sq. huge balcony runs the length of the unit and has spectacular views of the ocean. If you need a bigger space, our condo can be rented as a 3 bedroom with additional lockout unit.

Large condo but note only 1 Pool

Overall we enjoyed the condo. It is large, has a great view, and is in a good location. The beds were fairly comfortable and having two full bathrooms is great.Please note, however, that you will not have access to the two nice Hilton pools (one of which is pictured); only the small (not heated) Royale Palms pool that is pictured.Additionally, the place is fairly outdated and in slightly degraded condition. Some of the tiles are loose, several doors didn't shut easily (I fixed several of them, hinge screws were loose), the dryer handle is missing, and the living room furniture is not comfortable.BUT, overall it is still a nice place and in a nice location and I can deal with the slightly degraded condition because the place met our needs. Having access to the Hilton pools, however, woulda been really nice!!

Resort is beautiful, we love to stay here! Condo needs updating and deep cleaning compared to others in the same building. Love the oceanfront view and lower floor number.

Needs an update

The location and view of this condo is amazing. However, it is in need of updating and painting. We were very disappointed to see the condition of the dirty carpet and furniture. The place needed a dusting as well. The walls were in need of painting. The overall place needed cleaning and refreshing.There were no complimentary products except soap and a dishwasher pod. It was a great location and has great potential. It just needs some love.

Love oceanfront

Been staying here for 9 yrs and the first time we had an ocean front.. LOVED the room and view! Communication is lacking some, takes awhile to hear anything back but we all are busy with life so understandable!

Overall not bad

The location and size of condo was great. Instructions were clear. Kitchen was nice and loved having a Keurig. However the condo was in need of some major tlc. Showers had mildew Furniture was worn and in some places raveling Windows were so dirty you could hardly see the ocean view. The outside balcony while having wonderful views needed new furniture. The chairs were filthy and table was rusted out. Its such a lovely place not sure why someone would just let it go like that.

Royal Palms 3rd Floor

Overall, the property is great. The view is amazing. Very spacious. We have stayed here the past 2 years. This year, we found a pair of obviously dirty underwear, a shirt and towel in a drawer. There was a delay in communication when I initially inquired about adding a day onto my stay.

Excellent location and wonderful view. Instructions to 4 tv remotes would have been helpful. Unit does have beach chairs snd keurig which aren’t in listing. Would definitely stay again.

Overall impression was good! The hallway was emaculate leading to our room, however we would suggest possibly updating the furnishings, adding a fresh coat of paint, and include dusting more frequently.

Nice Place but Could Use Some Updates

Overall, it was a great condo, but it's been used, and it shows. Walls are covered with black marks and the paint on the outside table is peeling on the legs. It was clean, but little details were missed (like baseboards with dust/rot in corners). Not enough attention has been given to maintaining the condo.

Have stayed in same unit in the past we enjoy the oceanfront scenery. Equipped for all needs. Besides the carpet and walls and sofa needing some tlc it was a nice place. I’m picky to cleanliness so i rewashed sheets and bedspreads and wiped down the kitchen everything else was cozy and functioning properly

The view did not disappoint!

Overall, we had a nice stay. The view was absolutely amazing and the condo itself was well outfitted. Upon our arrival however, there were some notable issues related to cleanliness. Both toilets were dirty and the grout in the showers was mildewed in several places. Overall, it appears that it is time to do some deep cleaning - more than what the regular housekeeping crew does. The carpets are noticeably stained and need to be steam cleaned. The same is true of the upholstery on the furniture. The throw pillows on the couch are filthy and need to be discarded altogether. Again, overall, it’s a nice place, it just needs a deep cleaning.

Weekend getaway

My husband and I had a great stay! There are obvious upgrades needed to living room furniture, but the photos are exactly what the condo looks like aesthetically. The spacious rooms are wonderful and the condo was overall very clean. The view is awesome and we loved the easy access to the Hilton amenities! The owner was very accommodating and responsive to any questions I had. We will definitely be back. A few recommendations: a new king bed comforter (current one has stains), two light fixtures in master bathroom are out, jacuzzi tub jets are broken, dryer handle is broken, and there were no wristbands for Hilton amenities.

Overall great stay

My friend and I have been staying at this property for years. It is a great location. I am also super impressed with the friendly staff. The upgrades being made to the building interior are also very nice. The only negative that I would say is the unit was not as clean as I expected or experienced in the past. Nothing terrible but noticeable. Also, the furniture is getting pretty worn. Maybe time for a little upgrading in the unit. Overall, I would absolutely recommend this property.

Great property needs a deep clean

This unit has great space and wonderful views, but it could be so much better. The dust in this condo was unbelievable. It was on the walls, the plants, everything. The air conditioner was not cooling on our first night. We were able to get in contact with the owner the next morning. He sent a repair man out later that afternoon and we didn’t experience any further issues. Overall, this property feels like it’s minimally maintained. It needs a deep cleaning and painting throughout. If this unit got a deep cleaning and refresh it’s a 5 star property!
