Come enjoy beautiful Bentonville and NWA in my home located in a quiet, low traffic neighborhood just minutes from many of Bentonville's top attractions. Enjoy 760 SF of your own living area, with a private entrance, and fenced in yard. It's a short walk or spin to the Slaughter Pen, Coler, Back 40, Little Sugar, and Blowing Springs Trails. The 40 mi Razorback Greenway is also easily accessed and provides safe bike access as far south to Fayetteville. Leave your keys in the upon arrival.
The space
The Space:

Shred and Breakfast is a 760 SF guest suite; completely private with your own bathroom, large living room, covered walk out patio, bedroom, and kitchenette. You also have access to a private fenced in backyard and patio with fire pit and charcoal grill. Firewood is provided. Charcoal is not provided.
The suite is equipped with a 2 queen sized beds, 1 sectional couch, 1 beanbag bed, full bathroom, walk-in closet, work desks, dining table, 4 folding chairs, charcoal grill, and bike wash station. There's also a kitchenette with a air fryer/convection oven/toaster, fridge/freezer, microwave, and dinnerware.

The Shred:

If you're here to ride NWA's world-class mountain bike trails, a private work area with tools for bike repairs is provided.
Personalized maps and GPX files are available for planning your epic ride from the Airbnb.
Basic MTB maintenance equipment and repair items are available for a reasonable fee.
Private, secure bike storage is available on the covered back patio.
If you want to ship your bike, I can receive it and build it up for a reasonable fee.
BRING REINFORCED SIDEWALL MOUNTAIN BIKE TIRES. (EXO, GRID, etc...)

The Breakfast:

Freshly roasted local Airship whole bean coffee and oatmeal. An electric burr grinder, electric kettle, french press carafe, and automatic drip coffee makers are provided to suit your preference. If you are not familiar with making french press coffee, detailed instructions and a custom timer (it is a more involved coffee making process) is provided.

The Extras:

The 65” TV is WiFi-enabled with Amazon Video and other streaming services.
Charging cables for all phones and Garmins are provided.
Filtered water jug and pump is provided for easily filling of water bottles and/or bladders.
Automatic photocell operated exterior lights for safety.
Cul-de-sac street parking is available on the well lit street directly in the front of my home.
Laundry bag is provided and I can wash your laundry if you would like.
Iron and ironing board are provided.
Space heater and oscillating fan are provided.
Guest access
Parking is allowed on the street. The fenced in back yard and basement (Airbnb) are accessible to guests.
Other things to note
Please keep in mind that I live in the home above the AirBnb. I will try to be as quiet as possible when leaving for work in the mornings, however; you may hear me. It has not been a huge problem with guests but it has been brought to my attention that you may experience sounds from my morning routine in the kitchen. I apologize for any inconvenience but there is little that I can do about it. Thanks.
