***OTHER THINGS TO NOTE***
❤ The Capitol Piano House consists of two separate units.
❤ Guests shall not open the rear door (located in Bedroom #4) of the lower level unit.
❤ The living rooms and Bedroom #1 face a busy street so there will be some noises from the street. Bedroom #1 has two layers of soundproofing glasses which significantly reduce the noises. We also prepared white noise machine for guest's use.
❤ No off-street parking available and only street parking available.
❤ A gas station with a convenience store is across the street. The gas station provides parking for a fee. The convenience store has food, beverages, and snacks.
❤ Check-in instructions will be sent one day prior to arrival.
***HOUSE RULES***
1. Reservation & Occupancy
• The property will be ready for occupancy no earlier than CHECK-IN TIME on the arrival date and must be vacated no later than CHECK OUT TIME on the departure date, unless expressly approved in writing by the Host. Late check-outs will receive a 15-minute grace period. After that, $100 per hour late check-out fee (less than an hour counts an hour).
• The full payment is due at the time of reservation.
• Only the Guest(s) registered on VRBO platform may occupy the property.
• The booking Guest must be present at check-in and check-out and remain on-site during the stay.
• No third-party bookings are permitted.
2. Security Deposit Authorization
• A $1,000 credit card authorization hold will be placed 2 days prior to check-in using credit card hold or other methods approved by the Host.
• The hold will be released, or the cash deposit will be refunded, within 2 days after check-out, pending inspection and confirmation of no damage, missing items, or rule violations.
• The Guest authorizes the Host to charge or deduct any amounts necessary to cover damages, rule violations, or extra cleaning fees beyond standard turnover.
3. No smoking of any kind (vaping included) on the premises: $500 fine minimum for each violation.
4. No Pets. $500 fine minimum for each pet.
5. No illegal substances allowed on the premises. Violation of this rule will result in a minimum fine of $500.
6. No Parties or Visitors: $250 per unregistered guest; $2,000 fine for unauthorized events.
7. Quiet Hours: 10PM–7AM, $500 fine per 30 minutes for noise violations.
8. Pests: DC is surrounded by water, naturally hot and humid, and densely populated - all qualities that create the perfect environment for pests of all varieties. We make every effort to minimize their impact on our guests and proactively and preventatively treat the grounds. Mosquitoes, flies, outdoor bugs, and rodents are a natural part of DC living and cannot be completely avoided or eradicated. Guests should keep doors and windows closed when not in use to prevent outdoor pests from entering the house. The sighting of pests does not constitute or warrant a refund of any kind. In the rare event of a pest sighting inside our home, guests must notify us and allow a reasonable amount of time and access to the unit to inspect and address them.
9. Missing/Left Items: $100 retrieval fee minimum; refillable bottles remain property of the home.
10. Deliveries: Not accepted at the property; use Amazon Locker or carrier holds.
11. Electronics: Do not tamper with routers, smart locks, or monitors ($500 fine).
12. Property Care: Leave the home neat and return furniture to original placement.
13. Secure the property by locking the front and rear doors and windows when the Guests are not onsite.
14. Refrigerate or dispose of any food left at the end of the stay, to minimize attracting bugs and pests.
15. Travel Insurance. Host strongly recommends Guest purchase travel insurance. No refunds are issued outside the stated cancellation policy.
16. Damage Liability & Charge Authorization
• Guest is responsible for all damages or excessive cleaning caused by their party.
• Guest authorizes Host to charge the card on file for damages, rule violations, or fines.
17. Indemnification & Hold Harmless
• Guest agrees to indemnify and hold harmless the Owner, its agents, and employees from any and all claims, liabilities, or damages arising from Guest’s stay.
18. Photo & Content Policy
• Personal photography is permitted for private use only.
• Commercial photography or filming requires prior written approval and may incur a fee.
19. Parking
• Street parking is generally available in the neighborhood. Please carefully review all posted parking signs to avoid citations.
• The Host is not responsible for any damage, towing, or parking fines resulting from Guest’s use of street parking, including any violations of parking rules or District of Columbia regulations.
• Vehicles are parked at the Guest’s own risk.
20. Immediate Reporting
• If there are any issues, damages, or concerns during your stay, you must notify the Host immediately.
• Prompt notification allows the Host to address and resolve the issue as quickly as possible.
• Failure to report an issue during the stay may forfeit the Guest’s right to any post-departure adjustments, claims, or refunds.
21. Eviction & Immediate Termination
The Host reserves the right to immediately terminate the reservation and evict the Guests and all occupants from the property without refund if any of the following occur:
• Violation of any house rule, law, or regulation;
• Evidence of parties, unregistered guests, or excessive noise;
• Smoking or vaping inside or near the property;
• Tampering with security devices, smart locks, or monitoring systems;
• Damage, illegal activity, or behavior that endangers persons or property.
• Upon notice of termination, Guests must vacate the property immediately and forfeit all payments, including any unused portion of the reservation.
• The Host may contact local law enforcement or security personnel to assist in enforcing removal if necessary.
• Any personal belongings left behind will be deemed abandoned property and may be disposed of at the Guest’s expense.
• Eviction does not limit the Host’s right to pursue damages or additional remedies available under law or through the booking platform.
