We had the best time staying here while riding Royal Blue. The host was great to communicate with and was kind enough to give us suggestions for a day that it rained. We will definitely stay here again.
This is an old house. I and the people who stayed with me are used to older homes and were comfortable staying here but if you are looking for brand new, fancy lake houses, this is not the place for you. The location was exactly what we needed as it was half way between the lake and a wedding we were attending. It is close to stores, gas and anything you could need. We had a couple minor issues that I am messaging the owner about so they can be taken care of for other guests. Has a great back yard and is stocked with items to be able to cook and make your stay easy, even a high chair and games for those with little ones.
We stayed here because it was so close to the trailhead to ride our side-by-side. It was a great location. Home was large with lots of character. Our husband’s enjoyed the game room. The home had beautiful antique furniture, which I enjoyed.
This was a great place for our group of 9 adults for our lake trip to Norris. Lots of space and a huge room for entertainment. Nothing like some friendly competition with darts and Pac-Man to end the day. Back yard was amazing!
The house was really nice and plenty of room. Plenty of parking for our side by sides and 4 very long rigs. Hot tub was great. ATV friendly town, road to Royal Blue and Tackett Creek from the house. They provide everything you need in the house and more.

The propert has everything you need plus what you didn't know you'd need. From extra trail towels, to hot tub towels, all the kitchen utensils plus some.
It rained half the week and we enjoyed the family/movie room. Game room was used plenty as well.
Ample parking for trucks and trailers as we came down to ride RRB and it worked out fantastic!!
The host went above and beyond by giving us an alternate route around construction and snacks as a welcome gift.

Let me begin by stating the house was clean. But it ends there. Faulty wiring and an old uncovered glass fuse box caused us to have to sleep one night with no ac upstairs. Informed the host and it was over 24 hours before an electrician showed and replaced an outdated glass fuse in a dangerous fuse box in a locked closet. The electrician stated to us that he knows there’s a lot of electrical issues in the house and he hasn’t had the time to fix them. You would think if you’re renting out a house, the electrical would be safe. The water heater is set way high and if someone is showering in the downstairs shower, the upstairs shower cycles between cold and scalding hot water. When someone is in the shower upstairs, water leaks down the wall in the kitchen below. The kitchen where the cabinets look like they’re falling off the wall. The host offered early check in, when we did not request that, then tried to throw it back in our face during a later conversation. There’s not a level floor in the house indicating that the foundation is collapsing. The gap in between the floor and the wall in the dining room indicates the wall is falling out or the floor shifting. After letting the host know of these issues she never once offered any compensation for it. It’s hot in June and having to sleep with no ac upstairs was quite miserable. We made sure to get the extra coverage insurance as no not have to put out $3k as we planned this trip a few months in advance. She still tried charging

Thank you for the compliment regarding the clean house. We take pride in this house and strive to make it a pleasant experience for each and every guest. We are sorry that the house did not live up to your expectations and would like to address a couple of the issues that you stated.
1. The house has central air & heat. At no time did you sleep without air conditioning. A fuse was blown, which impacted the upstairs outlets. There are additional window units in the upstairs bedrooms to help keep it cooler during the hotter months- the units weren’t able to be utilized for one night.
2. You notified us on a Sunday evening at 8:30pm that the outlets were not working - the electrician was there by 7pm Monday to address the situation. He gave you his phone number to call him directly should something else happen. After you checked out, you texted him and accused him of not having a license. He sent you a picture of his license. That's something you should take up with us, not the contractors we hire out to keep the property safe.
3. You were concerned about it being unsafe? Yet you stayed there the entire reservation (5 nights) and only notified us when you thought a fuse had blown. You never informed us about the "high" water heater temperature, your concern about the foundation, and/or the cabinets that were "falling off” of the wall until you wrote this review.
4. Early check-in was offered to you at 1pm. You and your guests showed up on the property at 10:30am and parked in the driveway and unloaded your ATV's. Thankfully, we didn't have guests that needed to check out at 11am.
5. The cleaners came approximately 3 hours after you checked out. The pillows, comforter, and sheets were soiled and wet in one of the bedrooms. That is when we requested an additional $50 charge.
