We went to visit family for a sweet 16th in Austin Texas and found this beautiful Gem of a home right on the lake. I would say it is best to visit in the summer, the pool is not heated in the winter so you can't do much swimming, and the river is too cold, but overall we enjoyed our stay and had the fireplace indoor and outdoor, it is a magical place for a big family to enjoy, it sleeps 20 people, if I ever went back up there it would be to enjoy it with at least 2 families :)
Despite no lake access, Had a great time in the pool . Loved the pool!! House was spacious and able to accommodate our large family. Very clean and A/C worked great!

glad you enjoyed your stay - the drought has hit Texas hard this year - we need one good hurricane or a good down pour .. I have seen the lake fill back up in a day .
Our family had a wonderful time, no one even complained about the lack of bathrooms!!
Pool was great plus, lake was gorgeous. 10 adult 4 children schnauzers all were pleased. Great property for family gathering.
What a great place for big groups. Wish the kitchen was a bit bigger, but there were enough dishes, etc. for the big group. Lots of nice places to hang out inside and out. Great communication with Tom at check-in and throughout our stay.
My husband and I planned a weekend trip with a large group of friends we had 19 people and we had PLENTY of rooms and beds in the house. The property was very nice and clean the pool was amazing. The owner communicated with us very well and the check in and out process was very easy. We all said we would book here again! Thank you for hosting us!!!
Great property. Various living areas were super to accommodate adult conversation & children’s play area. Private pool was awesome. Owner’s commutation was prompt& curteous.
Tons of space, the owner Tom was awesome and super down to earth. Gave us tips on local places to go, was lenient on check out time, and just genuinely cared about us having a good time on our stay. We went for a bachelor party, and this is definitely the perfect spot for partying. Thanks again Tom!
Came here for my brother's bachelor party. We had 17 guys and fit comfortably. Property is expansive and unique, with a great pool and huge backyard. Lake was dried up so that wasn't an option but otherwise this was a great place to stay outside of Austin. Host was excellent and went above and beyond in terms of communication and flexibility around check in / check out times. Would highly recommend for anyone looking for a weekend away!
Everything was amazing until the day before check in. The host called me to let me know the lake was dried up. This made a huge difference in the stay. We planned everything around the lake and was a let down. Host was great house was awesome tjr kake dried up, not so great. If I would have knew this is would have never stayed here. Huge let down. The advertisement needs to be changed to dried up lake.

it’s always been in my advertisement to check lake levels. Lake Travis is a Reservoir and the drought has hit it hard.
To be honest, our entire family had a great time! We were a bit surprised when we got to house that the pool was on side of driveway and there was absolutely no water in front of house and hasn’t been for a really long time! We thot maybe there would be a bit of water. We were told by owner that there wasn’t water after we booked but listing said it depends on water leveled and we should have investigated further. Overall house was great except having 2 bathrooms on one side of the house which was a bit of a challenge since one was inside a room where 6 people were sleeping . Overall nice stay and had everything we needed but just would have liked a bit of water to use on lake Travis eventho it’s been dry for a while now.

We stayed here for our annual July 4th family vacation this year. We have used VRBO for the past 8 years to plan our vacation, 6 families all together. This is the first time we have lost a deposit. The owner Tom was very nice and always available for questions. We were a little disappointed when we arrived to find the pool next to the driveway in the front of the house on the opposite side of the lake. Also the two bathrooms in the house are on one side that has two bedrooms with twin beds and one bathroom is only accessible by walking through a bedroom. So the side of the house with the 5 adult bedrooms has no bathroom. THis was very inconvenient in the middle of the night for all the adults who were in the bedrooms on the other side of the house(queen and king beds)with no restroom. We found several roaches in the house. They do not wash the comforters or quilts, only the sheets. We ended up losing almost $700 of our deposit for petty things and supposedly extra cleaning by his housekeeper. The day we left he sent me text after text complaining about white towels that had colored stains on them, which I could not understand. If you have white towels I assume you know to bleach them to get out stains, isn't that why you choose white? I literally got 27 pictures and texts. There were also ants ALL over everywhere, so if you have kids, beware. Very disappointed that he uses his housekeeper instead of a cleaning service and as far as I could tell she complained so that he would pay here more money for more time. We have never lost any deposit or had any owners complain in 8 years.

This review is incorrect. Prior to their departure, I was told everything was great & they had an awesome time. Their review was written after obvious damage was done in many areas of the home & the renters not wanting to be responsible & loose their deposit. My five star reviews are honest reflections of my home and I have many returning visitors year after year..............
After the property manager arrived & found silly string stuck to the deck & patios, stained towels & sheets from the chemical in the silly string, the linens & carpet were urinated on by their dogs, the coffee table damaged, glasses & dirty dishes everywhere, trash on the property - broken deck chairs - I had no choice but to see that the damages were covered. The deck & patio had to be power washed to remove the sun baked silly string. The linens & towels had to be tossed after three attempts by the linen service to get them clean & I had to pay the maid & linen service for their efforts & replace what was lost. The carpet had to be professionally cleaned. Only after I told the renter about the damages found - it was then and only then did they threaten the "bad review" with the threat of continuous posting of the review..........
To correct a few false comments by their review- I have the blankets & comforters on the beds laundered by the house keeper/dry cleaners & not the linen service- which takes the sheets & towels to sanitize.- Blankets & comforters do better with a gentle wash cycle & some of the comforters need to be dry cleaned. I have the property treated twice a year for pests. With all the rain that occurred during the month of June & July I am sure a number of things were scrambling for higher ground. I discuss the layout of the house and the property with all potential visitors. (nothing was a surprise to them) The location of the pool is seen from the pictures & no one has ever had an issue. The benefit to the location of the pool is that small children can still run about the back yard & parents do not fear them falling into the pool plus if some want to go to bed early - others can stay up late at the pool..........
I want families to come and enjoy them selves and make great memories and the last thing I want is for a visitor to have the last memory be- that they lost their deposit. I have not kept anyones deposit before.......
I have to question why this visitor has never returned to any of" the 8 other VRBO properties" she has rented in the past.
First I want to say the location is beautiful! The lake is right there in your backyard with a nice dock. We pulled our boat to this house and enjoyed that convenience. The water is lovely. The grounds are huge at this house with lots of places for kids to run and play. One downside is the mosquitos...i am from TX so it isn't like I am not used to them. They were AWFUL. Both my kids have over 50 bites. They didn't get them the first day when we mostly were down at the dock, but the second day when at the pool area. He does spray twice a year but thinking during summer months it really needs to increase. We could not sit outside and enjoy anything unless on water. I just want people to know...because I was not prepared! Tom does have a nice house with tons of beds. Our king was very comfy! Clean sheets, nice linens. One really nice bathroom is remodeled and then a teeny tiny other bathroom. We did know going into it was only 2 bathrooms...I wish I had known location of both. They are both on one side of the house with the "kids" or "twin" rooms. Just so you know! We made it work the best we could with 8 of us! Would be so cool to see another even half bath added to this property. Also from the pictures it was hard for me to tell (and now that I have been there I can tell) that the pool is HUGE and had great seating around it. It is in the front yard when you are driving down the yard but very secluded. I can tell you they are great about cleaning. We arrived a tad early and they were still cleaning and could smell all the cleaning supplies so know they were trying to do that well with Covid stuff going on, so don't let that worry you! My only "complaint" about cleaning was under the beds was full of dust, trash from others. We were searching for kids stuffed animals and in the twin room had to go under and it was kind of gross but you wouldn't know it from just being in the room! Tom is SUPER accomodating! Very nice. Always answers his calls and texts. I love a good host! We have stayed at many many houses and can tell you this is a great location and host is nice. Could use some improvement with maybe a deeper clean and some mosquito control more often! Other than that we were mostly pleased! Oh and kitchen is stocked FULL of supplies including cleaning supplies! I love that.
Had 15 guys stay for a bachelor party and it was a blast. There was no lake cause of the drought, but the pool was excellent and provided reprieve from the heat. The bed layout is perfect for large groups as everyone gets their own bed. Decently stocked kitchen and multiple grilling options available. Tom Grass was very clear and easy with his communication. Would highly recommend for bachelor parties!
We absolutely loved our stay. Our party of12 adults, 8 kids and 3 dogs stayed for 3 nights. Upon arrival the house was clean and welcoming. Fully stocked with everything we needed. The pool was amazing and very much enjoyed as the lake was dry in this particular area. All of us agreed that the property exceeded our expectations and we look forward to returning again. You will not be disappointed with this place. The owner is extremely courteous, prompt and a pleasure to deal with.
We enjoyed our stay. It's an older house and had some maintenance needs, but the owner was extremely quick to respond and get his handyman there.
On the positive side, the house was very clean, well-supplied and spacious with tons of outside room and seating. The private saltwater pool was terrific. Our group of 14 used it constantly. It is well located with both sunny and and shaded areas most of the day, plenty of deck chairs, tables and umbrellas -- even pool toys and float mattresses.
We are not boaters, so this didn't affect us much, but the listing should clarify that Lake Travis is so low now that the house is currently not "lakefront." The cove it's on was bone-dry.
On the whole, a nice property if lake access is not important to you, with a very responsive owner.
Loved this place! Tom’s house was the perfect setting for our family reunion, with 20 people for a three-night stay. Tom is a generous host, stocking the house with more than the basic essentials, from spices to bathroom towels. The pool was terrific. We spent much of our time at the pool and grilling on the six-burner grill. Plenty of comfortable beds and lovely living/dining rooms for our big group. Tom made us feel at home. I highly recommend this property or renting anything from Tom.
We had a wonderful time at this lovely home on the river. Tom the owner was very communicative and great to work with. Our family of 18 (9 adults and 9 kids ages 7-15yo) enjoyed lounging in the pool and playing boccee in the yard. There was plenty of room inside for naps and puzzles and cooking as a family. The extra living space in the room with the large bed and the loft twins was super useful as a kid cave for movies and board games. We highly recommend this property.
We had a group of 12 and this property had everything we needed for relaxing comfortably both inside and out! It was within striking distance of downtown Austin and some hill country attractions. The host, Tom, provided lots of info on things to do in the area and made the check-in and check-out process very easy. I would happily stay here again.
This was a very relaxing getaway for our family. We had plenty of room both inside and outside. The kids loved the play area in the back and the pool was fabulous! There are so many different sitting areas outside to enjoy. Everything you need is nearby - groceries, play, restaurants. We had a great time and can't wait to go back.
This property was Absolutely perfect for our bachelorette group! I highly recommend anything from this owner as he was very communicative and very easy to contact. The house had absolutely everything you could possibly need for a wonderful visit on the lake. Highly highly highly recommend!!
