Fire Pit Use is Seasonally Restricted
Due to the high wildfire risk and limited evacuation routes in the area, we do not permit any outdoor fires, campfires, or charcoal grills from May through October, regardless of whether a campfire permit is obtained.
From November through April, small campfires are permitted only with a valid California Campfire Permit.
We know the fire pit is a nice amenity, but safety comes first, and our neighbors take this seriously. We appreciate your understanding. Violations of this policy may result in early termination of your stay and potential fines from local authorities.

This is a wonderful property. Sadly it rained a lot the two days that we were there so we could only really enjoy the inside, but we were able to enjoy a few minutes down by the river which was lovely. The house was cozy and comfortable.
Great stay, had no problems at all. Host provided plentiful firewood and fire starter kits. Had everything someone could possibly need for cooking your own meals. Beds were comfortable. Location is absolutely gorgeous, saw deer peacefully walking most days right outside.

The house was super clean when we arrived, beautiful walk to the Trinity River, 3 bedrooms all nice sized. Would definitely stay here again!
Very peaceful location on the Trinity river. The accommodation was very cozy and well suited for all ages including dog friendly. Outdoor BBQ, fire pit, and corn hole games were a plus. Would recommend this place and will likely return for my next fly fishing trip.

We had the most incredible time. The house was perfect and sitting by the water with a cup of coffee was the ultimate in relaxtion! The owners/managers have thought of everything.
The house is very clean and well stocked. Bathrooms and kitchen appear to have been recently remodeled. Linens and towels are good quality. Did not need to have any contact with the owner but given the excellent condition of the house my guess is that he/she is very attentive. Be aware that the location of the house is a little remote. If your plan is to hang around the house and enjoy the proximity of the river then the location is great. But if your plan is head out for (say) fishing every day, plan on an extra 20 minutes of travel time. Also, zero cell reception and make sure you have a Roku account (needed for the TV)
Great property, nice little hide-away. Enjoyed doing some fishing and hanging out with friends around the fire pit. No need to go anywhere but relax by the river. House was clean and welcoming (including a nice bottle of wine to enjoy). Close to home and perfect for a quick get-away. Thank you!
The start was little off for us when Google maps directions threw us off (don’t take the OLD Poker Barn road) and ATT cell reception was spotty , but fortunately connected with Bryan and got in without any more fuss. House was perfectly located in front of the river, all amenities available, very peaceful and our pets had the most fun as well. We got some great family time bonding…. Checked out local historic landmarks, old towns etc… overall great trip and wonderful place…..
Pluses: Near instant responses from owner. Modern home and kitchen, comfortable beds, kitchen well equipped, ( if you plan special dinners bring your own wok, Pyrex, spices, etc ) generous supply of paper goods and amenities, new 2 burner Weber grill, each room with ceiling fan and temperature control, WiFi adequate speed. Beautiful 70 feet of private riverfront for fishing or relaxation. Dog friendly. Minuses: the only emergency escape on upper floor is locked. Master bedroom is huge, but all closets locked and few drawers. You have to hang clothes in the adjoining laundry room and leave luggage on the floor This could be solved with a few “motel”folding luggage racks.
The house was beautiful, with no surprises. Everything was very clean and we enjoyed our stay. The house is away from most everything, however the neighbors on both sides are very close. One neighbor has quite the menagerie of animals, such as chickens, a rooster, ducks and a turkey, however we never heard them once we were inside. The river was actually across the lane but you were still right on the river. We were there in mid April during some very warm weather so the powers that be decided to let some water out of the lake to compensate for the snowmelt they were expecting. The water rose quite a bit and the slow moving river turned into a raging river. It was quite beautiful. It never got close to the house.The town of Weaverville is a short distance away if you need groceries.Overall a very comfortable home and we appreciate Ryan sharing it with us. We had a great stay.

Review of Trinity River Farmhouse
The house is located on beautiful Trinity River but neighbors are quite close. The mini splits in each room are wonderful and the house is cute.
It would be helpful if the owner let future guests know that the WIFI goes out at 5:00 every night. Just when you’re ready to settle in for dinner and watch a movie. It would also be helpful to provide basics supplies such as tin foil, Saran Wrap, Tupperware, and some spices. The cleaning people also got there early when our check out time was 11:00, which was very uncomfortable as they parked at the end of the drive waiting for us to leave.
The owner also put in a claim for property damage that we have no knowledge of and did not communicate or provide pictures to us of any damage. My recommendation is that any future guests purchase damage coverage just to cover yourselves,
Unfortunately, due to the lack of communication we will not be returning.

1. WiFi Issues: Our internet service has been reliable, and we have not encountered issues with it shutting off at 5:00 PM. I provided my cell phone number for any urgent concerns, and I wish you had reached out so we could address this during your stay. We’ll continue to monitor this closely.
2. Supplies: We strive to provide basic supplies for our guests and will consider your suggestions about adding items like tin foil, Saran Wrap, Tupperware, and more spices to enhance future stays.
3. Check-Out and Cleaning Schedule: Due to the popularity of our property, we offer same-day turnarounds to ensure the next guests have an exceptional experience. Our cleaners aim to start promptly at check-out time (11:00 AM), but I apologize if their early arrival made you uncomfortable.
4. Property Damage: Unfortunately, we had to submit an insurance claim due to significant damages caused by your pets, including scratched and bitten furniture and window sills. We have a house rule to keep dogs off furniture and not leave them unattended to prevent such issues. Photos and a detailed description were provided as part of the claim process. We ask that guests respect our house as they do their own.
