The condo unit is located at the 27th floor of Grass Residences, a 3-tower residential development located in the heart of Metro Manila, Quezon City. Conveniently located near other cities like Manila and Makati, with easy access to public transportations like taxis, buses and the MRT(train). Sprawling at an area of 2.5 hectares with large open spaces and lots of amenities. It is beside one of the largest malls in the Philippines, SM North Mall, making your shopping, movie watching, and dining just a brisk walk away.

SM North Mall is about 3-5 minutes walk away via an elevated walkway connecting the residence to the mall, exclusive to residents and tenants only. Across from SM North Mall on the other side is another big mall, Trinoma Mall. Also with an elevated walkway connecting the 2 malls and an access to the train station.

Both malls have a department store, supermarket, food court and cinemas and a large number of shops, restaurants serving international cuisines, fast food and cafes like Starbucks, McDonald's, Pizza Hut, Chili's, Subway, and others too many to mention.

Taxis arrive every few minutes in the residence. You can ask the security personnel at the lobby to hail you one. The nearby mall also have bus and taxi stops. The nearest MRT (train) station is about 15 minutes walk away.

It is recommended to use GrabCar to hire taxi. It is much more convenient and also cheaper, especially if you are coming from the airport as normal and airport taxis have a higher fixed price.

MANILA!

Honestly when I booked this condo I didn’t expect it to be as good as it was. The rooms are very spacious even the small bathroom, the view is breathtaking from the balcony, can see the whole city, great for photos! Air conditioning is amazing and you won’t die of heat! The internet was okay for the most part, a bit spotty the last few days we were there, could be because of storms or other issues, came with all the necessities you’d need to cook, clean, etc, a few things for the bathroom to use until you can get your own or if you brought some with, both the bed and the folding chair bed were super comfortable and overall an amazing stay, when I visit again I would definitely book here, also you have a big SM Mall right down the walkway from here, pools, outdoor activities, and lots of stuff nearby to explore!

Room was infested with bugs (small cockroaches and others). The unit smelled really bad - don’t know if it was from the washer drain in the bathroom or what. Iron did not have the plug adapter and host suggest I purchase one. Definitely not booking this unit in the future.

Nice cosy apartement

Very near from sm mall for groceries. Nice vew from 27th floor specialy in the night. Very secure place. Enjoy watching movies in the evening with air con.
