COZY BEACHFRONT TOWNHOME IN LAS CONCHAS, ROCKY POINT – Kasa Kris is a cozy, true beachfront townhome located in the Las Olas section of Las Conchas, Rocky Point (Puerto Peñasco), Mexico. This 2-bedroom, 2-bathroom home offers a comfortable, relaxed coastal stay with beautiful views of the Sea of Cortez, comfortably sleeping up to 6 guests.
BEDROOMS – The master bedroom features a queen-size bed and private bathroom, while the second bedroom offers two twin beds — ideal for families or friends traveling together.
KITCHEN & LIVING – The fully equipped kitchen includes a coffee maker, blender, toaster, and microwave, plus a breakfast bar that doubles as prep space and seating for three (please note: no dishwasher). The living and dining area features a dining table for four, a decorative fireplace, and a queen sleeper sofa for additional sleeping space, all framed by a beautiful view of the Sea of Cortez.

Excellent location right on the water. Love watching the tide go in and out. Very quiet, not much neighbor activity in mid-July, felt like a private beach. Management is great. Condo is exactly as advertised. Great stay.

Overall, I do not recommend this vacation rental. Reviewer Comments: The stay was enjoyable, but the condition and operation of the doors was terrible. We finally left the door to the water front patio open as it took several minutes and a lot of effort to open once it was closed. The door to the front patio could not be locked, so it was also left open.

Very comfortable place to stay for a couple of days. Wifi worked great when working during this vacation. The patio is very spacious and looks out to an amazing view. After the beach enjoyed curling up on the couch to watch movies. Amazing vacation. Will stay here again

My friend and I stayed at Kasa Kris 9/5-9/8. I’ve been coming to Las Conchas for well over 20 years and renting on VRBO for at least the past 15 years. I’ve stayed in Las Olas condos at least 3 times. As a long-time user of VRBO, I am used to hosts responding within only 1-3 hours when I message them in the app, but Chuck at times took 15-20 hours to respond. The property was being managed by a 3rd party company which turned out to be very good because we had a very long list of issues they had to address: deadbolt stuck so we couldn’t open the gate when first arrived, patio door wouldn’t slide open, stove wouldn’t work, electricity in kitchen turned off while cooking dinner, water pooled in the master bedroom from the mini-split, water pipe busted causing water to spew across the courtyard, toaster burned one side of slices but didn’t toast the other side, no straight-edge knives, patio chair was broken. The property management company was able to resolve our major problems. I was not aware that I would need to contact the property management company until we checked in so I continued to use that VRBO app to communicate with Chuck and also called the company. The unit was very clean, for which we were grateful. Master bed was very soft and uncomfortable. Shower water in master never got warmer than lukewarm. This trip was very disappointing.

Great trip on the books

We highly enjoyed the condo. It had a great view and was centrally located to all of the restaurants and downtown, which was nice. The only thing we did not like the sliding glass door was very difficult to open and close that would be the only thing that would’ve improved our trip.

Reviewer Comments: The locations is great for beach walking and watching the tide go in and out. It is a short drive to the fish market where we got shrimp from the boats we watched come in. The twin bed room meant that it didn’t work great for two couples. Better perhaps for a family, but beds are comfortable.
