The place was clean, didn’t have an overpowering smell like some places do, and had everything we needed for our stay. Only downfall was the parking. To park in the building it was 55/night and street parking was very difficult to find.
We loved Matt’s place in Waikiki. The bed is comfortable, the AC works great, there’s a great ‘fridge, microwave, and coffee maker for quick breakfasts in the room. Plus it’s so close to downtown Waikiki, with all of its shops and restaurants. Matt was accommodating and communicative. We would definitely stay here again.
This was my first stay at the Royal Garden and I was very satisfied. The amenities and accommodation within the room and property were great. The location was just a short walk from the nightlife of Waikiki and the staff were very friendly.
Nice little space with all amenities you need.Great view and the pool with sauna were perfect .It's only a few minutes walk to the beach and to many stores and restaurants.
Everything was working in unit… The host responded quickly to any needs and inquiries we had. The resort in which the condo is located is top notch. Accessibility to Waikiki shopping and beach is wonderful. We enjoyed our stay.
It was great room was nice and spacious. Liked that it had dishes and coffee maker. Bathroom was real big. Loved the views and how he had so much stuff for the beach. Only thing was that the top cover for the bed had a nasty odor. Looks like it wasnt washed. Other then that it was great staying there.
Really enjoyed my stay. All expectations met or even exceeded.
Check-in and communication was easy and fast. Appartment is clean, has all needed equipment and a nice view.

Location is grat
We needed secure parking and quiet to sleep and that’s what we got! Very minimal outside noise gets in which is nice as Waikiki can be crazy noisy. The staff at the valet and front desk were all super friendly and helpful. The “kitchen” was just a kitchenette but it all worked out as we bought an electric skillet. Not a luxurious condo but comfy and quiet and made our vacation very pleasant!
this vrbo is not as close to the beach as other hotels but the area is quiet and you are still able to walk to the shops and the beach within 10-15 minutes. the first morning i was there there was very loud construction that disturbed my sleep but after that day there were no issues regarding construction. overall i had a good experience here!
Recently my teenage daughter and I stayed. We enjoyed the room. It was clean and quiet. Never had to worry about our surroundings. The doorman was polite and nice he greeted us every evening when we came in. He was helpful and even talked to us about the local culture. Had no complaints.
Our kids were booked through the hotel and asked us to join them. We wanted to stay at the same hotel for convenience. Our room through VRBO was great location; walking distance to beach, restaurants and shops. The price was very reasonable compared to booking through the hotel. Did not go with the kitchenette as it was approximately 1000 more. The owner went out of his way to accommodate us. He provided a toaster for us, even though it wasn’t on the list of services. The bedding was clean and the bed was very comfortable. I would recommend bringing from home a backpack for your excursions. We would highly recommend using this room in the future.
I arrived four hours before check-in. "I could borrow a toilet key from the staff at the Royal Garden and change my clothes, and they kept my luggage at the bell." I paid 3 each back. The owner's check-in support was very good. They understood our situation and we were able to check in smoothly. The room is on the 21st floor. It was quiet and quiet at night. There is no problem with access to Waikiki City and the sea. If you walk a little hard,You can also go towards Alamoana. This is a suggestion at the table facilities. I wanted a toaster. It was a very relaxing place.

Not Luxury
Property was easy to find and in a good location. Valet parking was convenient despite the price. The pool looked like just a hole in the wall despite the property looking luxury. The room, however, is very old to the point the room fire sprinklers are rusted brown. The chair was old and still had alot of hair on it. The floor wasn't very clean. The cover on the bed is just a grey throw blanket and not whats in the picture and it had a smell as if it been sitting in an old room for weeks. It has a walk in shower but its small and has nowhere to sit your toiletries. I reached out to owner the night I arrived to inform about cleanliness but did not get a response my whole stay of 5 nights. I was uncomfortable my whole stay because of smell and not being throughly cleaned.
This room is part of a time share. When checking in the desk staff’s attitude towards me changed once they discovered I booked through vrbo. I booked this room due to the reviews and upon arriving I was disappointed. The room is as it appears in the photos. I was charged a 125 cleaning fee right off the cuff so I presumed it would be clean it wasn’t. The tv tray had food residue/spills on it. The fabric chair and bench in the room need steam cleaned. The curtains over the patio door are worn, tattered, faded and need replaced. The sliding door to the patio did not open. I cleaned the other surfaces (a rolling chair, a desktop, dresser top) myself with Clorox wipes I had brought with me as well as the small coffee cart surface, coasters, the sink and counter for the bathroom . The Shower had clumps of either shampoo or conditioner on the marble wall across from the shower head. It also and had soap scum film on the doors. I stood on Clorox wipes them each day to shower. The metal soap holder wasn’t anchored properly and fell bruising the top of my right foot which flared up my painful neuropathy. The mini fridge where I stored my Insulin and the microwave both work. You are expected to remove and dispose of your trash but the trash can is small as is the liner and no other trash bags are provided. The floor also needs property cleaned as my white socks bottoms were brown. It needs a deep clean for sure. Communication from the owner was good and the location is good.

About the host
Hosted by Matt Loo
I grew up in Honolulu about 15 minutes away from this property, so I've seen a lot of changes over the years. Waikiki has always been the hub of visitor activity and provides the best opportunities for tourists to enjoy their stay in Hawaii.
Why they chose this property
I grew up surfing in this area, and continue to participate in water sports at the nearby beaches. I also live close by so I can easily address problems in person if needed.
What makes this property unique
This location is outside the center of Waikiki, but within easy walking distance to any of the attractions. Evenings are quieter and traffic is less congested in this area. The feeling of luxurious European flair from the imported Italian marble entry and dramatic painted ceilings in the lobby tied in with friendly local Hawaiian hospitality of the building staff provides a pleasantly unique experience.
