SUNSET POINT FARM - Gracious Country Farm on the Chesapeake Bay - 75 Acres

Whether you need to recharge your batteries, explore one of the most remote creeks on the Eastern Shore, or introduce your children to the rural/farm life, you have found the perfect spot in Sunset Point Farm.

Everything you need to enjoy your stay is here: towels, sheets, shampoo, laundry detergent, farm-fresh eggs, beach towels, beach chairs, an umbrella, cooler, etc. I do not provide bug spray or sunscreen as everyone seems to have their preference in this department.

** Reviews posted before 5/20 are from a time when I lived in NH and employed a property manager. All reviews since then are directly related to my house/hosting.**

This is the home I grew up in and has been in the family since 1947. Having built next door (don't worry, you will have privacy) I am available to help you have a wonderful stay as your host.

Four bedroom, 2.5 bath house with living, dining, kitchen, screened porch, and back deck.

Water on two sides of the property - our dock is right outside the front door. Behind the house to the north/right is our forest/marsh area, home to a great horned owl, red-headed woodpeckers, and a few deer.

A five-minute walk down the field brings you to our shoreline - a great place to catch red drum, speckled trout, or stripers/rockfish on any incoming tide. In 2024, Mother Nature removed much of the sand here, so this coastline is mostly red clay. There is a sandbar in our creek that is nice. I don't know what Mother Nature has done to it this winter - she always changes its shape during the winter. But there should be a sandbar in Summer 2025 that is accessible by boat (if we are here, we can taxi you) or Kayak (we have three kayak/paddle combos). The sandbar is less than a mile from our dock via kayak.

What can you do on this property? In no particular order:
1) Crab/fish from the dock
2) Launch your boat (up to 24" ) flat bottom is best for this water, but smaller V hulls work too
3) Go birding - my cousin clocked 47 species in 2 hours last July
4) Walk down the field to the shoreline and scout for arrowheads
5) Read a book on the back deck
6) Have a fire in the backyard
7) Kayak (we have three you can use)
8) Have crab or clam steam ( we are happy to procure for you)
10) Collect the eggs (chickens in our nearby barn - roosters are friendly)
11) Go to the sandbar - if we are here, we are happy to ferry you
12) Book a fishing trip with our favorite guide Drew Sturgis

Suggested:
Day 1: arrive, walk the field, settle in, enjoy a drink, and unwind.
Day 2: pack a lunch and go to the sandbar if the weather is good. If it's rainy, the Barrier Island Center shares some of the Shore's history and traditions in a beautiful setting. Follow this by lunch across the street at the Machipongo Coffee Company, or travel 15 minutes south to Cape Charles for lunch and ice cream.
Day 3: Drive an hour north to Assateague Island and enjoy the beach. Rent bikes and tour Chincoteague. Stop by the Island Creamery for delicious ice cream (No matter how long the line is, it's worth the wait!).
Day 4: Book a fishing trip with the best guide on the Eastern Shore, Drew Sturgis. Young and old appreciate catching a fish! End the day with a clam steam (we can pick up for you if you give me 48-hour notice).
Day 5: Book a trail ride at Phiefer Stables in Machipongo (20-minute distance from here)
Day 6: Back to the standard for more of the most beautiful places around here. Take a nap... cook in.
Day 7: Everyone does best with a good breakfast. Eat some farm-fresh eggs before you leave!

We have been enjoying vacations on the Eastern shore for years. This year was outstanding! The property was private, yet close enough to go exploring to Chincoteague or Cape Charles! Thank you to Ellen and Dennis for making us feel comfortable, checking in to ensure all was well, and sharing their farm life with us! Our dog loved the ability to be off leash and get some swimming in! He also looked forward to Birdie coming to visit! We usually rent a home for the enclosed porch, but the week we were there, I spent days reading on the outer deck, enjoying the constant breeze and comfy deck chairs, with a great view of the farm! Hoping to be able to come back again! Thanks again for a wonderful stay!

This was a truly wonderful stay! Ellen and her sweet lab Birdie were the most gracious hosts. Ellen was super responsive and helpful when we needed anything. We were 5 adults, 2 young children, and our dog (huge plus that there was no pet fee required!) , and found the home had more than enough space for a comfortable stay for our group. The home and kitchen were generously stocked with every possible thing, including fresh eggs from the farm for us on the counter when we arrived. The home is in a beautiful, quiet, country setting, which was exactly what we were looking for, and we enjoyed seeing all of the farm animals and wildlife around the home and surrounding areas. We particularly enjoyed having access to the dock and the property's small beach shoreline, which made for easy access to fishing and crabbing. We had the best time and would absolutely stay here again!

We chose to stay here for a last minute long weekend getaway and it was perfect. The kitchen is well equipped and tons of space in the dining room. Beds were super comfortable. We enjoyed the company of the cows and chickens off the back porch. The sunsets here are awesome. The property also has access to a boat ramp and dock on site, great for a bay fishing boat. The hosts were great, southern hospitality at its finest and we can’t wait to return.

There's everything you will need for your stay and if not Ellen is just up the road. Great hospitality and beautiful scenery. You will not be disappointed if you are looking for seclusion. There are some mosquitoes so you may want to bring bug spray.

This was our second visit to Sunset Point. The property is gorgeous and the house is lovely. Watching the sunset at the end of the pasture every night and hearing the soft lowing of the cows every morning was a perfect de stressor. We were able to relax and unwind without any distractions. Relaxation

We had a great vacation at Sunset Point Farm. We kayaked to the sand bar and it was like having a private beach. A few days we drove down to Cape Charles, which has a very low key vibe. The house was very nice and comfortable. My kids really enjoyed feeding the chickens. My son also caught a striped bass from the kayak. The owners were very pleasant; we would stay here again.

Peaceful week

We had a lovely stay at Ellen's gorgeous farm. We enjoyed watching the many species of birds and the boats in the bay. Our kids loved watching the chickens, playing lawn games, having a bonfire in the backyard, and fishing/crabbing off the dock. It was such a peaceful getaway.

Terrific week at Sunset Point Farm

My wife and our 2 dogs stayed for a week to celebrate our 15th wedding anniversary.The house was very clean and had all the amenities needed for a weeks stay.We spent our time fishing crabbing and exploring the property. We made a couple day trips to Virginia Beach and Chincoteague to see the wild ponies. It was a great vacation!The host Ellen was very hospitable and provided fresh eggs and suggestions for activities.Our favorite part of our stay was the host doggie Birdy! She was so sweet to our doggies and they enjoyed thier time with her on the farm.I would definitely recommend this property and would definitely stay again in the future!

Beautiful home and property, excellent and friendly hosts.

This property is absolutely beautiful and the home is well appointed as well as charming. It literally is a working farm on the Chesapeake Bay which is a wonderful experience. You will enjoy restful quiet evenings sitting at the outdoor fire while star gazing and listening to the wildlife. The chickens and cows were really fun to watch, and there are plenty places on the property to explore. I will say the best part of this trip was meeting Ellen and her family who go above and beyond to ensure a great time had by all. They will treat you like family.This property is a must do if you are looking to unwind and enjoy the serenity of this wonderful place. We look forward to returning.

Beautiful, Relaxing Retreat

I had a wonderful stay at Ellen's property! The home and surronding property is beautiful, well-maintained, and has all the amenities you would want for a relaxing retreat. It is a very special place, with gorgeous views on the surrounding property. My dog and I loved spending time in the yard, taking walks down to the water's edge, and relaxing on the porch at sunset. The kitchen is well stocked and was such a pleasant space as someone who likes to cook. Ellen was an incredible host, very responsive, and went out of her way to make our stay lovely in so many ways - picking us up wild oysters and clams, offering to take us out to the sand bar, bringing us fresh eggs and vegetables from her garden. I will be finding a reason to come back, would highly recommend.

Lovely home and property

We thoroughly enjoyed our stay at Sunset Point! I love old farmhouses and this one was especially wonderful: lovingly maintained throughout and comfortably furnished. Updates to the kitchen and baths are so tastefully done. All the modern convenience while still in keeping with the style of the home. Beautiful! The surrounding property is lovely as well. Quiet and peaceful with plenty of gorgeous views. This was our first vacation with our dog—and he was in heaven. The first thing he did was jump off the end of the dock and swim in the creek. Then there were fiddler crabs to chase and tall grasses to explore. He certainly slept well at night. The Belle Haven location worked great for us. We visited Cape Charles, dined in Onancock and ventured to Assateague. Ellen is a wonderful host. The home was super clean and well-stocked and although she was out of town during our stay, we had no problem with communication. We would highly recommend!

Absolute Gem

We've used VRBOs for years as our family's vacations where the folks from north and south meet. Out of the many homes, condos, cabins and alike, this farm was far and away our favorite. Its very secluded, but a short drive from grocers, a walmart, and a number of great seafood markets. Our host was absolutely incredible, there for suggestions and any help we needed, but in no way bothersome. When we arrived there were fresh melons from the garden, eggs from the coop, and a fresh loaf of sourdough waiting for us. Despite being an old(1700s if i remember correctly)home, there wasnt a single creak or noise, and the mini splits did a fantastic job giving everyone the exact enviorment they wanted. Tall ceilings and enormous windows made it feel very modern with a bit of rustic charm. Beds were very comfortable, and the house was well stocked with needed items, vs the normal ikea shotgun that many vrbos have. The property was impeccibly maintained, with large herb gardens you could grab from while youre grilling or having a clam bake. The host Ellen was absolutely incredible, her home is on the adjoining property, and she was always available, but never bothersome. She helped a ton with planning day trips and coming up with ideas of things to see, and what was worth skipping. Really wish there was a way to give this place more stars, from the fishing, to beaches, it was absolutely perfect.

Ellen & her husband Dennis were very hospitable. Dennis helped us when we locked our keys in our car. He went above & beyond. They saw that we had FRESH oysters at our cookout. Our only issue was FLIES, mosquitoes & the heat. We understand this is that time of year however, if we could've closed off the back porch, could have turned on the fan, & maybe had some citronella tiki and/or candles. The split units in the house were a little hard to understand, so parts of the house were at times hot. We figured them out by day 2. But hey...it's summertime. I would love to come back!

Lovely, private house, needs better cleaning

The property manager is very kind and committed, but the place was really dirty. Not only did we did not want to spend time cleaning on vacation, but in the time of covid, we want to trust that the house had been thoroughly cleaned. The good things: AC, the view, the quiet, the stars, the paintings, the house. The problematic things: We arrived and I started picking up broken glass bottles from the front walk, found lots to clean inside, cabinets full of dead ants, dirty oven, and wrote to the manager who came right over to help out. The house notes say we have to bring out the garbage with us, but there were no garbage bags or paper towels. The manager called the cleaners to come back, but in quarantine, we did not want people inside the house. The view is glorious, but the bugs are intense and the house is on the water, but no swimming in the brackish water. It may have been a bad week and we were unlucky, and I know the property manager will make sure the house is spotless in the future.

Beautiful house with lots of tasteful details and ongoing and future improvements. Bigger than expected - 4 big bedrooms, 2 full bathrooms and one 1/2 bath attached to the laundry room. Awesome kitchen built for giants (or at least very tall people). I would not recommend for families with very small children.

Perfect Retreat From The Hustle and Bustle

Belle Haven is an apt name for this place, it’s a magical place, heaven on earth. Our group consisted of my husband, myself, and our three grown sons and one girlfriend and two dogs. One son came from DC for the long weekend and the other came from PGH for the end of the trip, both pretty easy drives. The house is beautifully decorated with original art, oriental rugs and comfortable yet elegant furniture. The kitchen island is gigantic! The kitchen is well equipped and there is a really nice grill on the deck just past the screened-in-porch. None of us really ever wanted to leave and we had no reason to. This was the perfect place to recharge. Here’s what we all loved about the place: The peace and quiet – this beautiful retreat is far from the beaten path, far enough that there are no distracting noises from other people, cars, boats, etc. All you hear is nature, the water, the wind, the birds and each other. The required unplugging – our cell phones (Verizon) did not get service and, while the Wi-Fi worked fine, we decided not to use it. There was one television in one bedroom and one in the kitchen (which we never tried). We actually hung out together, played cards, paddled, played lawn games, read books, visited, cooked, just enjoyed each other’s company. Fishing and crabbing from the dock. Having our dogs with us and watching them run free on the farm. Staying in – We went out for groceries a couple of times but mostly we paddled out to the sandbar and explored the property. We began our evenings with cocktails on the deck and then grilled fresh fish and shrimp that we bought at the local seafood stand and prepared the crabs that we caught and the oysters we harvested! The Sunsets – both at the end of the cornfield and from the deck and kitchen windows. The sunset was spectacular every night. The stars – no light pollution out there so the night sky was awe inspiring. The beds – very comfortable. The kayaks and canoes – we made use of these every day. I especially loved kayaking out the creek just around the bend and watching the birds in the morning. One of the kayaks had a cup holder perfect for a cup of coffee. From that spot, I would watch white and blue heron and ospreys. Here’s what we did not love: Leaving and returning to reality – that’s it. Also, Pete, the property manager was wonderful! We were lucky enough to meet him on our first day. Thanks for the best vacation EVER!
