The Rusted Roof Ranch offers a vast 80-acre estate complete with a striking home and pool, providing comfortable accommodations for up to 16 guests. Perfect for family reunions, weddings, and gatherings, the ranch can comfortably seat about 28 people at dining tables. Including outdoor furniture and additional seating areas like the bar and breakfast bar, there's space for approximately 42 guests. Boasting an array of high-end amenities, including two studies, a fitness room, and a well-appointed bar overlooking a game room with a pool table, the ranch ensures endless entertainment possibilities. Relaxation awaits on three large porches, one featuring an outdoor fireplace, perfect for enjoying evenings under the stars. Outdoor enthusiasts will delight in the spectacular outdoor kitchen, equipped with a custom-built Pitts & Spitts smoker, gas grill, and high/low burners. Explore the grounds adorned with a lush oasis of oak trees, offering seclusion while remaining conveniently close to the Hill Country's attractions. From wineries and shopping in Fredericksburg to concerts in Luckenbach and river excursions along the Guadalupe River in Gruene, adventure awaits around every turn. Guests have access to the entire grounds, excluding a couple of locked closets and the barn.

A car is a must in the Texas Hill Country. Some local companies offer guided tours that take visitors to popular destinations, wineries, and attractions in the area.

As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.
To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, Emerald Stay Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions.
Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.
HOUSE RULES:
- Occupancy [ 16 ]
- The primary guest must be at least 25 years old and present for the entire reservation.
- Unauthorized parties and events are NOT allowed without prior written approval.
- No smoking on the premises inside or outside.
- Minimum smoking fee: $1000. However, the total charge may be higher if the property's condition renders it temporarily unrentable.
- Fireworks are not allowed.
- Pets are not allowed.
- Please place all outdoor activities back in their designated storage after use to ensure there are no damages (pickleball, basketballs, etc).
- If any furniture is moved, please place it back in the original space it was found.
- There is a grill, a smoker, a wood burning pizza oven and an outdoor fireplace on site for guest use. We kindly ask that you bring your own supplies and extinguish any flames/coals after each use.
- Please do not tamper with the alarm system or you will be fined for $500 as it may result in the ambulance being called out. For emergencies, call 911. For non-emergencies, reach out to us directly.
- If any furniture is moved, please place it back in the original space where it was found.
- There are security cameras on the exterior of the property. Please do not tamper with them.
- Use of firearms and/or weaponry onsite is prohibited.
- In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
- This is a dark sky community. Please be sure to shut off any lights when they are not in use. A Dark Sky Community is a designated area that takes measures to reduce light pollution, preserving the natural night sky for the benefit of both people and wildlife.
- The surrounding area is private and strictly off-limits to guests. Guests must remain within the property boundaries.
Pool Rules:
- The pool is not heated.
- Supervise children at all times Do not leave children unattended on the property or near/on the water.
- No lifeguard on duty. Swim at your own risk.
- Please rinse off before entering the pool.
- No glass or food is permitted in the pool and pool area. Additional fees may apply if glass is found in these areas.
- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.
HVAC Rules:
Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
The home is a water well property, and with the extreme heat and current drought, the pressure is low. Please be mindful of your water use and help us make efforts to conserve. It is best to shower one at a time as the well may not be able to sustain multiple locations all at once.
Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.
As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.

Place and location was amazing. This house had all the amenities you could think of. We will definitely want to go back around the winter time to enjoy the tons of fire places and terrain this property had to offer.

This was the best vacation we ever had with our extended family! The house and the porch were extremely clean and spacious allowing private space for everyone but at the same time the large kitchen, dining, living room, game room, etc provided space for group activities. We have never seen a better stocked kitchen! The expansive grounds were fun to explore. After 4 days, no body was ready to leave the place!

We stayed at the Rusted Roof Inn recently and had a wonderful time! There were 3 generations of us together, and there was something for everyone. From the fabulous furnishings to the lovely hill country decor to the well-appointed kitchen, we lacked for nothing. Oftentimes houses look better in the pictures than they do in person, but not with this house! The house was extremely clean, the pool and fountain were refreshing, and the property was quiet and peaceful. I hope that we are able to stay there again sometime soon!
