What guests don't love that much about our listing:
-Our property is a multi-unit dwelling with separate rental suites above this guest suite and is not accessible to our guests. . All units have their own separate entrances and no space is shared. If you would like to rent the entire house, please contact us.

Our house comfortably sleeps 4 guests with 1 king size bed, 1 queen bed.
- All beds complete with fresh sheets changed after every single guest.

Complimentary Wi-Fi, Netflix, tea and coffee. The kitchen comes fully loaded with brand new stainless steel appliances such as a microwave, fridge, electric stove and dishwasher along with glasses, mugs, dishes and cutlery.

IMPORTANT NOTES & POLICIES — PLEASE READ BEFORE BOOKING

Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.

‣ Damage Protection
Every stay is protected through our partnership with Truví, which includes automated screening and damage coverage — no action needed on your part. We ask all guests to treat the space with care; any damage beyond normal wear and tear may be charged back through this program.

‣ Rental agreement
A brief rental agreement confirms you've reviewed our house rules and terms, helping ensure all stays are safe, respectful, and covered. This must be completed before your check-in instructions and door code are released.

EARLY CHECK-IN / LATE CHECK-OUT
· We are strict on check-in and check-out times due to our cleaning schedule, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the suite is ready sooner, we'll let you know!

LOST ITEMS
· We are not responsible for items left behind. If you think you've forgotten something, contact us right away and we'll do our best to help. A retrieval or shipping fee may apply.

MAIL & PACKAGES
· Please do not use the property address for mail or package deliveries. We are not responsible for any items received at the property during or after your stay.

MAINTENANCE & REPAIRS
· We do our best to ensure everything is in working order before your arrival. If something comes up during your stay, please let us know right away so we can address it promptly.

ADDITIONAL GUEST FEE
· There is a small nightly fee for each guest beyond 2. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 2 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking.
· All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%.

CANCELLATIONS
‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions.

GUEST SCREENING
· Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.

EXTERIOR CAMERAS
· Please note there are exterior security cameras on both the front and back of the suite that record to the cloud 24/7 for the safety of our property and neighbourhood.

LIABILITY, VIOLATIONS & LEGAL NOTES
‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund. Please remember you're staying in our home, not a hotel, treat it with care and respect.

Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights and lock the doors
- Leave all used bath towels on the bathroom floor. - Place TV remotes back where they belong. - Close any windows (if opened)
- Bag all the garbage and make sure to double-tie all bags. - Do a final walk-thru to check for personal belongings. Please send us a quick message when head out so we can alert our cleaners.
Failure to complete these may result in a negative review from the host.
- No smoking of any kind. Penalty: $500 + tax fee - Unregistered guests will be charged a $40 fee/person. - Quiet time hours between 10 PM and 7AM.
- Extra cleaning fees apply if home is left messy - Late check-out: 30 mins=$50; 2+hrs=$149 (do not grant an add'l. stay) - No parties/events allowed

Not what we expected

Sorry to say but we were looking for a property with a back patio and or grill not what we got. Although it was nice inside one bed was way too soft the other I assume was memory foam needless to say uncomfortable, our stay was for 3 weeks (21 days) not enough toilet paper to last that long needed to purchase more warming meals was a challenge unless cooked fresh no access to a microwave or if they even are allowed in Canada and the final issue was not being able to log back into Netflix for the remainder of our stay no matter what we tried location was pretty good nice neighborhood but got to tell you that for people with bad knees beware after 3 weeks of up and down stairs which are pretty steep will cause discomfort definitely will not stay in this unit again would prefer downtown Condo with an elevator Use your own opinion if you book this property just be ready
