Master Suite is located across from the hallway bathroom, offering a peaceful retreat with a King-sized bed and a Smart television for your entertainment. With a large ensuite with a full standing shower and jacuzzi tub and a walk in closet.

Bedroom 2 located next to the living room, features a queen size bed with a smart TV for your entertainment. A remote work area incase that pops up during your stay, there is also a walk in closet.

The Hallway bathroom is located next to the laundry room and features vanity sink and shower tub combo.

Other Amenities: WiFi Wireless Internet. Each bathroom has high-quality linens, bath and pool towels, and a starter set of shampoo, conditioner, soaps, and toilet paper. The kitchen includes a starter set of paper towels, dish soap, individually wrapped sponges and dishwasher pods. Fully equipped laundry room with washer, dryer, iron, ironing board, and laundry pods. This property also features parking for 3, which includes 1 in the garage, 2 in the driveway, and no street parking.

Check-In Instructions are emailed once the House Rules Agreement is signed, Guest List Form is submitted and a picture of a Government-Issues Photo Identification (if required by the city or county) is provided and any additional document that the City or County may require to rent.

1. NOISE LEVEL: `Quiet Time` in this city is from 10 PM to 7 AM; however, `Quiet Time` in this development is effective 24 hours a day. Loud parties in the home or on the premises are prohibited and grounds for immediate eviction. The registered guest/licensee and their guests and visitors agree there will be no disturbance, annoyance, endangerment, or inconvenience of the neighbors. Due to the houses` proximity, using vile or obscene language while outdoors is likely to disturb and annoy the neighbors. All violations and/or fines are the responsibility of the registered guest/licensee. Please contact us If you have any further questions.

2. PARKING: This property also features parking for 3, 1 in the garage, 2 in the drive way.
. All vehicles must be parked parallel and not horizontal or you will be fined. RV campers and/or tents on the premises or parking area are forbidden and you will be fined. All fines and/or towing charges are the responsibility of the registered guest.

3. NEIGHBOR COMPLAINTS: Actions by Tenants and/or guests that result in neighbor complaints or Police being called to this property will result in a minimum of a $1,000 charge to deal with potential HOA and legal issues & fines, which is payable by the registered guest.

4. REPORTING DAMAGE TO AGENT: The licensee agrees to keep the Property in good condition, and upon Licensee`s check-out, the Property will be left in a good and habitable condition. Any damage to furnishings, fixtures, or furniture or other notable condition found upon check-in will be reported to the Agent within two (2) hours of Occupancy.

5. DAMAGE POLICY: Licensee shall be responsible for all damage, breakage, and/or loss to the Property, except for normal wear and tear and unavoidable casualties (as deemed by Agent in its sole discretion) which may result from Licensee`s occupancy. Licensee agrees that all pipes, wires, glass, plumbing, household contents, and other equipment and fixtures will be in the same condition upon check-out as it was at the time of check-in, reasonable wear and tear and damage by unavoidable fire and casualty the only exceptions. The licensee understands that the Property will be inspected prior to Licensee`s check-in and upon Licensee`s check-out. You acknowledge any loss and/or damage to the Property that will result in a charge or charges for repair and/or the replacement value.

LICENSEE HEREBY CONFIRMS THAT HE/SHE UNDERSTANDS THESE CHARGES MAY BE POSTED TO THE CREDIT CARD ON FILE, OR If AGENT IS UNABLE TO CHARGE THE CREDIT CARD, HE/SHE WILL PROMPTLY (AND IN NO EVENT MORE THAN 10 DAYS) SUBMIT THE MONEYS DUE FOR FULL COST OF THE REPLACEMENT OR REPAIR.

6. SMOKING: This is a non-smoking home. You are permitted to smoke outdoors on the patio or courtyard. Butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy will incur a $1,000.00 Additional `Smoke Damage` Cleaning Fee to remove smoke odors from the house and/or linens.

7. MINIMUM AGE: I am 25 years or older and staying in this reserved property for the duration of the above-reserved dates.

8. USAGE OF UTILITIES: The Total Occupancy Rate assumes and includes a reasonable usage of utilities. If the thermostat(s) is(are) adjusted below 74 degrees Fahrenheit in cooling mode there will be a penalty of $100 per degree per day for the total duration of the Licensee`s reservation and/or above 74 degrees Fahrenheit in heating mode there will be a penalty of $50 per degree per day for the total duration of the Licensee`s reservation. Running the air conditioning system at a temperature setting below 74 degrees Fahrenheit will use excessive electricity and could possibly freeze up the unit. Pay-Per-View movies and other premium services are not included, and if ordered during your stay, they will be charged to the credit card on file. All Penalties are due right away.

9. VIDEO SURVEILLANCE & NOISE MONITORING: We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We use smart home technology to improve your experience. This Property has security cameras located above the driveway, outside the entry way and a doorbell camera on the front door. This video footage is not shared and is recorded for liability reasons in the cases of a break-in, death, injury, guests disregarding the maximum occupancy allowed, and in no way infringes upon the guests’ expectations of privacy in these public areas of the property. This Property has a smart home device that measures volume levels throughout the property and allows us to respond to noise nuisances. This device in no way records conversations. Any attempt at disabling or obscuring the devices is prohibited and will result in the guest being evicted without a refund. Licensee will also be asked to leave the property immediately without any money returned.


11. The Pets are not allowed
