We stayed here ten years ago for a family gathering. This time our group of fourteen, my spouse and I, four children and their significant others and four grandchildren easily fit in this very comfortable house. In the ten year interim Gregg made many improvements to make this a great place to gather a large family group.
The house was awesome for our visit to Cooperstown dreams park. We pulled up and the pictures don’t do it justice. It’s big, in a quiet area, and close to the park and downtown. If you have a large group don’t hesitate to book.
Beds and pillows were great, plenty of room for our large group to be very comfortable, kitchen has every appliance and dish you could need, and host was super communicative and easy! Perfect location for downtown and Dreams Park. Couldnt ask for anything more!
Loved working with Greg and team. They were fantastic. Property was as described in ideal location to enjoy one of the most anticipated weeks of our lives. You won't regret staying here!!

Beautiful historic home. Small kitchen, but extraordinary great room and large dining room - great areas for gathering. A couple of the bathrooms need a bit of love, but otherwise a wonderful property.

April 2019 I removed a wall and expanded kitchen, added cabinets and all new appliances. Additionally, upgraded fixtures in bathrooms and tripled size of outside patio area. Thanks, Greg.
House was great, family had plenty of room to spread out.
Views, picture perfect.
Proximity to village was just a quick 2 mile car drive.
All in all a great stay.
Property definitely old and a bit run down. Needs a major cleaning but we hung outside and enjoyed the lovely grounds

Property is historic , renovated for an Ambassador to England by a famous architect who designed the Singer Building in New York City, the original part of the Baseball Hall of Fame, and the Farmer's Museum Stone Structure, as well as many distinctive properties in Cooperstown. I have maintained it's historic nature while adding the modern convivences.
Additionally, I maintain contact with my renters, and they did not express any concern for cleanliness, otherwise I could have sent my cleaners to address any concerns.
I am glad you enjoyed the outside spaces and the expansive lawn.
We can’t say enough about this house and the wonderful owner and gentleman who maintained the property. They were so incredibly responsive and helpful. The house was perfect for our group - plenty of room for everyone to have their own space and the outside area was amazing! Perfect for sunsets and cocktails! We’ll be back!!
This house has more bedrooms than we could even use! The kids loved the space, lots of room to run and play. Host was very nice and made sure any needs/concerns were addressed quickly. Definitely a good choice for anybody.
House was great and enjoyed by the kids and parents in our group. House and outdoor space is larger than it looks. House has great character; felt like we were in a game of clue. Greg was great to communicate with! Close to Dreams Park, even closer to downtown.
This is the 3rd time we have stayed at this property, and it never disappoints. The home is large and fits our family of 15 comfortably. It is close to everything in Cooperstown. Greg the owner is easy to contact and work with, we'll be back. We highly recommend.

We recently stayed over a long weekend and had a wonderful time! The house is absolutely beautiful and accomandating for a large family gathering. Everyone in out party had comfortable spacious rooms and personal bathroom. We enjoyed the grounds, the views, and sitting on the stone patio all weekend enjoying one another's company. It is a very private location, which we appreciated, yet not far at all from wonderful Cooperstown. Our host, Greg, was gracious and answered messages in a very timely manner. Beds were all great, and AC Units cooled the bedrooms sufficiently plus acted as sound machines. We enjoyed the large island in the center of the kitchen, and kitchen was well stocked. Internet was spotty. There were many bugs/spiders in the house, bats/birds in the chimney, and a bear that got in the trash at night. It made for great stories.

Sorry about bugs, being in the country and hosting multiple families it requires vigilance to maintain nature outside. Will address capping chimney to keep anything from entering, but if chimney damper is maintained shut it is not a problem for the living quarters.
We had 14 people and everyone had a bed. The kitchen had everything we needed to cook a Thanksgiving dinner. The beds are SO comfy! There are local hikes and we even walked to downtown Cooperstown. My suggestions are a coffee carafe because 1 12-cup pot doesn’t cut it in the morning and we were constantly (slowly) brewing pots, a WiFi signal booster in the great room, and a second heater for the great room. Had a great holiday weekend!

Really can't say enough about the home , was stunning, Old English style home... the view off patio was so relaxing with all lilacs in bloom. The comfort of the beds, cleanliness of the entire home, the incredible ballroom with the huge pool table....we loved the history of the home from the cathedral ceiling in great room to the piano ( which i enjoyed playing -not tuned but the history behind the piano and the woodwork of furniture was beautiful) my nephew loved the hidden staircase coming from the second floor too... his only complaint was he couldn't stand up in shower - he's 6'3 so we laughed... Host Greg was great to deal with was very prompt with few check in questions and of course when we wanted to know about history of house, quick to respond... check out procedure was just as easy as check in... home was in such close proximity to everything we wanted to do... bucket list item for my 60 th birthday , Baseball hall of Fame, golf at leatherstocking golf course and rail explorers ride in milford...really was a wonderful weekend ....

A lovely family weekend. We were an extended family of 13 visiting over Thanksgiving. Everyone had a bed (instead of pull out couches which the younger set truly appreciated!) and there were plenty of bathrooms. Kitchen was very well equipped and the high kitchen table served as both a focal gathering spot as well as a game table at night. Large dining room table in the dining room which easily accommodated all of us. Plenty of parking for the SIX cars that came from four different states. Check in was straight forward and communication was very good with both Greg and the local contact, Christine, who was flexible with our arrival time. The only complaint was that this is an old house and some rooms were cold in November. The large living/game room, in particular, was cold and as it was the only space where we could all gather to watch a movie or chat, we did have to pull down blankets to be reasonably comfortable. (Plenty of extra blankets were provided.) There is an extra block heater in that room, but it never really seemed to get warm enough. Despite that, we used the room often and the teens in particular appreciated the pool table. But it was the one complaint. Not sure what can be done about it given the size and height of the room and obviously, only an issue for a few months out of the year.
The only other suggestion from our group was that the large exterior parking area light was on all night and shone into the one small back bedroom. We wondered whether a room darkening shade might be a helpful addition there. Just a suggestion.
Overall, though, a very lovely stay in a beautiful old house on a wonderful piece of property five minutes out of Cooperstown. We would definitely return should our travels find us in Cooperstown again. Thanks.

The large living game room does get warm, the heating system designed many years ago. Unfortunately, if the radiators close to the thermostat are turned up too high it will shut heat off before that room is up to speed. I am sorry you weren't as comfortable as you you could have been and wish you would have contacted me to resolve the issue.

There were five families who stayed at this incredible property. There was plenty of room for all of us.
All the appliances were top notch, the kitchen was stocked with everything you could need (except a blender!!), the towels and linens were very comfortable and very clean, the ac units in the bedrooms were more than enough to keep us cool while sleeping, and the great room was GREAT! The pool table was a big hit.
The iPod player could use some updating. No one had a device old enough to fit the large plug on the player, and a radio station was not easy to get. Since there was no a/c in the great room, we opened the two sets of doors to let in fresh air. As one screen was torn, we decided not to use that door since we'd rather be warm than eaten up by mosquitoes. More fans or a portable a/c unit would be a big help in the summer.
Our bed was very comfortable, and I heard no complaints from anyone else. The water pressure and hot water were perfect.
The grounds were beautiful and lush. Maybe a little too lush. We were warned not to go in the tall grass (most of the property) because of ticks. No hiking around the many acres for us unfortunately. The kids wanted to explore, but no luck. We did see racoons, rabbits, deer and a wood chuck. Love the natural beauty.
The outside entertaining area was large and perfect for a group dinner. Nice big grill too.
The location was fantastic. Not too far from the town or Dreamspark. My boys wanted to fish, so Kristine, the property manager, went out of her way to wrangle some fishing rods for them to borrow. No fish for dinner, but the boys had fun trying. One recommendation away from Cooperstown...we all did a tour of Howes Cavern. Awesome! The 52 degree cave was a nice change from the hot, humid day. Just be prepared with warm clothes.
A last suggestion...it would be nice to have an extra fridge when renting to a large group. We could not fit everything in if we also wanted to have cold drinks. Maybe a smaller drink fridge??
All in all, a fantastic experience. I would HIGHLY recommend this property to any group.

Thanks for the feedback. I replaced the missing blender. Also, I have a SONUS music system which doesn't use an IPOD player , rather you download the SONUS application to your phone which allows you to play music from your phone as well as Pandora or other stations you might subscribe to. (there are speakers in kitchen, dining room, and Great Room) Additionally, I have repaired the screen in the Great Room. The yard is quite extensive for the kids to play, and there are acres of woods to explore, as long as you take normal precautions for ticks when in the woods as you would anywhere else, there isn't a problem. I have a couple fields that are not meant for playing that don't get mowed weekly like the lawn .
Our family flew in from all over the US to have a winter reunion in 2021 since one of us lives in Cooperstown and we all wanted to visit. The vacation home is very close to the village and sits on beautiful land with fruit trees and pretty views. The house is perfect for large groups because of the unusual number of bathrooms and bedrooms, plus common areas with ample seating. It's a special place we will hope to visit again. Well appointed and generous rental home. Highly Recommended!
