Memorable Vacation Awaits on Big Chapman Lake! Sleeps 8! Optional Pontoon!
Discover the beauty of the Warsaw area from this charming 1300+ square foot, 3-bedroom cottage with an all window front providing a beautiful and unobstructed view of Big Chapman Lake, Day and Night.
Nestled in a peaceful setting, this gorgeous retreat offers 2 queen beds, 1 bunk bed, 1 child bed, and 1 roll-out twin bed for a tranquil night's sleep. With amenities including AC, gas furnace & fireplace, tv's in every room, WIFI, washer & dryer, firepit, propane grill, large deck, kids fishing rods, a few blow-up kayaks, large garage with 55 inch tv, ping pong table, foosball , air hockey, game table, and couch (especially nice for rainy lake days), flat lot to the water with swimming area, and plenty of paved parking, guests can relax and unwind in this cozy space. We have many, many great restaurants nearby and will share some of our favorites in our guest book we are building. You're sure to make fantastic memories with a stay at our place.
Separate from the cottage, typically beginning in May through Thanksgiving, we have available under a separate lease agreement a nice tritoon for your enjoyment. The tritoon, a 24 foot Sylvan with a 115 hp Yamaha outboard engine, can easily board up to 10 people. It's a very nice boat for cruising the lake, heading to the sandbars, and for fishing. For those of you experienced and comfortable with safely driving and navigating a large pontoon, please let us know and we will provide the pontoon rental cost, lease agreement and further details. Note the tritoon can be rented for a single day, a few days, or all of your stay, but we ask that it be leased for consecutive days only.
A final note ... our neighbors are primarily year round residents and are our friends. Have a WONDERFUL time but please remember to respect our neighbors. Please DO NOT leave children unattended while swimming or near the water. LIfe preservers are available upon request.

Strip any used beds and gather used towels
Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights, lock the doors and return the keys
Please place the keys in the key lockbox on the garage access door (where you obtained them upon arrival) and close the lockbox.
Please place all items that require laundered, primarily linen from used beds and used towels, in a pile on bathroom floor
Please make sure all items used during your visit are accounted for and placed where originally found - thank you!!

My wife Mimi and I have 6 children, ages 23 through 38, and 5 grand-children. We call Carmel home, and have also lived in Fort Wayne and Lawrence Kansas. My family owned a restaurant in Fort Wayne for 40 years. We have been a lake family over the years, owning properties on Crooked Lake and Lake Jimmerson, both in the Angola area, as well as a slip and a boat on Clinton Lake in Lawrence, KS. With Warsaw being a bit closer to Carmel than Angola, we decided to explore the Warsaw area, and are so glad that we did. We purchased our cottage in April of 2024 and have made multiple improvements over the last year - all a labor of love. We hope you will notice our efforts. Over the past decades we have owned a few places in Destin and Sarasota Florida where we have always vacationed over the years. We loved our experience leasing to many individuals and families over the years, and got to know many of their stories very well. We enjoy people, and thought it would be great to become hosts again on Big Chapman Lake. We love our neighbors, most of which are year-round residents, and have become fast friends with our property manager and neighbor, Kim Zartman. Kim and Jennifer have lived across the street from us for over 3 decades, know everyone and everything about the area, and are so much fun. We are so happy to have Kim, an avid bass fisherman, as our on-site property manager, ready to help you with anything you need. My wife Mimi and I are only 2 hours away and are always reachable 24/7.
Why they chose this property
First off, as you can see in our pictures, the lake view is unsurpassed. A close second - all our neighbors - all the people we have met, are very, very nice. All of our neighbors take great pride in their homes. The entire lake area has many large, mature trees. Our lot is flat to the water making it very usable for whatever activity suits our fancy. Big Chapman is a nice size - big enough for plenty of activity and opportunities for enjoyment, while not being too large and rough. It's connected to Little Chapman, which has a speed limitation, making it a great place to anchor and swim, and of course, fish, As you can see on a lake map, our neighborhood is actually a peninsula called "Happy Landing", which is a very appropriate name! We think where we live is the best shoreline on the lake. The peninsula typically provides a wind break so the water in front of our cottage is usually pretty calm, which makes docking the pontoon that much easier. The lake in front of our cottage, out to around 100 yards, is mostly 3 to 5 feet deep. Much of the bottom is sand and rock, with some weeds, but not too much to enjoy in our opinion. When not at a sandbar, we float and swim out in front of our cottage often. At all the lakes we have been on over the past decades in Northern Indiana, we have found a cheap pair of swimming shoes provide a little extra comfort, but we would also say they are far from necessary. Of course, all the great restaurants in the area were a huge surprise to us, and something we talk about with our friends in Carmel all the time. And being 10 minutes away from all the Warsaw amenities is such a positive we think cannot be overstated. In short, we love everything about our neighborhood.
