Great corner two-bedroom Penthouse apartment with balcony views -- even breaching whales in Banderas Bay!Clean, secure, maintained building that's only blocks from everything in the Zona Romantica. Wonderful roof deck and infinity pool for the non-beach days. Easy communication with the owner and property management before and during our stay. Very much looking forward to a return stay.

Relaxing modern PV penthouse with ocean view and

Modern unit with large living area and balcony with old town and ocean views. Great location to walk everywhere. You’re near the middle of it all but tucked just a little bit away to have some peace and quiet. Building was very quiet with friendly residents and staff. Roof top pool area had ample space for sunning and lounging. Highly recommended property.

We spent a week here with another couple and it was great. The location is ideal, security great, rooftop area and pool divine. The owner is genuinely interested in the quality of your stay and obviously put thought into furnishing and stocking it. I would definitely recommend it if you're looking for a high quality condo with lots of extras.

We really loved this location! after seeing all the different areas of PV we decided we DEFINITELY made the right decision! Everything was in walking distance food, shopping, nightlife and the beach… and the Malecon! The Condo was clean and beautiful and the pool was amazing. This is a beautiful spacious unit, great rooftop pool, cannot beat the location. Michael and the property management staff, Patricia and Lupita were very responsive and took care of everything we needed. Highly recommend this condo.

Exceptional Place

We were unfortunate enough to be staying there when a category 4 hurricane hit. We lost power for a couple days and water. Walking down and up 6 flights of stairs was not an easy task haha. You can’t help mother nature. This property is great. I’d love to stay here again on a typical week. The condo is spacious and clean. There are 3 separate patio areas which is cool and all the windows make it quite a sight. You can’t go wrong with this place. Oh and the rooftop pool is great.

Beautiful Home!

We had a great time at Michael’s condo! The space is GORGEOUS, and the location can’t be beat!! It’s a five minute walk to the malecón, restaurants and groceries are all very close by, and there’s a GREAT little cafe right across the road! Just a little bit of info for those traveling with little kids. The pool isn’t great for kids who are at the age that they like to play in the pool. It’s quite small, and being a rooftop infinity pool, if there’s a lot of movement, the water splashes out onto the balconies of the people below. Just something to be aware of if you’re traveling with kids! Other than that, it was amazing and perfect!!!!

Another wonderful stay at this penthouse!

This is our second stay at this penthouse property and we loved it. The location is right in the middle of everything - two blocks to the beach and in the middle of many fine restaurants. The rooftop pool, hot tub and seating areas have all been renovated and are lovely to use if you feel like skipping the beach. Our two boys enjoyed the pool, and according to them, it is the best feature of the condominium building. To me, the modern kitchen with every amenity and kitchen gadget was most appreciated. Along with the three balconies to sit and read for some “down time.” I especially liked utilizing the balcony off the living room at night. The views of sunset over Banderas Bay are magical, all the while enjoying live music from the restaurant across the street! Michael, the owner, is wonderful with communication as is his local property management team. Every possible detail was taken care of. I can not wait until we can return again to this lovely condo!

Great stay right in the thick of it!

As someone partaking of the neighborhood nightlife, the location could not have been more perfect. Very close to the bars and entertainment we frequented, yet high enough above the street to not have the noise AND have great views with wonderful air flow. Turned off the a/c right when we arrived and left the windows and doors open the entire trip. The showers are generously sized with great pressure, the beds are comfortable, and the rooftop pool is gorgeous. Not overly populated during our stay, so acquiring a chaise by the pool was not difficult. neighbors are all very friendly. Delicious taco stand right on the corner and coffee right across the street in the morning. The kitchen is very large and perfect for entertaining, if you so choose...but why would you with all that surrounds you?! Already tried to book for next year but someone has already claimed the first three months of the year. But I'll keep trying! Great value and a great experience.

Not exactly as expected

I have mixed feelings about this rental. One of the reasons I rented this property was because it offered a full washer/dryer in the unit. My pre-arrival welcome mail from the owner talked about having these amenities when considering my packing requirements. Unfortunately, upon arrival I was told that the washer was broken and would not be fixed during the length of my stay. I reached out to both Roger (the property manager) and Michael (the owner) to explain that being without this advertised amenity was an issue because I had not packed extra clothing. The response from Roger regarding the washer/dryer: "Owners do not /cannot guarantee that they will be working..." He suggested that I take my laundry to a laundromat every morning and pick it up before they close for the day. I don't want to make trips to the laundromat...that's why I paid for a unit with a washer/dryer. Michael had specifically requested I contact him with any issues or problems during my stay. The owner response: silence. The views from this unit are outstanding. The kitchen has the basics, but not much more. The bathrooms are beautiful but not separated with a door from the bedrooms. It can be noisy for anyone sleeping, but you could always use the 3rd full bathroom down the hall. I was awake later than I normally stay up on most nights from the noise from the bars. You get great views and location, and the noise that comes along with it. The pool is beautiful. It's a bit on the cool side, and a few residents that I spoke to said the management was keeping it cooler than in the past. It felt cold to me on all but one very hot day. Only one hot tub of two was operative. And it was warm, but not hot. Again, the thought from a few residents was that the temperature was lowered to keep down costs. I have never been to V399 before so I do not have a comparison. Twice when we went up to the pool there were no lounge chairs available. Truthfully, I would not rent this unit again. When I explained my concerns about the lack of an advertised and needed amenity, Roger was quick to let me know, in an unexpectedly condescending way, that my expectations needed to be changed instead of finding an acceptable solution. Disappointing.

Fantastic condo in a great location

We really enjoyed the stay. The condo is very nicely furnished; the beds are comfortable and there is plenty of room. The kitchen is fully stocked; I appreciate it had a kettle and coffee maker. The rooftop pool in this building is one of the best I've seen in PV. There are many wonderful restaurants just a few minutes walk away. The people from the property management company were very friendly and punctual. We can't wait to come back.

Great Experience

Our group of two adult couples were very pleased with our experience. The condo came exactly as described - clean, secure, great rooftop amenities and more. The location in the heart of the Romantic Zone made it a short walk to shops, restaurants, bars and markets. Our interactions with the property staff and condo property management were all friendly and efficient. We'd recommend this condo to anyone wanting to stay in the heart of PV in a modern fully-equipped apartment.

What a great trip to Puerto Vallarta! This condo is in a great location with lots of restaurants and attractions in walking distance. Pool on the roof was wonderful and we had great sunset views from our balcony. AC worked great and condo was clean and well stocked. Even better, Michael was responsive to our needs and so accommodating as I was traveling with my elderly aunt. Thanks for the great visit Mike! You were the best and your condo was perfect.

Wonderful Introduction to Puerto Vallarta

Spent a month in Puerto Vallarta in Michael’s condo. An absolutely wonderful time. The building is literally on the fringe of everything that is happens in the old town - Zona Romantica. WIthin walking distance of wonderful restaurants and bars. And 5 blocks from the beach.. The building is beautiful. Very well kept with exceptional rooftop pool and spa area. The accommodations were even better than we had expected. Well kept, fully stocked, with an incredibly large patio with an ocean view. The property management was very responsive to the very minor issues we had. All in all a great experience. We tried to book for next March but was already taken! Highly recommended

You don't have to look further.....

Great condo....spacious....nice rooftop....nice view.....everything is walkable. Fantastic restaurants near by. Something that is important to me is water pressure especially in the shower. It was wonderful. I highly recommend this place.

What a beautiful, spacious property!

The pictures of this property don’t do it justice. This penthouse was absolutely what we needed for my husband and our two children. Bedrooms spaced on opposite ends of the unit. And those views - stunning! I enjoyed sitting on the living room balcony at night to listen to the music from the restaurant below and watch the fireworks over the bay. We had everything we needed to feel at home. A well stocked kitchen with every type of gadget that one might need. Modern appliances and beautiful finishes throughout. Bathroom showers had great water pressure, something that can often be lacking in Puerto Vallarta. Michael was very easy to work with, considering he was on his own vacation at the time. Due to airline return flight issues, we ended up booking an additional three nights. And Roger and Keith with the local property management company, were cordial and very attentive to some issues that popped up during our two week stay. Be mindful in summer, construction projects in the building are being attended to. It may be good to just periodically place a disclaimer on the VRBO listing with some anticipated construction projects. My only recommendation would be to possibly put a plexiglass or tile roof on the dining room balacony like some other units have done. My son and I were sitting on that balcony one morning and suddenly a wave of water came over from the rooftop pool above and we got drenched. Seems when it rains, the pool overflows a bit. If people start moving or swimming, the waves spill out over to below. Thankfully he had just placed his iPad inside, so all was well! You really can’t ask for a more convenient location. 2 blocks to the beach, a short walk to the farmers market for fresh produce and meats, and restaurants galore in a 5 block radius. I highly recommended this penthouse and look forward to coming back and enjoying all of the rooftop renovations!

We chose this property because of the reviews. I will have to say it is a nice condo in a great location. It is spacious and has fabulous views however if you have any problems with anything during your stay do not expect any customer service or help from Michael, the owner, or his management team. We had a very unfortunate incident on our first day there. We parked in the underground garage. When we went to go out the garage door came down on our rental car right as we were going under it. When I tested it later it has a non working eye sensor. So not only does it not detect a car being underneath it but also when it hit the top of the car it didn’t automatically go up like a home car garage door does. So it was obviously malfunctioning. This is obviously a big safety concern for this building but after contacting the management team and the building they both blew us off and said to talk to the owner Michael. The building said it was working fine which it obviously wasn’t. Michael wouldn’t return our messages until we contacted VRBO directly. He then called us and spoke down to my husband and accused us of somehow causing the problem when we were the victim. He was way more concerned about the fact we called VRBO then our car. He never asked how much damage or if we were okay. He doesn’t care about his clients only his business and his management team doesn’t either. So if you stay here be prepared that they will not help you if anything goes wrong.

Best location!

Great location, next to some of my favorite restaurants and a few blocks from the best bars and nightclubs! Some elements could use a little sprucing up, but overall a wonderful property with comfy beds, well appointed kitchen and spacious balcony. The rooftop pool is a wonderful space to relax and cool off, and has nice views of the ocean and city. I'll definitely look it up again next time I visit

Best location

This penthouse could not have been in a better location. It was close to Tucan Fredy where we ate breakfast inexpensively everyday that we didn’t cook ourselves in the bueatiful stocked kitchen. Starbucks is just down the block on the way to the beach and shopping. The roof top pool was clean and offered amazing views of the bay and the mountains. I would stay here again without a doubt.

PV is wonderful and the location of this condo is the best. Walk right out of the door to the magical streets of PV. Close to everything!! The rooftop terrace is the most amazing, beautiful space in PV! An oasis right in the middle of everything!

I have thought of everything you might need to enjoy your stay...a comfy bed, cable TV, fully equipped kitchen, hair dryer, beach towels, iron/ironing board, vacuum, etc. All 3 balconies have seating. This property has filtered water and AC, so all your comforts are taken care of!
