Welcome to Blue Snapper, your tropical retreat nestled in the heart of Blue Mountain Beach along the scenic 30A corridor. This spacious 4-bedroom, 4.5-bathroom home comfortably accommodates up to 12 guests, making it perfect for families or groups seeking a memorable beach getaway.
Situated south of Scenic Highway 30-A, Blue Snapper is tucked into a tranquil neighborhood in Blue Mountain Beach. The area boasts sugar-white sand beaches, emerald waters, and is in close proximity to excellent restaurants, a Publix grocery store, boutique shops, and opportunities for bay and gulf fishing. Experience breathtaking sunsets and the charm of coastal living during your stay.

All guests will be asked to provide their email, and Sunset Luxury Properties will email you the Reservation Confirmation, which contains a link to confirm your reservation and agree to our Rental Agreement/Terms & Conditions. Just so you know, the agreement must be e-signed within 72 hours of your reservation being paid in full.
Once this is completed, your guest portal will be available to access and include information about check-in, the rental, including address & more! Door codes will appear in the guest portal at 4:00 pm on the day of check-in.

Before check-in, guests will be required to choose between paying a damage deposit or paying a damage waiver.
The damage deposit is $500 and is refunded after checkout, assuming there are no damages. The damage waiver is $79 and is non-refundable. The damage waiver waives your responsibility to pay for accidental damages that occur during your stay. The damage waiver does not protect against negligence or intentional damage.

Guests must provide us with a copy of their driver's licenses for whoever plans to operate the golf cart, as well as a copy of their auto insurance.

Blue Snapper 30A has access to a community pool and gym. 2 Keycards are provided for guest access. The cost to replace a lost/stolen key card is $100/key card. The damage waiver does not cover lost/stolen key cards. If guests choose to pay for the damage deposit and a key card is lost/stolen, it will be taken out of the damage deposit.

Essential Things to Know:
After your reservation is booked, you will be provided a link to our Guest Portal to confirm your reservation. Here you provide all contact information, add your additional guests, upload a photo of you holding your ID, and agree to our terms and conditions. You will have 72 hours to complete your confirmation. Failure to complete this within 72 hours of booking may result in cancellation of your reservation.

1) WE DO NOT ACCEPT WIRE TRANSFERS or CHECKS. We accept Visa, MasterCard, Discover, and AMEX only.
2) CONSTRUCTION IS IN PLACE ALL OVER Panama City Beach and 30A. We cannot be held responsible for construction.
3) MUST be 25 years of age or older to rent. No homes will be rented to students or singles under the age of 25 unless accompanied by a parent or guardian staying at home for the Rental Period.

CANCELLATION POLICY
Guests who cancel their reservation 60 days or more before the check-in day will receive a 100% refund.
Guests who cancel their reservation 31-59 days before the check-in day will receive a 50% refund of the rental total.
Guests who cancel their reservation 30 days or less before the check-in will receive no refund.

House Rules
No smoking inside the condo or on balconies.
No pets.
No parties or events without prior approval.

Age Requirement: The primary booking guest must be 25 years or older.
Quiet hours: 10:00 PM to 7:00 AM.

Driving Directions:

From Northwest Florida Beaches International Airport (ECP) – Approx. 45 minutes

Exit the airport and take FL-388 W to FL-79 S.
Turn left onto US-98 W and continue for about 26 miles.
Turn right onto County Hwy 83 and continue south.
Turn left onto Snapper Street, and Blue Snapper 30A will be on your right.
From Destin-Fort Walton Beach Airport (VPS) – Approx. 1 hour

Take FL-85 S to US-98 E.
Continue on US-98 E for about 32 miles.
Turn left onto County Hwy 83 and continue south.
Turn left onto Snapper Street, and Blue Snapper 30A will be on your right.
Biking & Walking:

Easily bike or walk to local hotspots, restaurants, and the Blue Mountain Beach access.
The 30A bike path runs nearby for a scenic ride through neighboring communities.
Golf Cart Rentals Available:

Golf carts are a fun and easy way to explore the area. Several local companies offer rentals with delivery right to the home.

Uber & Lyft are available but may have limited availability during peak hours.
