Loved the house. Very large but the size was what we are used to. Everything was perfect. Had some trouble with the pool but the property manager called me right back and also came over the next morning to check the pool.

They had everything we needed. The only 2 cons was we could not get the pool lights to work for our night swims & they expect you to have all the towels & linens washed & folded prior to checkout. (what does the $225 cleaning fee cover then?)
The water was nice & warm. The neighbors were friendly. It was perfect for us & our adult daughter with her family! Beautiful property with a property manager that responds quickly. We will definitely stay here again when in the area.

miscommunication between property manager sorted out.
Arrived on a Thursday for 5 nights... Made it through 4 nights. Luxury villa with hot tub and pool, sure. Hot tub was cold when we got there. Handyman came and turned it on and I waited 3 days for it to be a Warm tub. In one of the bedrooms with 2 twin beds, one bed was broken. The internet was turn off when we got there. We had to reset the internet everyday. We noticed Friday morning it was a bit warm. Maint. set up an appt to have tech come. (Same A/C man that repaired A/C a wk or 2 prior) said he found an irrepairable leak and needs to replace the evaporator coil. He would have put refrigerant in to see if we could get a little bit of cooling out of it, but after speaking with the owner of the property, he was told not to do anything more and to give them a price after the weekend. I reached out to the owner and of course, I couldn't reach him. Claims he was out of range by phone. Texted his wife. Nothing. Now.. just so happens, my brother and I own a heating and A/C business. I KNOW stuff happens. I also know I would try VERY hard to keep visitors cool in Florida. I asked for compensation for the lack of A/C and the fact we ended up leaving a day early and got a hotel with air conditioning. Owner asked me for a 5 star review.

- Hot tub: Our records show the handyman addressed the issue promptly, maximizing heat settings given the cold weather of low 3 degree Celsius and high of 13 Celsius.
- Broken bed: Apologies for the inconvenience; we'll ensure it's fixed or replaced.
- Internet: We have no record of issues; our system shows it was functioning normally.
- A/C: We had the unit recharged during your stay. Given the cold weather (low of 3°C), heating was actually in demand. The evaporator coil replacement was scheduled post-checkout. Although coil replacement didn’t work and a brand new unit has been installed.
You mentioned leaving early due to personal reasons, unrelated to the A/C. We value your feedback and hope to clarify the situation. If you'd like to discuss further, let's connect.

Pool pump had cut wire on it and wasn’t working. Host said couldn’t fix until maybe Monday when we arrived Saturday. Which meant no circulation of water and no heat for pool or hot tub. Not as listed. VRBO helped us find a different property. To be honest the house is a very nice house, just not maintained well. Host was not willing to refund. Would not recommend staying here unless different host takes over property. Stay at your own risk.
This was a perfect home for our Family of 6 to stay in for the weekend. The space is very welcoming and felt and smelled very clean. The whole family loved it! The pool was excellent!
Property was as pictured, with space galore. Our family was super comfortable here and totally enjoyed our stay. The pool and patio were great! Pool temperature was perfect, but the hot tub could have been hotter. Two sectional couches meant there was enough space for everyone to relax comfortably. It's in a very safe neighborhood close to the Interstate and shopping district. It's about 25 minutes from the nearest beach and 1 hours from Fort Myers Beach, so just something to be aware of. Property manager was super friendly and responsive. We had a great visit.

Rodney extended his stay for 2 days and as a returning guest Rodney was given the priority to do so. Another guest which had just booked the same dates was cancelled in order to accommodate last minute extended stay. This was hard for Rodney to comprehend as to what was being done to make his stay top level. The behind the stages work and communication was rather confusing for Rodney and also the extra charges for the 2 days was thus added for the extended period. Rodney we love to have you back soon with confirmation of dates ahead of time to avoid such situations. Rodney is always welcome back.
Made last minute plans for vacation on a Saturday night! Host had house cleaned on a Sunday morning and ready to go! Very clean pool was great! Will definitely be back!

In error the star rating has been made for a separate property.
We arrived to find the house had not been cleaned. We spoke with a property manager who was out of state. We offered to clean ourselves, since it was a holiday weekend and we needed the accommodations immediately. She insisted on pictures for proof, which we provided in abundance. We asked for fair compensation, to which she agreed to determine before the end of our stay. We heard nothing.
The cleaning we preformed included the refrigerator, vacuum carpets, swept tile floors, wiped down bathtubs, wiped down all general surfaces, dumped trash from previous tenant, cleaned dirty dishes, washed linens and towels, and disposed of insects. The kitchen was infected with ants because of remaining trash and food residue on counter areas. It took several days to get the ant situation under control. We spoke with the local property manager, who said the regular cleaners were dismissed in lieu of the owners cleaning themselves.
To further exacerbate the situation, several amenities we counted on were not working. The internet was down. It took 3 days to fix. Family members had to find accommodations to work elsewhere. The pool and hot tub were cold, so we asked the local property manager to correct. The coffee maker did not work properly, the gas grill would not light, and there was no satellite/cable TV.
We have never left a bad review on rental sites before, but our stay was truly unacceptable. We attempted to negotiate a resolution with both the host and VRBO several times. Ultimately, the host offered a $120 refund for our "inconvenience " on the rental. (He reduced his original offer of $400 by $280 heating utility bill for use of the pool and spa heater, which was listed as included amenities). At the very least, we should have received our $225 Cleaning Fee paid.)
NOTE: The host has since removed the word "heated" pool from the title of "Luxury Salt Water Pool and Spa Home." However, the amenities listed still include "hot tub." This is truly misleading. The local property manager said the pool shares the same heater as the hot tub, which the host insists requires an additional payment (which is not disclosed on listing).
We paid a premium for this rental because we thought it included a hot tub and would be in a good location. The property was almost an hour away from the beaches and not even close to local attractions.

Our priority is to make our guest stay comfortable in a clean home where they have the best family times. All service is done professionally. The day Shirley checked in my manager informed me that we are seeking trouble from her. We immediately alerted VRBO and requested that they provide us with her previous referral and rating to ensure that we don’t end up with a guest who has a history of claims . The internet connection was cut off due to a storm night before check in and when Xfinity was called to attend they were not available to resolve as Shirley had gone to the airport to pick family. We spoke to Shirley and still got that resolved within 24 hours. Shirley then demanded a 25 percent refund and our notes to her had confirmed that pool heating charges were additional. She threatened us that she will post negative comments if we don’t refund her what was demanded. I would request VRBO to intervene in this matter. Check my concerns with this guest from my notes on their arrival date. We will not accept any false claims and entertain threats from a guest. We have not charged pool heating to Shirley. We certainly wanted to resolve this issue in a better way and addressed the internet connection within the shortest period of time the service provider could manage and that too after the guest would not accept an earlier appointment. We always go an extra mile to attend to our guests and have a property manager a phone call away. Our Kind request to VRBO to check all notes on file to clear the “he said she said“ claim. At Royal Palm Villa we ensure our guests enjoy the experience of their stay with us.
We are appealing to VRBO . These comments are unacceptable to be published as a result of unfair demands of claim and refund. In all due respect and fairness VRBO response to the above is much appreciated.
We look forward ensuring all our guests experience a very happy stay at our home.
We had an amazing unforgettable vacations. This is the first time that we took a VRBO. We were worried in the beginning but everything went well. Easy checkin and checkout. Gilles is a great property manager and great host.

We got off to bad start. Property manager was very kind and agreed to allow us to come by early to unload some things.. House had not been cleaned from previous guests who left it in a nasty, dirty, unbelievable mess. We were assured it would throughly cleaned when we got back at check in time. To their credit it was clean when we returned. It was hurricane season and there was no cable or local channels to get locals weather or news. Big drawback for us. House got a little warm and there was no way to raise or lower thermostat. Garage is dirty and in disarray. On the positive side, it is a nice house that is large and very well laid out. Nice for several couples or singles wanting their own bath. Kitchen is very well equipped. Nice neighborhood. Pool was clean and heated. Nice eating area outside. With the few improvements I mentioned it could be much better.
Absolutely enjoyed our stay at this property! Property manager...was fantastic! Very personable...kind...and generous! After a horrid start to our trip at another property being "Double Booked" we were sooo grateful to have this property as a emergency stay via VRBO....made it all better! Thank you so much to property manager for demonstrating how it truly should be! Much Appreciation!

Spring Break Getaway
We had a good time at the property because we spent most of our time around the pool. It would have been nice to have three full size beds. It was difficult because one couple had to sleep on twin beds. Two bedrooms out of four bedrooms had twin beds. This was not what we saw online. The mattressess were hard and may need replacing. The trash from the previous occupants was in the garage, so it was too smelly to enjoy the garage and ping pong table. It might be helpful if the give a small set of instructions on how to operate the pool & hot tub. There were some ants in the bedrooms, which we treated ourselves. I don't think it is fair to the guest to pay a cleaning charge and the guests have to leave the home in the same condition as arrival when they leave, which included washing the bedding & towels. The location to a beach was quite far, but we made it work. We will probably choose a different home for our future stays.
The house was beautiful. No question. Not happy we had to clean. I understand picking up. But washing the towels and sheets is not acceptable. Why do you have a cleaning fee then. The pool was not warm and the shower heads are cheap. The TVs are smart TVs, but no basic cable on the TVs. You had to sign in for app’s. That not friendly when on vacation. I would say overall, the place is over priced. Need to rethink the price for offers in the house and what you want done at checkout. Also you are not close to any beach.

Not what we expected
The house was nice but had not been stayed in for 2 months so it could have used a light cleaning. The pool and hot tub were advertised as heated, but the heater wasn’t turned on both were very cold. After communicating with the property manager, who was very good, there was something wrong with the heater and by the 5th day it was warm. I tried to communicate with the owner via phone, text and email but never got a return call. This house is in a subdivision which is 10 minutes from Fisherman’s Village and is not near anything so we would not stay here again. Maybe if you have little kids and just wanted to stay at the house, this would probably work but not anyone traveling with adult children.
