About this property

22-Acre Riverfront Estate: Beach, Hot Tub, Pets

Escape to a 22-acre private riverfront estate on the South Toe River in the Blue Ridge Mountains of Western North Carolina. With 1,000 feet of river frontage, a secluded sandy beach, miles of private hiking trails, and a 7-person hot tub, The River Bed is a rare mountain retreat built for families, groups, and pets seeking space, privacy, and adventure.

THE PROPERTY

The River Bed sits on 22 private acres above the South Toe River, offering the kind of privacy, quiet, and natural beauty that is hard to find anywhere in the region. A network of well-marked trails branches across the land, looping through open forest and shaded rhododendron tunnels, with some descending to the water and ending at a secluded backside river beach that guests often call the property's hidden gem. At the hilltop, a wide clearing provides sweeping views of Celo Knob and the surrounding Black Mountains.

Down by the secluded beach, a solid wooden platform provides a perfect spot for staging fly-fishing gear, keeping bags dry, or setting up a riverside picnic. The river here is calm enough for wading and sitting in the shallows in good conditions, and deeper pockets are excellent for casting a line.

OUTDOOR LIVING

Two levels of spacious decks extend the living space outdoors with plenty of room for lounging and dining. Adirondack chairs surround a wood-burning fire pit overlooking the water, ideal for roasting marshmallows or watching the last light disappear behind the ridge. The amphitheater-style hot tub sits next to a curved boulder wall with seating built into the stone, creating a natural, private gathering area. A propane grill is available for outdoor cooking.

INSIDE THE HOME

The main living area is open and bright, with comfortable seating, soaring windows framing the trees and ridgelines, and easy flow to the decks. The fully equipped modern kitchen has everything you need for cooking at home, including quality cookware and cast iron for the fire and grill. A second living space downstairs gives groups room to spread out for games, movies, or quiet reading. Starlink WiFi keeps you connected, and a TV with standard cable is available.

PETS WELCOME

The River Bed is a true pet-friendly property. Dogs are welcome to roam the 22 acres off-leash and explore the trails and river alongside you. Pet towels, treats, and water bowls are provided.

THE AREA

Tucked into the Blue Ridge Mountains, The River Bed sits along the pristine Blue Rock section of the South Toe River. Fly fishermen, kayakers, and tubers frequent the river, and NC wildlife officials stock brown trout in these waters. Downtown Burnsville is a short drive away.

GOOD TO KNOW

The driveway is a typical steep mountain driveway. AWD/4WD vehicles handle it effortlessly. Most 2WD vehicles are fine with steady speed on the final incline. Flat parking is available at the base for a short walk up.

The South Toe River is usually calm and clear, though levels can rise after rain. Supervise children near the water and avoid entering when running high.

Wildlife is part of the experience. You may see deer, birds, and occasionally black bears. Keep pets in sight and store food inside.

About the host

Host profile image
We’re a North Carolina family who loves the mountains, rivers, and the kind of relaxed adventure that only this part of the world can offer. We built The River Bed as a retreat for families and friends who want to unplug, fish, hike, soak in the hot tub, and enjoy the sound of the river. Hosting gives us the chance to share a place we love—designed with comfort, nature, and connection in mind.

Why they chose this property

We chose this spot because it feels like a hidden pocket of Western North Carolina that hasn’t been overrun. The property sits right on the South Toe River, with private trails, mountain views, and no neighbors in sight. You can fish out the back door, float the river, or just sit by the fire pit and listen to the water. It’s quiet, wild, and still just a short drive to Burnsville or Mount Mitchell. For us, it’s the perfect balance of seclusion and access.

What makes this property unique

The River Bed is set up for people who actually want to use the outdoors—not just look at it. You’ve got direct river access for fishing or floating, a massive hot tub backed by a boulder amphitheater, and private hiking trails that start on the property. Inside, it’s mountain-modern with all the comforts—huge TVs, double masters, and a bunk room that sleeps a crowd. Every bedroom has porch access and mountain views, and the whole place is built for groups who want to connect, relax, and get outside.
