Welcome to your home away from home in Sparks, Nevada—where peaceful neighborhood charm meets comfort, space, and the perfect setting for your next getaway. Located on a quiet corner lot, this spacious four-bedroom, three-bathroom home is ideal for families, groups of friends, or anyone looking to relax and recharge.

Step inside and feel instantly at ease. The open layout, natural light, and warm touches throughout the home create a cozy, inviting atmosphere. Mornings are especially beautiful here. The sun rises through the large east-facing windows in the kitchen, filling the space with a soft golden glow. You can sip coffee at the deep copper sink, enjoying views of the backyard garden with its trees, flowers, and birdsong.

Upstairs, the master bedroom offers a true retreat. It features a king-size bed, private bathroom with a large soaking tub, and sliding doors that open to a private balcony with a propane fire pit. Whether you're soaking in the tub or relaxing outside under the stars, it’s the perfect spot to unwind. Down the hall, another spacious suite includes a king bed, a trundle daybed, and a TV—great for couples with kids or anyone needing extra sleeping space. The neighborhood is very Uber and Lyft friendly, with fast, reliable service at nearly all hours. You're just 10 minutes from downtown Reno, 15 minutes to the Reno-Tahoe International Airport, and about 20 minutes to the University of Nevada, Reno. For a scenic day trip, Lake Tahoe is less than an hour away, offering year-round recreation from skiing to paddleboarding. With nearby access to major roads, local dining, shopping, and trails, you're perfectly positioned to enjoy everything northern Nevada has to offer.

In the winter time, there may be snow and ice conditions. The streets are plowed frequently, but depending on conditions, tire chains and/or 4 wheel drive may be needed to get to our home. No refunds will be provided due to weather/snow conditions or inadequate preparation for winter driving.

We also offer high speed internet throughout the home at 500 Mbps, perfect for remote work or streaming.

Our trash pick up days are on Fridays. If your stay happens to fall on a Friday, it would help us greatly if you could please push the bins to the front curb (please don't worry about taking them back in).
- Smoking is NOT allowed anywhere on the premises.
- Small dogs and cats are allowed. All dogs must be kept on a leash throughout the neighborhood.
- Quiet hours are from 10pm – 8am each day.
- NO PARTIES OR EVENTS (this is a quiet, shared neighborhood and there will an $1000 fine for any reported parties or noise complaints)
- Loud, rude, obnoxious, disrespectful, or disorderly behavior is not allowed at any time. We will give one courtesy warning for any such behavior. If such behavior continues, you and your party can be evicted without refund.
- Normal cleaning fees are included in all rental rates, however additional billing will occur for any excessive/abnormal cleaning, damages, or missing items.
- Please do not dispose of any excessive waste at the property (more than about 2 trash bags per day) or bring large items that you intend throw away. Failure to comply will result in a fine of $1000.
- Please make sure to fully turn off the BBQ and fire pit after use
- The indoor fireplaces are currently not available for use and are not an amenity we offer.
- The Bunk Beds and Hot Tub are both used at your own risk and we won't be held liable for any accidents
- Tree house is not available for guest use and is off-limits
- Please do not use the white towels on the floor, on kitchen surfaces, or for cleaning make up—there are kitchen/make up towels and paper towels provided
- Please do not have packages or mail delivered to the home
- Please make sure doors and windows are closed & locked when leaving the unit.
- Linens, blankets, and towels are not to be removed from the home. Please do not take these items to parks or outdoor venues.
- Check Out is at 11:00am Pacific Time
