The 1st bedroom is followed by a small hallway located between the 1st and 2nd bedrooms where the bathroom is located . There is a door separating the hallway from the 2nd bedroom but there is NO door between the 1st bedroom and the hallway if privacy is an issue. The renovation of this Spanish colonial home to create 2 1st floor apartments resulted in 1 room after another in a straight line.
This 1st floor apartment is in a renovated Spanish Colonial home . It is 1 of the oldest Spanish colonial homes in the old city. The entrance to apartment is about 20 yards from the fortified Old City Wall . The apart is about 2 1/2 ft above the level of the st which improves the view.
The property is located on a privileged and very special street. called "Caleta de las Monjas" -the Street of the Nuns. - also known as "the street of the statues " - there are 3 statues on the facade of the Cathedral and 3 more in the small plaza at the beginning of the st. - in front of the Hotel El Convento. At the end of the street there is a very large bronze statue right in front of the house."Caleta de las Monjas " is a very unique street with San Juan Cathedral at its beginning and El Morro National Park at the end along with the PR Governor's mansion known as "La Fortaleza" It is also one of the most painted streets of the Old City by local artists.
Caleta de las Monjas is a residential sreet but is only 3 blocks from the main plaza of Old San Juan known as "Plaza de las Armas" which has a Pharmacy , the Old City's only Supermarket, a Marshall's , 3 fast food restaurants ,and both an outdoor and indoor coffee /internet cafes - Many other shops , restaurants and bars are within 3 to 5 blocks. There are no bars or other businesses on our st. . There is very little vehicular traffic - mostly residents and police who are assigned to the protection of the "Fortaleza" .
""Caleta de las Monjas"" is probably the safest and most secure street in Old San Juan .There is a small police barracks attached to the Governor's mansion one block from property in addition to the Hotel' Convento's security and cameras. The Governor of Puerto Rico usually enters and exits the executive mansion from the gates directly in front of the property
At the beginning of "Caleta de las Monjas " is San Juan Cathedral and the Hotel Convento a 4 Star Hotel which was once a former Convent. At the very end of the street is located the Governor''s Mansion known as "La Fortaleza" and the back entrance to the National Park "" Ël "Morro"" which is very popular for walking , and kite flying.. The property itself is directly in front of the Governor's Mansion's gardens and back gate. The fort known as Ël Morro"is about an 8 minute walk from property.
The property is only 6 houses down the street from the 4 Star Hotel ""El Convento"" which offers a " tapas" bar and a restaurant. Taxis are available 24/7 in front of the Hotel..
By car the property is about 15 traffic free minutes away from the airport. and about , 5 minutes to the nearest blue flag beach Ëscambron" which is next to the Caribe Hilton . You can also access this beach via bus followed by a 5 minute walk.
Parking is available free on the streets of the Old City but only from 6 am to 6 pm Monday thru Friday for nonresidents . All other times including all day Saturday and Sunday street parking is reserved exclusively for residents with the required Old City Parking stickers affixed to their windshields. Street Parking in Old San Juan is extremely competitive . There is also a large outdoor lot about an 10 minute walk from the property near the Coast Guard Station and there are also several indoor parking garages 7-8 blocks from property.
The 1st floor apartment has a large rectangular living room with a small sofa -. with Cable TV including Netflix . The kitchen has an electric stove, refrigerator , blender and microwave. This 1st floor apartment also has a private outdoor patio shaded by an overhanging mango tree.
The bay can actually be seen from every room except the bathroom.
There is a shower with a hot water heater ;the sinks -bathroom and kitchen- receive unheated water.
The outdoor private patio can be used for dining & morning coffee & is very cool at all hours of the day due to the shade from the mango tree. There is sun entering the patio from about midmorning for about one hour . There are 17 foot ceilings with ceiling fans in all rooms and also floor fans .
The house is located in the quietest and most peaceful corner of the Old City. The property is located on a residential street with very little vehicular traffic and NO noise from jukeboxes and bar activity . There are only 10 residences and 3 larger condominiums located on Caleta de las Monjas not including the Governor's mansion which borders this street. The presence of a police barracks attached to the Governor's Mansion gives this corner of OSJ a special tranquility and security

Peter was a great host. We arrived early yet he watched luggage and place was neat clean and old. We liked all the quirks due to layout and 100s year old place. VERY safe as police 1-3 out front 24/7 guarding the governor’s house. Noisy when she came and went - motorcades. Lots of tourists from cruise ships walk by since GREAT park and water views

Had an excellent stay at a great Old San Juan location. The apartment was perfect, comfortable, and within walking distance to all of the sites. Will definitely return!
We are a not-quite-retired couple who spent a week at this VRBO. Hosts were very friendly and took great care of us. The accommodations were safe, clean, quiet, and very comfortable. We really do hope to return. The location is very walkable to all parts Old San Juan including both forts and cruise docks. This VRBO had added bonus of Governor's security across the street but very safe area, and added bonus of closeness to La Rogativa where various walking tours explain the area's significance, and we were privileged to witness a beautiful wedding there with live trio of talented musicians.Lots of great restaurants and shops nearby. All meals out were excellent and affordable. There was a well stocked grocery store a short walk away which we used for snacks and quick meals in the kitchen. No cars needed or really accommodated in Old San Juan. Highly recommend this VRBO for an extended visit to Old San Juan.
This is absolutely the best location to stay in Old San Juan. Beautiful view over the bay. Close enough and in walking distance from the most important sites to see.
The location is unbeatable. Walking distance to so many great shops, restaurants, and historical sites. Theres even a park nearby. Hosts are very friendly and accommodating. Would love to stay here again in the future.
We really enjoyed the place, so close to everything in Old San Juan, yet also quiet and tucked away. A beautiful view of the ocean.
I'd recommend this to anyone who wants to stay in Old San Juan

Thank you so much for your incredible hospitality to make our first visit to Puerto Rico so fantastic, including your above-and-beyond help with unforeseen cell phone stress! Location was perfect and host was so accommodating of first-time visitors!
We celebrated my wife’s birthday in San Juan, Puerto Rico. Peter the property manager was awesome! The property is as advertised and close to everything in old San Juan.

Absolutely loved our stay in Old San Juan! The location couldn’t be more perfect—everything we wanted to see and do was within walking distance. We felt incredibly safe being so close to the governor’s residence, with security always present. The host was fantastic, providing great communication throughout our stay. The charm and convenience of this property made our trip unforgettable. Highly recommend staying here for anyone looking to explore the best of Old San Juan!
We had a great time in Old San Juan at Peter’s place. He was really nice, made check-in East and even brought us fresh mangoes from his tree out back! Very traditional Old San Juan apt in a great, quiet location right near the Governor’s palace. One or two police officers are out front 24/7 because of the Governor’s palace but it makes it very safe. We had a great time.
Cozy apartment with old San Juan vibe, within walking distance of everything. Peter makes sure you are good and he was nice to acomodate our early check in and late check out. For sure coming back again. My parents are on their late 70s and enjoy the location and the apartment in general.
Absolutely stunning, middle of everything, iconic location. The apartment is laid out in the New Orleans shotgun style which worked fine for my family but might be a little awkward if you are not staying with very close friends. The owner gave very good directions to the property and waited for us outside when we arrived. A great value and I would stay there again.
Gorgeous apartment with a wonderful ocean view in the well-kept historic buildidng in Old San Juan. If you want to experience the history of this area, this place is perfect. If you want modern convenience, this is not a place for you.

Location! Safe! Authentic San Juan home! We very much enjoyed staying here. The location was fabulous. Very comfortable, quiet, clean home. If you are looking for living like a local this is the place. Walking distance to many attractions, restaurants, street with night life. Easy to walk to grocery and plaza for morning coffee. Peter-very pleasant host, easily available if any concerns. Used Uber for local beaches-Balneario Escambron and Balneario Carolina Isla Verde and both safe to swim and hang with the locals. We only had a weekend and still able to enjoy every minute with lots of new experiences. We will be back San Juan!

My husband and I stayed here for just under a week on our first trip to Puerto Rico, and we loved it!
The property's location is amazing! It's right by the water and within easy walking distance to plenty of shopping, dining, and more. There was no street noise, and it felt very safe, especially with a guard present across the street near the governor's residence. The host was very welcoming, friendly, and accommodating.
As a fun bonus, there was a colony of cats. We learned there's a nearby sanctuary, and the community cares for them. In return, the cats help control insects and rodents.
If you rent a car like we did, be aware there's no street parking. You'll need to park in a garage about a 10-15 minute walk from the apartment, but it's inexpensive.
We would definitely stay here again if we return to San Juan.
Perfect Stay in Old San Juan: Exceptional Hospitality and Ideal Location
Our stay in Old San Juan was nothing short of exceptional, thanks to Peter, our wonderful host. From the moment we booked, communication with Peter was seamless, making the entire experience stress-free. We arrived in the early hours of the morning, but Peter graciously accommodated our late check-in without any issues.
The property itself was immaculate—spotlessly clean with every amenity we could ask for. The bedroom's air conditioning was a godsend in the tropical heat, ensuring a comfortable night's sleep after long days of exploring. The location couldn't have been more perfect; nestled in the heart of Old San Juan, we were steps away from vibrant bars, convenient grocery stores, charming shops, and just a short walk from iconic attractions like San Felipe castle.
Peter's hospitality truly went above and beyond. Not only did he make us feel welcome upon arrival, but he also generously allowed us a late check-out to accommodate our evening flight home. This gesture made our last day in Puerto Rico stress-free and enjoyable.
If you're looking for a place to stay in Old San Juan that combines comfort, convenience, and exceptional hospitality, look no further than Peter's property! Our experience was nothing short of five-star, and we can't wait to return.

This apartment is so quaint! The pictures don’t quite capture the layout, but it’s almost like one long hallway that ends in an adorable back patio. Every room has a high quality ceiling fan and the back bedroom can be closed off with AC in that room. The only warning I’d give to future guests is that the front and back doors don’t have full screens, so any and all of the mosquitoes get in! That for me is a nightmare, so it made it challenging to relax (without putting bug spray on, even after showers, etc.)! Other than that though, we loved this spot, and bonus 24/7 police detail literally across the street from the front door since it’s the Governor’s mansion! The host Peter was very helpful, attentive, and accommodating.
We really enjoyed our 3 week stay in Old San Juan . Peter’s place is perfect if you enjoy the rustic charm of Old San Juan. The location is perfect with water views from the living room. Several times I got up and out just to take pictures of passing boats Every thing you need is a short walk. It’s not a 5 star hotel .. there’s one up the street at 3 times the cost, if that’s your thing.. We will stay again if in Old San Juan

About the host

I am an attorney and live on premises with my wife Lourdes who is an actress and drama teacher and a realtor.
Why they chose this property
This property is located in the nicest area of Old San Juan . The house is 1 of the oldest in OSJ. IT is the only house on the street that looks the same as it did in 1902 which is the earliest photo we have of the area.
What makes this property unique
Our description of the neighborhood ,we think, adequately addressed this question.
