1. CHECK-IN / CHECK-OUT
Check-in: After 4:00 PM EST
Check-out: 11:00 AM EST
No early check-ins or late check-outs unless approved in writing.
2. NON-SMOKING PROPERTY
This is a strictly non-smoking / non-vaping cabin.
Smoking is permitted outside only.
If smoke odor is detected inside the cabin after departure, additional cleaning charges will apply and may result in forfeiture of the security deposit.
3. PET POLICY (Dogs Only – Prior Approval Required)
$75 per pet fee.
No cats permitted (sorry).
Pets are not allowed on furniture.
Pet waste must be cleaned up immediately.
All pets must be treated with flea/tick prevention at least 3 days prior to arrival.
Pets that cannot be left unattended if they fret or bark consistently if left alone.
Owners assume all responsibility for pets.
4. MINIMUM AGE REQUIREMENT
We do not rent to vacationing students or singles under 21 unless accompanied by a parent or legal guardian.
5. SECURITY / DAMAGE DEPOSIT may be required
Deposit will be retained only if:
Damage beyond normal wear occurs
Excess cleaning is required
Unauthorized guests or pets are present
Smoking occurs inside
Trash is left unsecured or scattered
Hot tub cover is damaged ($600 replacement cost)
6. PAYMENT TERMS
Full payment due 30 days prior to arrival.
Reservations may be paid in installments if arranged in advance.
7. CANCELLATION POLICY
30 days’ notice required for full refund.
No refunds for early departure.
Monthly rentals require 90 days’ notice.
8. MAXIMUM OCCUPANCY
Maximum occupancy: 15 guests
The cabin comfortably sleeps 10 comfortably in bedrooms. Additional guests use sleeper sofa, futon, and rollaway beds.
Rates are based on 6 guests.
Additional guests over 6 people: $25 per person per night to cover the additional cost of hosting a larger group.
Only registered guests are permitted on the property.
No large gatherings or events.
9. MINIMUM STAY
2-night minimum
3–4 nights during peak or holidays
Holiday rates may apply
10. HOUSEKEEPING
No daily maid service.
Linens and bath towels provided.
Soap and Shampoo provided
Please do not remove linens from the cabin.
Soiled dishes must be placed in dishwasher and started prior to departure.
Black makeup towels must be used for cosmetics.
A starter Paper towel is provided and fire pit lighter or matches are not supplied, for safety reasons.
11. PARKING
Maximum 7 vehicles.
Park only in driveway.
No parking on roadway.
Illegally parked vehicles may be towed at guest’s expense.
12. HOT TUB RULES
No children under 12.
Use at your own risk.
Do NOT stand or jump on cover.
Replacement cost for damaged cover: $600.
Set temperature to 75°F at checkout.
13. FIRE SAFETY
Do not run A/C while gas fireplace is on.
Fully extinguish fire pit before leaving unattended.
No trash thrown into woods.
Secure garbage lids with provided bungee cords.
14. WEATHER / ROAD CONDITIONS
No refunds due to weather or road conditions (alternate dates may be offered in travel warnings are issued).
Mountain roads are very well maintained however, you may require 4WD during winter months (Dec–Feb).
Travel insurance is strongly recommended during snow months January/February.
15. QUIET HOURS
Quiet hours: 10:00 PM – 8:00 AM
Noise travels far in the mountains.
No outdoor music or loud gatherings at any time.
16. ELECTRONICS
Please do not unplug or alter TV/ROKU wiring.
Missing or damaged equipment will result in charges.
17. LIABILITY
This cabin is privately owned.
Owners are not responsible for:
Accidents, injuries, or illness
Loss of personal belongings
Guest negligence
Guests assume all risks associated with use of the property.
18. FALSIFIED RESERVATIONS
Reservations obtained under false pretenses may be canceled without refund.
Undisclosed guests may result in additional charges or forfeiture of deposit if one was required.
19. WRITTEN EXCEPTIONS
Any exceptions must be approved in writing.
