This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests

enjoying their retreat.



Noise / Quiet Hours (MPOA - Massanutten HOA Enforced). Massanutten is a residential community and the MPOA is highly sensitive to noise violations. By booking, you acknowledge and agree to comply with the MPOA noise policy at all times. Noise violations may lead to immediate cancellation/removal without refund.

• Quiet hours: 10:00 PM - 7:00 AM.

• Keep noise indoors during these hours.

• No excessive noise at any time, as judged by MPOA or its assigned agents.



PARKING

• Keep all tires off the road.

• Don't block fire hydrants or park in front of another property without written approval

from your host.

• Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840)

• No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is

available with written approval from your host.



Parking at Skylark Pines

The driveway at Skylark Pines can comfortably fit ~6 vehicles and includes an EV charging port on the side of the home. Pl note that Massanutten HOA (MPOA) does not allow any Trailers, Bus, Campers, RVs on roadside or on home driveways. Such large vehicles must be parked only at overflow lot (4007 Peak Dr., Massanutten, VA 22840). Overflow parking can be used by guests as additional parking and when parking is needed in adverse weather conditions. Massanutten enforces parking rules strictly and 24*7. Any violations are subject to fines and towing at guest expense.



Because this is a mountain home, the driveway (and some nearby roads) are a bit steep (subject to your driving experience and weather conditions). While such driveways are normal for Massanutten! homes being in mountains, Please use caution when parking or driving, especially in snowy, icy, or wet weather. 4x4 or AWD vehicles are recommended during winter months. While not overly frequent, mountain weather can occasionally create driving challenges. Massanutten Resort works diligently to clear and maintain roads, but rapid weather changes or heavy snowfalls may sometimes make it difficult for the resort or property owners to keep up in real time. Guests are encouraged to plan ahead based on forecasts and to use extra caution during such conditions. Please note that guests assume full responsibility for assessing road and driveway conditions before attempting access, and that Massanutten Resort and the property owners/hosts cannot be held liable for any vehicle difficulties, damages, towing needs, or misjudgments related to parking or driving at any time. We recommend keeping snow salt when such weather conditions are forecasted during your visit, easily available at nearby 7-11, Dollar general and/or Food lion among other places near the resort.



OUTDOOR FIRES

TRASH

• Do not place garbage/trash outside, including screened-in porches, decks or

carports. Trash attracts wildlife, which could endanger you and damage the property.

• Dumpsters are located at 4003 Peak Dr., Massanutten, VA 22840 (it's a searchable location on your phone, and also here's the exact location: https://maps.app.goo.gl/k13PBVqz3cy88DFCA),

- Because of risks of bear intrusions we do not provide a large trash bin. Request you to drop all trash mid stay or end of stay at the above address.. it's approx 8 mins drive , understandably a bit inconvenient but it's part and parcel of mountain living . All guests are required to drop the trash per the Massanutten MPOA and home rules
