Hummingbird Way is a private, secluded 3-bdrm retreat on 3 acres at the end of a quiet dead-end street in Stonecrest— just 25 mins from Downtown ATL, yet a world away from the noise. Ancient granite rock formations rise from our backyard. Towering pines from every window. Only sounds you'll hear are birds, wind, and the kind of quiet you forgot existed. This is your sanctuary. ⚠️ PLEASE READ BEFORE BOOKING — STRICTLY ENFORCED
• NO PARTIES OR EVENTS OF ANY KIND. If a party or gathering takes place, the reservation is immediately cancelled with NO refund, guests will be removed from the property, and an additional deep-cleaning fee of up to $500 will be charged through the bookings sites Resolution Center on top of the standard cleaning fee paid at booking. The standard cleaning fee covers normal use by a maximum of 6 registered guests only — it does not cover excess cleaning caused by parties, extra occupants, or unregistered visitors.
• 6 GUESTS MAXIMUM — every person staying must be listed on the reservation. Unregistered guests are strictly prohibited and grounds for cancellation without refund.
• We do not rent to Georgia residents.
• ALL visitors must be announced and approved by the host in advance. We must account for all foot traffic on the property — not only for cleaning, but for liability reasons. Unannounced visitors are grounds for cancellation.
• NO fireworks or other hazardous items or activities anywhere on the property.
• 3 VEHICLES MAXIMUM on the property. Any vehicle longer than a standard SUV (trailers, RVs, buses, box trucks) must be arranged with the host before arrival.
• POOL RULES: No diving, no jumping, no running on the pool deck, no glass near the pool. Swim at your own risk. Children must be supervised by an adult at all times. Guests who do not respect pool rules will be asked to vacate for liability reasons.
• Violation of ANY house rule results in immediate cancellation of the reservation with no refund and removal from the property, with DeKalb County law enforcement contacted if necessary.
• Anything not covered above must be discussed with the host first.
🌊 Saltwater Sports Pool — Seasonal
• Open May 1 through September 30 only. Bookings outside this window will not have pool access under any circumstances — no exceptions.
• Off-season guests (October–April) enjoy the full property, 3 acres of outdoor space, and stunning natural surroundings — without pool access. Please do not book expecting pool use during this period.
🪪 Verified ID Required
For the safety and security of our home, our host, and our guests, every booking requires identity verification. After booking, guests will receive a secure ID verification link through booking Messenger, to be completed within 48 hours of booking (or no later than 48 hours before check-in). The ID provided must match the name on the booking account making the reservation. Check-in instructions and door access will not be released until verification is complete. Guests who are not verified at the time of check-in may have their booking cancelled without refund. This requirement applies to every booking — no exceptions.

💳 Refund & Cleaning Policy
Once check-in has occurred, no refunds will be issued — including for early departure, change of plans, or dissatisfaction with amenities clearly described in this listing (such as the seasonal pool closure). The cleaning fee is non-refundable once a guest enters the home, regardless of length of stay, as a full sanitary cleaning is required after any entry for health and safety reasons.

• All communication and payments must occur through the booking platform — we will never ask for payment, personal information, or communication outside of booking platform.
• Minimum age to book: 25 years old.
• Guests are financially responsible for any damage to the home or property and must report damage immediately. Claims will be filed through booking platform.

🔒 Safety & Monitoring
For the protection of our guests and our home, exterior security cameras (including the driveway) and a noise-monitoring device (no audio recording, indoor decibel level only) are active on the property, disclosed in accordance with booking platform policy. There are no cameras inside the home.
🧹 Cleaning Fee
A cleaning fee applies to every booking (amount shown at checkout). The property is professionally cleaned and sanitized between every stay — including all common areas, bathrooms, kitchen, bedrooms, and outdoor areas — so you always arrive to a spotless, fresh property.
🐾 Resident Cats
Hummingbird Way is home to resident cats who live on the property when it is not being rented. While the cats are not present during guest stays, please be aware that cat dander and fur may be present in the home. If you have pet allergies or sensitivities, we kindly ask that you reach out before booking so we can ensure a comfortable and enjoyable stay for you. 🚗 Parking & Access

🔒 Private/Storage Areas — No Guest Access
Certain areas of the home, including the attached garage and a private storage room, are locked and are not part of the rental. Guests will not have access to these spaces at any point during the stay. Attempting to access locked areas is a violation of house rules. The rental includes only the guest areas shown in the listing photos.
📬 Communication
All communication with your host takes place exclusively through booking platform Messenger — before booking, during your stay, and after checkout. We do not communicate by phone call, text, or email, and we will never ask for your phone number or share ours. This protects both host and guest: every conversation is documented, and booking platforms full support and protections remain active throughout your stay. We respond within the hour during normal hours. Between 11:00 PM and 8:00 AM, response times may be slightly delayed due to overnight hours, but we will respond as quickly as possible. For any true emergency, please contact 911 immediately — do not wait for a host response.We kindly ask that any concerns, comfort adjustments, or issues be communicated through the app as soon as they arise — temperature preferences, amenity needs, or anything affecting your comfort.
