About this property
Unique Open Space Village stay in the village of Succotz
Discover the magic of Los Techitos, a one-of-a-kind private retreat in the charming village of Succotz, just 5 minutes from the Xunantunich Maya ruins. Set on a property made of spacious standalone cabins — all exclusively yours — this open-concept hideaway was lovingly built over the years using original Belizean signage and creative touches collected from across the country. Wake to the crow of roosters, meet friendly neighbours, and experience authentic village living surrounded by nature and stories. The road to the property is not paved, but easily accessible with any vehicle. With spacious open-air structures, a fully equipped kitchen with a taco table, and gentle breezes supported by plenty of fans, Los Techitos offers a stay that feels warm, soulful, and truly unforgettable.
Welcome to Los Techitos, a place where creativity, culture, and village life come together to create an unforgettable stay. Tucked away in the peaceful community of Succotz and only 5 minutes from the legendary Xunantunich Maya archeological site, this extraordinary property is more than just a home — it is a living story.
A Private World of Little Roofs- Los Techitos was built slowly, lovingly, and intentionally over the years. Its name — “The Little Roofs” — comes from the collection of charming standalone cabins scattered across the property. Each structure is open, airy, and full of character.
You will have the entire property to yourself.
No shared spaces, no other guests — just your group surrounded by nature, peace, and your own private compound.
Spaces Created With Heart - The main unit features a king-sized bed, a queen-sized bed just behind, and two VERY comfortable king-size futons on the lower level, designed for comfort and space.
Please specify the structure of the group, kids age and beds needed so we can preapre the space accordingly.
Open-Air Comfort- There is no AC, but the open design of the structures invites the natural breeze to flow through. Combined with plenty of fans, nights feel fresh, peaceful, and comfortable.
‘Buena Suerte’ (Good Luck) is our residential cat, she is friendly, loving and fed by our staff.
At Los Techitos, food is part of the experience.
The large, open kitchen is fully equipped and includes a taco table, perfect for fun evenings of cooking together, sharing stories, and laughing over handmade tortillas.
Driving to the property- The road to the property is not paved, but it is easily managed with any type of vehicle. As you drive in, you pass through the beauty of Succotz — children playing outside, neighbors greeting each other, and the calm rhythm of village life.
Life in Succotz- Mornings begin with the crow of roosters and the sounds of the village slowly waking. This is not a resort experience — it is a cultural one. Succotz sits between San Ignacio and Benque, offering the quiet of the village with easy access to activities, markets, and tours.
Our team —Don Amelio, Shelly and Manuel are our neighbors and friends from the community — are part of what makes this place special. They are here if you need anything and happy to help you experience the best of local Belizean life.
Unique Local Experiences
You can enrich your stay with:
• In-house massages
• Home-cooked Belizean meals
• A fun Taco Night with Shelly and Don Amelio — a guest favorite that brings everyone together
A Home Built From Stories- What makes Los Techitos truly unforgettable is its soul.
The property is decorated with original Belizean signage collected over the years, each piece carrying a story. The design, the materials, the layout — everything reflects a life lived in connection with Belize, its people, and its culture.
This is not just a place to sleep.
It’s a place to breathe, connect, slow down, and feel the magic of real village living.
Please be kind to buena suerte the cat
