Cozy 1-bedroom bed & breakfast with fireplace and AC, located in Portsmouth, RI

By the Sea BNB is the perfect location for your stay! Located in our home with a private entrance you'll have the entire space with all the amenities you'll need to make for an enjoyable & relaxing break. Within walking distance to the local beach & restaurants. Spend a day in Newport & your night relaxing by the firepit, play a game or watch TV. We're 25 mins. to Newport, 15 mins. to their beaches, 10 mins. to Bristol's famous 4th of July celebration & close to Roger Williams University.

This space is located in the lower level of our home this is NOT the entire home. There are no windows, the entrance is through the garage and the entire space is yours. There is a sitting area with 32 inch TV, with YouTube TV, Disney+, Prime, Netflix and Hulu. There is a small dining table for breakfast or dinners, a queen size bed and a full bath. This is a NON-SMOKING UNIT. Please note that we do have two cats, we do our best to keep the space as free from cat fur as possible and we do not allow them into the space.

We provide continental breakfasts, bread, cream cheese, peanut butter, Jelly, Butter, Milk, Half & Half, etc. The unit has a mini fridge and freezer, Microwave, toaster, coffee pot and mini crockpot rice cooker. Aside from the sink in the bathroom there is no sink.

There is a floor AC in the unit it cannot be moved around, please do not try to move it. Additionally, the door from the garage into the unit does have a screen door, you can leave the garage open on cool nights and use the screen door to cool the unit off if you would prefer natural air, although being in the lower level it does stay rather cool.

The unit also has a dehumidifier, we suggest that you keep it on during your stay in the warmer months to keep the humidity out of the unit, when the water collection bucket is full you can empty into the shower or outside.

There is a fireplace that you are welcome to use, to turn it on please use the remote control on the mantle

Lastly the toilet and toilet paper. The toilet is a special unit designed for a below ground bathroom. It absolutely cannot take any feminine products of any kind or paper towels. It will clog and break. We know the toilet paper is flimsy, it is the recommended toilet paper for that toilet. You can use as much as you need and we apologize because there is no Charmin or Angelsoft. We hope we make up for it in other ways.

The shower has organic body wash, Tresemme Shampoo and Conditioner. We also provide many toiletries and other bathroom essentials, hair dryer, ironing board & iron.

We have two bicycles that you may use to take to the beach. As well as beach chairs, picnic blankets, beach toys, beach towels, and an igloo cooler. You can take everything to the beach in Newport in Middletown we just ask that you make sure it all makes it back home. There is also a walking path from our neighborhood down to the beach in Island Park.

You have full use of our SHARED deck on the backside of the house and charcoal grill when weather permits and depending on the season. We will respect your space if you so desire, but if you want to have a glass of wine with us on the deck we would be happy to get to know and tell about the area. You decide how you wish to engage with us.
