Welcome to Sense28: 2 Units by AvantStay brings together two side-by-side 2-bedroom suites inside one of Edgewater's newest boutique hotels — a coastal-contemporary build where warm neutrals, organic textures, and sculptural furnishings strike a balance between gallery-quiet and easy-living. Together, the two units sleep 12 across four king bedrooms (each with its own ensuite), plus a queen sleeper sofa in each living room for flexible overflow.
Each suite is a self-contained 830 sq ft retreat. Full kitchens come stocked with a Nespresso machine and tea, the living areas open onto private balconies built for morning coffee and golden-hour wind-downs, and in-unit washers, dryers, and clothing steamers mean you can pack lighter and stay longer. Bathrooms are full-sized with shower/tub combos.
Step out of your suite and the building does the rest. A rooftop pool ringed with lounge seating delivers the kind of slow afternoons Miami was made for, while the fitness center keeps routines intact. Hotel staff are on-site to help with the in-and-out logistics of group travel.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.
As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
