Stay slopeside at Base Camp 402, a top-floor, two-bedroom condo with ski-in/ski-out access at Granby Ranch. Vaulted ceilings and no upstairs neighbors create an airy, private retreat, while a cozy fireplace and private deck offer inviting places to relax after mountain adventures.

The condo accommodates up to five guests. The primary bedroom features a king bed, the second bedroom has twin-over-twin bunk beds, and the living area includes a queen sleeper sofa. Two full bathrooms provide added convenience.

Prepare meals in the kitchen and enjoy the comforts of Wi-Fi and an in-unit washer and dryer. Ski storage and elevator access make getting out on the mountain easier.

Beyond skiing, explore the area’s hiking, biking, and golf opportunities. Winter Park Resort, Grand Lake, and Rocky Mountain National Park offer additional options for day trips throughout Grand County.

Please note:

Pool and hot tubs: Guests may access the shared heated pool and hot tubs at the Ranch House at Granby Ranch, subject to resort availability. Access costs $15–$20 per person, per day, depending on the season. Children ages eight and younger are free.

Parking: A strict one-vehicle-per-condo policy applies. Garage parking is available for one vehicle, and the required parking pass is located inside the condo.

Great location. Excellent layout, comfortable furniture and bedding. Loved the garage and elevator for easy access in the building. Unfortunately, no bbq grill at the unit, although it was pictured in the listing which was a major factor in our decision to stay here.

We had a great week in Granby. We were able to visit Rocky Mountain National Park, Grand Lake, Steamboat, Estes Park, Denver, and Colorado Springs. We enjoyed the quiet stay at Granby Ranch, hiked and took the ski lift. It was hot so we had a couple pool days…that was a bit pricey…20 per person per day. The rooms were clean and kitchen was well equipped. We enjoyed the fresh mountain air and no mosquitoes! Awesome trip.

First family ski vacation

Our family of four had great stay here! Though we had a small, accidental snag at check-in, our hosts we great about making sure everything went well from there. The location and accommodations were excellent. Recommend for any family ready for a great ski vacation!

The location was great for skiing at granby, easy access to the slopes and so nice to have the lockers available to us. The condo is well stocked and very clean, the owners were very easy to communicate with.

Perfect ski-in/ski-out location at Granby Ranch—just steps from the lift, ski rentals, and ticket shop. The included ski locker was extremely convenient. The condo was comfortable, well-equipped, and truly felt like a home away from home. Beds were comfortable, kitchen was fully stocked, and having a washer/dryer was a big bonus. Hosts were responsive with clear, easy instructions. We loved it so much we plan to make this an annual trip and will definitely try to rent this place again!

Everything we needed!

Easy vacationing! The location was ideal, the property was very clean and it was stocked with little things that saved us from buying more than w needed at the grocery store like dishwasher detergent, coffee, hand warmers for skiing etc. we would definitely return!

You can’t beat this location to the slopes nor the hospitality of the hosts. Our kids are still small so the mountain feels big enough. But we may come to Granby even as they get older because there is no where else you can get such a great place to stay.

Can't beat the location, that's for sure. With the lockers downstairs and access to the lifts, Granby Ranch reigns supreme for family convenience. This condo is very nice, has everything you need. Beds are good if you like firm beds. Host is very responsive and kind. A great value overall. Highly recommended.
