About Jill Kemp
We (the owners Tim & Jane) finished building Just Enough in 2004. The lot was hand cleared in order to retain as much natural vegetation as possible. In addition to building the entire house himself, owner/cabinetmaker Tim handbuilt all of the beautiful mahogany cabinets, as well as the unique coffee table and side tables throughout the house. While we love St John (and Coral Bay in particular) we decided to go cruising in our sailboat to check out other parts of the world. Until we return, we hope you will enjoy staying at our home and exploring the island of St. John!

Why Jill Kemp chose Upper Carolina
St. John is a wonderful island with so much to offer (including a U.S. national park and national marine sanctuary!). Being *water people* we love the snorkeling and diving all around us. Sailing in the Virgin Islands is also great - we enjoy day sails and overnight trips all over the US and British Virgin Islands from Coral Bay. And hiking in the national park is beautiful - the Johnny Horn trail is within walking distance of our house.

More Than Enough
Beautiful escape. Close to everything yet far enough away. Charming and cozy, day and night.
Just Enough Indeed!
Everything was exactly as described! Except the view is better than pictures can do justice. There's everything you can think of that you may need for your trip to St. John and more! So great to have beach chairs, sun shades, gas grill, and even unexpected bonuses like a coffee grinder :) Would recommend and will definitely stay again.
This is a very well maintained property. It takes a bit of fore thought when going from floor to floor. Make sure you have everything you need when you go up or down. Maybe I'm just not used to stairs? Also 69 gravel steps down to the cottage & 20 up to bed & bathroom, so travel light. Great view & everything you need! I would love to come again.
Just Enough is Great Description
We've stayed a lot places over the years and obvious the owners know what is "just enough" for visitors to have. We couldn't have been more happy with our stay. Perfect place for 2 people and maybe a third/child on the futon. You can tell all the amenities such as kitchenware were well thought out and specifically provide what is needed versus a garage sale of old and various things.
Jill, the property manager, was very attentive, helpful, and great communication. The steps to the place may turn some people off but not us and also note the bedroom/bath are on the second floor which has an outside entrance only. Not a issue for us as more chance to be outside!
The view from the porches are wonderful with maybe the exception of all the junkyard of cars far down in the valley. Whether this is the culture of the islands, or leftover from the hurricanes, not clear as abandoned cars are common all across the island.
Speaking of the island, we purposely stayed on the Coral Bay side to avoid the "resorty" and more tourist area of Cruz Bay. Coral Bay is definitely more chill and has a rustic atmosphere than Cruz Bay about it which we loved. But again to each his own but we for sure would stay in this area again with it's laid back bars/ restaurants and easy access to beaches, trails, etc. Even being there on the busiest week of the year, we did not feel it was overcrowded. Just get to trailheads/ beach parking early in the AM (or after 3PM ) to get a parking spot. We get now why people rent jeeps to get around which we did and no regrets. The roads are rough all over and narrow so the jeep really gives you confidence.
Can't recommend Just Enough enough!
Great Home Base for Exploring
The house is conveniently near Coral Bay and its restaurants and grocery, and Centerline Road. This is a plus and a minus as it is nice to have that stuff close, but at night there is the light and noise associated with it. That is relative, however, as it is nowhere close to the "city"; it is still relatively quiet and dark. The house is comfortable and a great base to take off and explore the island. Meals on the deck were really nice. We had everything we needed to cook and make rum drinks. It was a very enjoyable visit.
Great location for the most beautiful island in the world. Property manager Jill is a pleasure to work out details with.
The property is centrally located for you to enjoy National Park Hiking Trails & White Sand Beaches, Great Restaurants & Bars (Including Skinny Legs Just Down the Road), Reading & Relaxing in the Hammock!
