Updated ''Family And Friend-friendly''condo, by the pool, perfect for families!

Come stay at our recently updated condo at the Ledges.
We've taken into account everything that we would like in a vacation home if we were going to book a rental... Because, WE STAY HERE TOO!

Preference will be given to longer stays during peak season.

Some of the luxuries you will experience here include:
-Flat-Panel, HD televisions through-out
-HD programming
-Access to 'web-TV' like Netflix & Hulu
-Up-Scale, modern furniture and décor.
-Full sized washer and dryer, newer appliances.
-From the Deck you'll enjoy a view of the lake, of the pool and of the beach. Spend an evening on the deck watching a beautiful sunset while watching other vacationers come and go!

Our goal when you come stay in our vacation home is that you feel as if you're our guest. We hope you're so pleased with your stay that you are ready to book your return trip before you leave!

BOATERS: Boat slips are available upon request for an additional fee. The State Park is a short drive away and offers very a very nice launch facility as well as short to long-term trailer parking for your trailer. By water, you'll be on the 20.5 Mile Marker which is just around the corner from the Grand Glaize Bridge, and the center-point of everything on the water!

The fine print... By booking this unit, you agree to the following rules and regulations of both Unit B32 and it's owners, as well as the Ledges Condo Owners Association... (ie, this is our rental agreement)

**ABSOLUTLEY NO PETS OR SMOKING ALLOWED IN CONDO. Any violation of the pet or smoking policy will forfeit their deposit and be asked to vacate the premises Immediately! PLEASE RESPECT THIS RULE SO THERE WILL BE NO FINES.**

(RENTER MUST BE 25 YEARS OLD OR OLDER.)

CHECK-IN: 4:00pm...CHECK-OUT: 11:00am

All rentals are subject to local sales tax and lodging tax. Departure cleaning fee of $125.00.

You will have a choice of purchasing an insurance policy for $59.00 through VRBO that will cover you for $1500 damage or paying a refundable damage deposit of $1500. If you choose to pay the damage deposit the deposit is refunded within 10 days of departure after inspection/cleaning of the condo and return of keys and parking permits.

$100.00 fee (per permit) for non-return of parking permit. Use of parking permit is required Friday-Sunday and during holiday periods only.
No refund for late arrival, early departure, inclement weather.
Quiet hrs. 11:00PM-7:00AM enforced by grounds security.
Condo rules and regulations will be in the condo. Any violations of the rules will result in fines which will be deducted from your deposit.

Starter supplies of paper products and dishwasher detergent are provided. Additional supplies are not included in rental, Communication is key, if the grill runs out of gas, please let us know, we'll credit you the cost of the re-fill!

Cancellation Policy: Bookings cancelled more than 30 days prior to stay will receive 100% refund. Bookings canceled 14-30 days prior to stay will receive 50% refund. Less than 2 weeks refund is dependent on unit being re-booked.

Family Girls Weekend

It was in a great location with great views and access to everything. Everything we wanted to go to was within 10 to 30 minutes on the lake. It had everything we needed to hang out at home on a rainy day as well!

We had a great stay. Loved the place! Nice and cozy. Just loud people singing I appropriate songs early during the afternoon and later then 11pm…but we just had a laid back attitude about it. It’s was a nice stay!!!

Perfect for family vacation

The property was clean & pretty. Great private swimming area on the lake, 2 pools. Close enough to town to make trips, but not too close to hear the hustle and bustle. Owners were very nice & communication was great.

It’s clean, comfortable and affordable.Easy access to a nice pool and a very short walk to access a beach where you can go swimming in the lake. It is not n the 2nd floor, but dealing with a few stairs was worth the primo view from the screened in deck. Easy to get to the shopping district and to Big Surf. Highly recommend this place!

Family getaway

Property was nice for a family. Beach on property as well as pool. Boat docking was available and rentals nearby. Easily accessible to state park by boat and to drive. Stairs were tough for coolers but doable had we planned better. All in all great time was had by all and many memories made. Would recommend.

Great Family Condo

Condo was very clean and had plenty of amenities. We have stayed at condos before where we had to buy trash bags, more toilet paper, laundry and dish soap but our condo was stocked with everything and had plenty of towels for both bathrooms. It was only one level up so not a lot of stairs. Very close to the pool and beach area. The owners were easy to reach and responded very quickly if we had any questions. Would definitely stay here again!!

WOW! Beautiful home with beautiful view!

This condo was absolutely perfect for our family. Everything was extremely clean and the atmosphere was so cozy! The beds were comfortable. The view was perfect and we were able to sit out late night and watch deer graze along the side of the drive. The temperature was perfect, washer and drier worked great! Check-in was hassle free. We truly enjoyed our stay and highly recommend this unit! We will definitely be back should we travel that way again! Thank you for a wonderful experience!

My fam and I loved being close to the water, having access to the littke beach, which was clean and pretty quiet. The pool was nice too, but we favor the lake. The twin 5 year olds loved looking for fish at the shore and digging in the sand. We were close to everything! 20 mins from points of interest in either direction. We toured bridal cave, walked around HaHa tonks, and spent time on the bagnell dam strip. We will be back!!

Nice place, very clean. No access to the master closet, that would have been nice, but no biggie. Gave them 5 stars all around. All 3 tvs are smart tvs which was nice. Easy to get to the pool and beach. Had lots of fun. Not far drive (5-10 min) to restaurants, shops, arcade, and activities. Me, my husband, our two girls (2 &7) and my mom all thouroughly enjoyed ourselves and would recommend!

Great family vacation

We had a great time on vacation here. The condo itself was perfect. Everything was clean and updated. The screened in balcony was nice to keep the bugs away and it was nice to have a propane grill to use while staying there. The only issue we had was the pool closest to the condo was really cloudy at the beginning of the week and it took the condo association a few days to get it cleared up and they added a bunch of chemicals right after 9am when it was supposed to open. I’m not sure why they couldn’t have done it earlier before the pool actually opened so it would be ready at 9 when it was set to open. We loved the other pool for watching the sunset on the lake and seeing the boat traffic but it is a ways away. Overall we had a great time, checkin was easy, and you can tell the owners take good care of the property. The location of the property is great too, close to a lot of restaurants and activities.

We checked in about 11:00 AM to find after we had loaded everything and went up three flights. We realize the AC would not work and it was 80° in the unit. We notified the homeowner immediately they put us in contact with their AC local company and we played tag trying to reach each other, finally around 7:30 PM. They returned our call and there was nothing they could do. I notified the homeowner and she tried to work with me on the thermostat, but she didn’t understand herself how to help me. Fortunately, they had another unit up another flight of stairs that was open and we were able to move out of the original unit and into the available one they had. All in all the homeowner was very accommodating and the place we stayed at was convenient for our boat and launching in and out of the state park Marina. Unfortunately, the fish were not biting, but we had a couple of good meals throughout our trip.

First of all, this property is up ONE flight of stairs, not three. It is one level up from parking. Second, the other property mentioned is up TWO flights… two levels from parking. The guests checked in 5 hours early (our typical check in is 4:00pm, but we made an exception.) When we were notified of the A/C problems, we contacted our HVac set or provider immediately. When we could t diagnose the issue over the phone (we were just in the unit 4 days prior) we moved them into our newly renovated unit upstairs (typically rents for 3x what this property was booked for). We made a 5 hour drive that night to attempt to fix the a/c unit that night as well. The a/c service company was able to check the unit the following day. A fuse was blown inside the air handler from a storm that went through 2 days before. We felt bad that the original condo wasn’t suitable… but we feel we went above what we could do to accommodate.

We have been traveling to the Ozarks for several years, and have stayed and many different complexes. We've always returned to 'the Ledges'. When we made the decision to purchase we spent a couple weekends, staying on the land and traveling between different complexes to see if there was anything we were missing. What we learned was what we knew all along... We LOVE the Ledges! Whether your coming for a fun weekend with the kids or traveling down for a party with the guys or girls, the Ledges is just a great place to be, always well maintained, and located right in the center of everything you might need at the lake!
