Perfect for families and multigenerational gatherings.
The thoughtfully designed architecture makes the villa an ideal retreat for families and multigenerational holidays:

Architecture & Design
The property consists of a masterful blend of historic and modern architecture:
• Historic Core: Two typical Istrian natural-stone farmhouses were carefully dismantled and completely rebuilt with contemporary thermal insulation.
• Modern Link: A state-of-the-art design complex harmoniously connects the two historic buildings.
• Mix of materials: Istrian natural stone and warm wood meet elegant concrete and expansive glass.
The interior (indoor)
The interior captivates with light, spaciousness, and high-quality finishes:
• Bedrooms: Four stylish bedrooms, each with its own en-suite bathroom, distributed across the two side wings.
• Living & Dining Area: An exceptionally spacious, light-filled central wing with elegant natural stone floors, a cosy wood-burning stove, and a 55-inch flat-screen TV.
• Kitchen & Service Area: A modern, fully equipped open-concept kitchen with a separate pantry, utility room, and a guest bathroom.
• Panoramic View: The massive floor-to-ceiling windows bring the idyllic natural surroundings and natural light directly into the living space.
The Outdoor Area & Pool (Outdoor)
The outdoor area seamlessly continues the exclusive design concept and offers swimming fun for all ages:
• Heated saltwater pool: Enjoy carefree swimming. The skin-friendly saltwater is completely free of the typical chlorine odour—ideal for children’s sensitive skin.
• Relaxation & Comfort: The spacious pool area invites you to relax under the Croatian sun, while shaded terrace areas offer the perfect retreat for cosy moments outdoors.
• Outdoor Kitchen & BBQ Area: The perfectly equipped outdoor barbecue area is perfect for social grilling evenings under the Istrian starry sky.
• Unobstructed View: A spacious garden surrounds the property, guaranteeing complete privacy and offering sweeping views across Istria’s gentle, evergreen hills.
In addition, the house features two large terraces on the upper floor (one of which has an additional outdoor shower) with lounge furniture, umbrellas, and sun loungers.
Central air conditioning with fan coil units in each of the four bedrooms, the living room, and the kitchen ensures comfortable temperatures even during the intense summer heat.
The vast, natural garden is at your disposal during your stay. There is a meadow with fruit trees and a large, flat field where you can play football. Here you’ll find two additional lounge chairs with umbrellas. A ping-pong table on the paved area in front of the house rounds out the recreational options.
From the house, you can explore the Mediterranean landscape on foot, or if you have bicycles with you, take advantage of the well-marked bike paths.
In the surrounding area, you can sample wines, spirits, and the delicious Istrian truffles. Visit medieval towns, go horseback riding, paragliding, hiking, learn about and purchase local olive oil, rent bicycles, explore the coast, and attend concerts at the Pula Arena.
