Inside the house was as described but the outside is NOTHING like it looks in pictures. There was a smelly compost facility within 100 feet of the house that had dump trucks and pickup trucks coming and going throughout the day and rock quarries adjacent to the property. There was also a smelly chicken and goose enclosure right behind the house. If you are thinking about having an event there outside, I wouldn't. They are off-grid and emphasize turning off lights, powering things down and water pressure can be a problem when multiple people showering (they told us that when we arrived). The inside of the house was generally clean but it's much darker inside than the pictures show. There is not AC/Central Air throughout. We had asked ahead of time and was told each bedroom had its own AC unit. That was not the case. There is ample room inside the house for gatherings and the place was generally clean on the inside. Everything is generally very dated.

Great Space in a Difficult Location

We loved staying in the lodge, but the unpaved access road and the huge gravel pit next door with dump trucks ripping up the road made the road impassable except for large cars with 4-wheel drive. One set of our guests who tried to arrive by Uber had to walk a quarter mile through the mud because the vehicle couldn't make it up the road. The lodge itself is amazing - great beds, movie theater, kitchens, and so many bathrooms. The hot tub was in need of cleaning and maintenance, but everything else worked very well.Would absolutely come back, provided everyone visiting has 4-wheel drive vehicles.

Great Reunion

We had a group of 36 stay here for our family reunion. We ate meals together in the very nice and big main floor kitchen. The kids watched movies in the theater room. We spent time at close by lakes. Everyone loved that they had their own bedroom and bathroom. I would recommend this place and Kristen, Michael and Zack’s who helped us with every question or concern to anyone needing a place for a big group.

Managers Retreat

The property was gorgeous. The number for available sleeping included futons in the upstairs and the game room. Limited showers for a group of 18. Too few blankets and sheets for all of the beds. Our group made the best of it, and we had a great time. We would stay there again if some of the small issues were resolved.

Great for housing a family reunion

36 members of our extended family gathered at the Browns Canyon Lodge. Wonderful to have everybody under the same roof! 2 full kitchens and 3 full refrigerators gave us enough room for food for everybody. Kitchens are stocked with everything you can think of: pots n pans, griddles, drawers of utensils and serving tools, big bowls & trays & more & more.9-bunk bedroom (bunksfull mattresses or queens) gives many people a mattress and has darkening curtains. Box fans are scattered around the bedrooms if you need those. The large hot tub was a hit; we cooled it to 90 for the kids and the adults could have it warmer. Backyard firepit was also fun for s'mores.Kids loved the pirate ship playground, & we set up the pickleball net. Pickleball & basketball hoop are in the same room as the pirate ship; you get more like 1/2 a court. 'Playroom' is pretty small and has a short ceiling. It's great for littles under 8yrs old!As a work in progress, the road to the house is still a rough dirt road and pretty bumpy/rocky. It is extremely remote! Trucks were occasionally moving dirt around the space.Kristen & Kylee were over the top on being accessible & responsive hosts; we've been planning & texting them for 7 months! We even called ahead and asked, specifically, which kitchen tools/appliances they had, and Kylee opened drawers and cupboards with each question to confirm the item was there. Trash was picked up whenever the bins were full. Top-notch service for a lovely long weekend!

Great house, but desperately needs to be updated and maintained

This was a great gathering space for our group. The house had plenty of space for everybody to be and have a good time. However we had issues with mice in our food, broken garbage disposals and vacuums, drains not draining, lights flickering on and off multiple times during the day, not having washcloths or towels or proper dishes in the kitchen. The property manager was a great communicator, but overall this place desperately needs to be maintained and fixed better before I would recommend anybody stay there.

Property is Gorgeous, but...

Beautiful, well-maintained and very spacious place. We would rate it 5 stars except for two flaws: (1) a septic or other plumbing line froze, leaving quite a stench when we walked outdoors; and (2) the internet connectivity is not of a high enough quality to allow those of us who needed to work (email, VPN, etc.) to do so reliably. We would certainly return if these two items were addressed.

Surrounded by a Rock quarry/gravel pit

The house is in the middle of a construction site and what appears to be a rock quarry business. VRBO says the home is located on 44 acres of mountain property. We thought this meant we would be a single house on 44 acres. Instead, we stayed in a house in the middle of a rock quarry. Not one picture or review shows a rocky quarry, construction or rock business operating on site. The owners told us not to leave the house/yard surrounded by a berm. So instead of 44 private acres, we had access to less than 1 acre. We heard and saw truck noise as early as 6:15am and after 8:30pm. The VRBO description currently says that there is construction for house area improvements. The noise did not appear to be coming from these improvements but instead from the family gravel pit business operating on site. Every night at 12am the water to the whole house shut off for 30-60 minutes. There was not enough hot water. The upstairs bedrooms were very hot and the ac was lockedThe media room was missing a remote for 2 days making it unusable. There was no access to the 3 car garage even though a picture shows this as usable space. The house itself was large and fit our group well. The kids loved the pool table, air hockey, and foosball. The play room and hot tub were great. We feel that the VRBO provided pictures and description were very deceptive and misleading. We never would have booked this VRBO if we understood its actual surroundings.

Browns Canyon Lodge Experience

We celebrated our 50th anniversary/family reunion at Browns Canyon Lodge with 40 family members and had a wonderful time. The Lodge was spacious and clean and was located in a beautiful, quiet location about 15 minutes from Park City. We had plenty of room for group gatherings and for meals which we very much needed . The younger children spent hours and hours playing on the pirate ship and the little playroom near the stairs. Our teenagers loved playing pool, air hockey, foosball and the occasional basketball game. We also enjoyed the theater and the hot tub. Having two kitchens and three refrigerators was awesome for our big family. The hosts were always very quick to respond to any needs or questions we had. We had a great experience!

Family reunion

The interior of the house was really fun and had lots of things for the kids to do. They really kept busy shooting basketballs or playing on the indoor slide. They also liked the hidden playroom. The older kids and adults had fun with the air hockey and pool table. Only a few people used the hot tub, and we didn’t use the theater room, except for a place to sleep. I was disappointed in the exterior landscaping, partly because of the trucks and dumping of dirt going on nearby. We did use the fire pit two nights, and that was fun. We had counted on using the two futons in the great room as a sleeping area, but there are no blinds on the many windows in that area, so I would not consider that a viable sleeping area.

A great place for a family gathering

From the time we arrived at the property until the time we left, the managers of this lovely property were attentive and very helpful. Children ranging in age from 6 to 17 had plenty to do, and the adults had great gathering space for visiting. The pirate ship and indoor basketball court kept younger children busy, and the theater room allowed all to relax and watch their favorite shows. The primary kitchen was large and inviting, and there were tables on both floors for puzzling, gaming, writing, arts and crafts, and eating. Three refrigerators held food for three days, with plenty of space to spare. We had a great time around the fire pit while roasting marshmallows and reminiscing. It was great to get away from the city heat for a few days and have time together. Thank you for providing this beautiful spot.

OTG week

Lots of positives: There were enough beds and bathrooms for our family of 25; plenty of cookware, dishes, utensils; 3 refrigerators and 2 ovens and microwaves; enough dining table space; convenient to Park City, Jordanelle and Oakley; great indoor recreation area and hot tub; outdoor fire pit with seating; theater room; pool table; the home is easy to find and isolated so no worry of the children wandering away; plenty of parking; Property manager, Emily, was attentive, helpful, friendly and easy to work with. Areas of concern: The water smelled terrible (from a well/sulfur smell) and no one wanted to shower in it or drink it (drank bottled water); foosball table was broken; neither dryer worked; putrid smell going up the stairs (found dead mice in stair well and once removed all was ok); city composting area is right next to the home which brought flies and awful odors; could have dejunked/cleaned out cupboards, drawers and under the stairs.

Mixed feelings

The house was generally clean with the exception of the beds, bedding, and windows. The beds and bedding were stained and not very comfortable. The pillow on the master bed smelled of dirty hair and I had to use the decorative pillow to be able to sleep. The compost pile was smelly as was the water. I was super glad that I found out about the water so I could buy bottled water prior to the trip. Everyone said it made their skin smell. We weren't told, prior to our visit, that there would be guys coming around periodically to check stuff outside. That kind of bothered us--invaded our privacy. For the cost of the property you would think that there would be some kind of landscaping but it was dirt. The best thing about the house was its size. It was big enough for our family and it was attractive. It definitely could use a good deep clean, new beds, and bedding. The kitchens were well stocked and user friendly with two nice refridgerators on the main floor. Despite some of the negatives, our family had fun together.

Pros and cons to staying at this property

Pros: We had 31 people in our group and there was plenty of room in the lodge. Having two kitchens was convenient for cooking for a large group. The kids loved the in door play area. It was also a great location for going to the lake. Jordanelle and Rockport reservoirs are really close. Cons: Having only one filtered water tap in the kitchen that could be used for useable water was super inconvenient. The bathroom sinks and showers left you smelling like iron. We also had multiple plumbing issues. We Only had cold water the first day and then had a clogged toilet. Maintenance did come out but they were unfriendly and then blamed us for the problems. There is still an on going mouse problem. We had a mouse in one of the bedroom and there were mouse droppings underneath the kitchen sink. It would also have been nice to have some useable outside space. Everything is dirt or wood chips and no chairs or places to sit outside. It was not really conducive to spending time outside or letting the kids play out side.

Perfect place for a group of guys

This property served our group of 16 perfectly. We were in town for a guys weekend, and there was more than enough space for us. Michael and Kylee were very friendly and helpful showing us around. I'd say the property was a little rougher around the edges than we were expecting, but it sounds like they are actively making improvements. Our only complaint was how sulfuric the water smelled, but Micheal said a new filtration system was going in soon. Overall, the property served our needs well and I would recommend it to a large group.
