Casa San Juan is your home while you are here.

Some guests love having Meily and our local team help arrange airport transfers, private drivers, Lake Atitlán trips, tours, restaurant reservations, massages, meals and local experiences.

Others arrive, close the door and prefer to do everything themselves.

Both are completely fine.

We do not hover or expect you to interact with us. If you want help, we are nearby. If you want privacy, we stay out of the way and let you enjoy your vacation.

Housekeeping is included Monday through Saturday and can be coordinated around your plans.

You’ll also find our local welcome guide in the house, with favorite restaurants, cafés and ideas for exploring Antigua independently.

STAY HOME FOR DINNER

Antigua has wonderful restaurants, but after a day exploring, sometimes going out again is the last thing anyone wants.

Choose from our menu of home-cooked meals prepared in your house by a local Guatemalan cook who really knows her food.

Dinner is served family-style around your table, with local flowers, Guatemalan touches and music helping make it feel like an evening rather than simply a meal.

Bring your own wine.

We cook, serve, clear everything away and leave the kitchen spotless.

Breakfasts and other meals can also be arranged in advance for an additional charge.

WALK INTO ANTIGUA

Central Park is approximately six blocks away and Antigua’s local market is only a couple of blocks from Casa Quince.

The market is a wonderful place for fresh fruit, vegetables, flowers, local food and Guatemalan crafts.

Restaurants, cafés, bakeries, shops, ruins and historic sights are within easy walking distance.

Explore during the day.

Come home.

Get into the jacuzzi.

Casa San Juan itself is completely private to your reservation.

The heated pool, jacuzzi and central tropical courtyard are shared only with guests staying in the three neighboring Casa Quince homes.
You will receive self check-in information and your lockbox code before arrival.

Our local team is nearby if you need assistance but if you prefer complete privacy, we respect that too.

Housekeeping: Included Monday through Saturday and coordinated around your plans.
Pool & jacuzzi: Shared with guests in the three neighboring Casa Quince homes. Pool area closes at 10 PM.

Meals: Home-cooked breakfasts and family-style meals can be booked in advance for an additional charge.

Tours & transportation: Available if wanted, but entirely optional.

WiFi: Fast fiber internet and workspace available.

Parking: Complimentary parking for two vehicles inside the gated community

Air conditioning: There is no A/C. Fans are provided.

Setting: Casa Quince is in a peaceful residential community and is best suited to relaxed, respectful stays rather than parties or events.
* It is understood that the unit will be used as a family rental. Our place supports quiet groups, as we need to be considerate of our neighbors. Any ”Partying” would have to be in a different location, as our homes are located in a quiet residential area, we try to respect the noise level.
* For monthly rentals, the rent you pay includes all utilities (cable TV, internet, gas & electricity & gardener) up to a value of Q500/month. All extra bills over Q500, such as Gas & electricity & housekeeping are deducted from the deposit. The deposit will be returned at the end of the month after outstanding bills, should they occur, have been deducted.
* This agreement shall not be assigned, nor the premises sublet without the written consent of the owner or his agents.
* I will maintain this property in as good condition as I find it and agree to replace or pay for any loss, breakage or damage to the satisfaction of the owner or agents.
* There is a $500 deposit requested upon arrival which will be refunded within 20 days from termination of this agreement provided that Guest abides by all terms of this agreement. The damage deposit is to cover breakages and outstanding utility bills in longer-term rentals (500GTQ is included of utilities in this price). (So far we have not had to make any deductions for breakages, as we do not include small items, such as plates etc...)
* I agree that no occupants will smoke within the premises.
* No weapons or private guards are allowed on the premises.
* No use of drones or firecrackers/fireworks or other noise-makers in the house perimeter or in the condominium.
* PETS: We have a no pet policy, however if you have a well-behaved dog please get in touch with us to see if we can accommodate your pet. Should you be allowed, all pet owners agree to clean up after their pets and to keep them indoors and not in the patio area. The extra fee is 10usd/day for 1 pet.
* Up to TWO light motorized vehicles (either 2 or 4 wheelers) per property may be parked on the street inside the gated condominium, as long as they do not occupy the space of another neighbor and should be parked on the same side of the street right in front of our property. Any extra vehicles will need to be parked in a nearby parking zone. NO ATVs.
* Commercial vehicle, motorized heavy vehicle and/or non-motorized vehicle are not permitted to be parked overnight. This includes buses, which accommodate more than 12 people. Please ask our Manager where to park larger buses.
* It is expressly understood and agreed that owner of said premises will not be liable for any damages or injury to Guest or other occupants and their property from whatever cause arising from the occupancy of said premises.
* I agree to vacate said premises upon the termination of this agreement at the hour and date shown above.I agree to close and lock the premises upon leaving.
* Any large breakages will be deducted from deposit.
* I agree to have no more guests than the indicated number of guests allowed.
* I will maintain this property in as good condition as I find it and agree to replace or pay for any loss, breakage or damage to the satisfaction of the owner or agents.
* I agree that no occupants will smoke within the premises. Smoking is permitted on private patios, should your house come with one.
* In the event of cancellation, a FULL REFUND of rental fees and security deposit may be made dependent on Owner`s ability to rent to other parties for the specified rental period should you be booking directly with the owner of the home. Otherwise the rental & refund policy through the website you booked through will be adhered to. We suggest however that you get TRAVEL INSURANCE in order to claim from them, if we are not able to re-rent the property.
* It is expressly understood and agreed that owner of said premises will not be liable for any damages or injury to Guest or other occupants and their property from whatever cause arising from the occupancy of said premises.
* I agree to vacate said premises upon the termination of this agreement at the hour and date shown above.I agree to close and lock the premises upon leaving.
* Residents and guests shall maintain a reasonable level of volume from music & TV, vehicles, pets and day-to-day activities. Excessive noise that disrupts other owners and tenant’s enjoyment within their residence is not permitted.
* Please be aware too, that this is a residential area. Please do not drink or smoke or be talking loudly on your cel phones in the public areas, so as to respect the privacy of the neighbours. If coming in late, please be especially quiet! The gates of the condominium close at 12 midnight, so please be home before that.
