IMPORTANT Starting from JANUARY 1st 2026 this accommodation, along with most others in Amsterdam, will only be able to host 2 people, in one room. This is due to further licensing restrictions imposed by the Council. If you can’t find accommodations sleeping 4 and are willing to split up your group you can get back to me for a quote.
THE SPACE The accommodation is located on the 3rd and 4th floor of a late 19th century building, one block away from the lively Jordaan district (and the western edge of the historical centre), but in a very quiet area.
The bedroom (free of any personal stuff and clothes) has 2 single boxspring beds, which allow you to combine them according to your needs: one double or two singles.
On the same floor there is a bathroom -with floor heating- with bathtub and large sink and a separate wc with small sink. Both have marble flooring. The accommodation is also perfectly equipped to host one baby aged 0-2, since we have baby cot and bedding, diapers changing pads, two different high chairs and stair gates at both ends of the inner staircase.
We also have a nice and sunny balcony overlooking a marvelous and quiet court.
Entrance at 3rd floor and bedrooms on the 4th, with no lift and pretty steep stairs, therefore possibly unsuitable for elderly people or people with mobility issues or carrying very heavy and bulky luggage.
THE NEIGHBORHOOD The best thing about our neighborhood is enjoying great tranquillity while living literally two steps away from some of the best restaurants, shops and markets in town, and having the most popular spots (Dam Square, Canal Belt, Westerkerk, Central Station, Anne Frank's House, Red Light District, Leidseplein...) within walking distance. If you don't fancy a walk or renting a bike there's trams and buses leading you everywhere in town.
Our area itself is a strongly up and coming one, thanks to fantastic redeveloping projects like the Westergasfabriek and, more recently, De Hallen.
WALKING Everything in the center, the up and coming West neighborhood and the Museum Quarter are literally within walking distance.
BIKING Plenty of bike rentals in the area.
PUBLIC TRANSPORT Tram 3 leads you to the Museumplein and De Pijp. Tram 5 to the Leidseplein. Buses 18 or 21 to Central Station. Bus 21 in the opposite direction to P+R Bos en Lommer (the closest Park & Ride, 10 minutes away).
PARKING Parking in Amsterdam is very expensive (6 euro per hour in my area and 7,50 just one block away in the Jordaan!), but there's the cheap alternative of the P+R (Park + Ride) arrangements. It costs 8 euro for the first 24 hours and then 1 euro per day if you arrive before 10:00 or just 1 euro per day if you arrive after 10:00, and you can get discounted public transport tickets to get to the final destination and back to the parking.
The address of the closest one (P+R Bos en Lommer) is Leeuwendalersweg 23B.
If that is full you can turn to the P+R Sloterdijk (Piarcoplein 1).
CANCELATION Regardless of official cancelation policy, I refund up to 100% if the accommodation is booked again on the same nights. If less nights are booked you are still getting back the money made by this new reservation. A personal travel insurance is nowadays a must for every traveller, though.
CHECK-IN Baggage drop can at any time, even early in the morning. Check-in can from 12:00 or at any time if the previous guests have left already (otherwise luggage drop only). But the accommodation can only be accessed once the cleanup is finished, and the time may vary (usually it's around 15:00). Due to bad past experiences, check-in is performed in front of the whole group, or with no more than one guest missing. If one or two guests arrive earlier than the others they can still come leave their luggage but will have to wait for the arrival of the rest of the group to properly check in. Exceptions are only made for mature/elderly travelers.
CHECKOUT Check-out is at 12:00, but if no one's coming on that day or comes pretty late it's possible to arrange a later checkout time. It's still possible to leave the luggage until your desired time.
SMOKING Smoking is only allowed on the balcony, and taking precautions against the fall of ashes and buds onto my neighbour's backyard.
EXTRA PEOPLE The accommodation is only equipped to sleep 2 people. That's the legal maximum, too. And it's a very important requirement by the Council. Under no circumstance we can allow extra people, at any time during your stay.

Flavio is a gracious host and we had a lovely stay at his home. Clean, quiet and the location was perfect for us with an Albert Heijn just down the street. We'd definitely come here on holiday again.
This property was the perfect location for our trip. We were able to walk to everything we wanted and it was easy to use public transportation from the train to the flat.
The host was very accommodating and available to us for all our needs through the trip.
We stayed at this flat for 2 nights while in Amsterdam. Would highly recommend for location, cleanliness and comfort. There are 3 flights of steep stairs to access flat so pack light and ensure there are no mobility issues!
We came for a short break for the Tulip Festival. The apartment was comfortable and clean. Flavio was super helpful. The location is brilliant, so many super restaurants just a few minutes walk away. Highly recommend.

Great location, helpful host!
Flavio was very accommodating. We had a little snafu upon arrival that was quickly remedied. Additionally, the use of his boat rental membership was very convenient and saved us money.
The location of the apartment was very convenient. We were able to walk to all the places within town we wanted, even walking several times to central station (about 25 minutes).
I'd recommend Flavio's place to anyone.
This property is in a great location. You can walk to many fantastic Amsterdam locations and sites, and you can rent bicycles nearby or hop on transit. There is a generous amount of space. One thing to consider- access to the property and moving around inside the property requires the ability to navigate steep stairs with narrow treads. This was not a problem for us, but be aware before booking.

Not what it seems
A more honest description of the place should have included that it was up three flights of stairs, old and the building leaning so much that the floors were heavily slanted which prevented many doors from opening or closing properly. It was not clean even after the "cleaning crew" was done. There was a pair of pants and a shirt hanging in the bathroom/laundry room despite its description of "no personal items around". There were a ton of wasps. Flavio hired someone to fix the problem it didn't help. He offered a partial refund; which we have yet to receive. However, Flavio was also very responsive and had a helpful attitude.
Unser Aufenthalt war gut. Die Lage ist super. Es ist ruhig, aber auch sehr zentral. In nur 20 Minuten ist man zu Fuß an zentralen Punkten und hat dabei noch schön durch die Stadt schlendern können, vorbei an einigen Kanälen. Amsterdam ist eine Reise wert und werdennicht das letzte Mal da gewesen sein.

Flavio was very understanding and easy to deal with, having had to move our booking numerous times due to COVID and travel restrictions - all of which he was more than happy to assist with. The property was as described and overall we had a very pleasant stay. The neighbourhood is nice and quiet (there are plenty of great cafes, resteraunts and a supermarket nearby) however you're only a very short walk away to Jordaan and then further on, the city centre. Trams also stop nearby to the apartment.
Upon arrival to Amsterdam Flavio was easily contactable in the morning and more than happy for us to drop our bags slightly earlier prior to check in which was really helpful.
I'd highly recommend.

This property is located close to my daughter's home and thus provides us with a convenient accommodation for a party of four visiting family members. Enjoying good views and situated in a quiet location in close proximity to a supermarket and tram stop it provides all facilities for a comfortable stay.
The typically Dutch town property provides good excercise through its numerous flights of stairs whilst the lounge-to-bedroom flight should be fitted with hand-rails.
Overall a good, comfortable accommodation.
We stayed here while visiting our son that lives in Amsterdam. It served our needs perfectly. Walking distance to groceries, an amazing bakery and a great bike rental.

The location was great. We could walk everywhere. Flavio was fantastic and was very welcoming. Just be sure you can climb 50 extremely steep stairs to get to the apartment.

We had a nice time in this property. It was well located and Flavio was very accommodating and helpful. There were lovely restaurants and parks nearby, as well as a nice coffee shop Back to Black for our morning coffee.
Take Flavio’s warning about the stairs seriously. We were just fine with it as an active family, but it would be impossible for those with limited mobility. Flavio is very homest about that in his listing.
