A tremendous semi-circular living area with its dramatic, domed ceiling and elongated windows is an architectural marvel, allowing the cheerful sun to flood the interior with natural light, accentuating the polished marble floors. In addition, there is a laundry room with washer/dryer, beach chairs and umbrellas. A bedroom with 2 twins and an en-suite are off the TV room which provides a flat screen, satellite television and DVD player. Our stay was nice. We had a great time. The walk to the beach was a bit much with the strollers and everything but was good. The aviary next door provided a nice insight to the natural environment that Playa had to offer. Hurricane Beryl hit us and we maintained electricity and were fine.

Tara is amazing and extremely helpful, house is beautiful and well kept kids had an amazing time seeing all the wildlife in the area. Playacar is a beautiful area, pool is large, area well kept, close to the beach and to 5th. Highly recommended

Great stay

We had a fantastic time here. The villa was perfect for the 6 of us (4 Adults 2 Babies). It had everything we needed and just a short walk to the beach and shops and restaurants. Tara was amazing, answered all our questions, was able to provide cribs and high chairs for the babies and sent us all the information for a seamless check in process. Thanks Tara.

Wonderful Christmas Getaway

The home had everything we needed for comfort and relaxation at the beach. Tara was very helpful with information and helping us plan excursions and settling into the house. She and Luis were very responsive with a small issue with hot water fun to work with. We enjoyed exploring using the owners book of recommendations and highly recommend staying at their lovely home in Playa del Carmen.

Property was exactly as advertised. Close to town, close to the beach. Very quiet. Other reviews mentioned some noise from the aviary but we felt it added to the ambiance. Tara was a very attentive property manager. If we had any questions, she was very quick to respond via WhatsApp. Would definitely stay again.

Playacar Vacation

It was wonderful. The house managers were great. They were so helpful and took care of any problem we had immediately. The house was clean and was well stocked. The only issue is that the path to the beach is difficult to walk on. I would definitely come back.

Fantastic house, perfect location

This was our 5th rental of this house...we love it! The house is impeccably furnished and decorated and has all the things you'd expect to be in your own home and kitchen. The location is perfect, being just inside the secure, gated community of Playacar Phase II and only a short 5 min walk to both 5th Ave with all its shops, bars and restaurants, and the beautiful and quiet Playacar beach. The house is in a complex with a great pool where you are bound to meet great new friends who will share their experiences and tips about the area with you. If you are thinking of coming to Playa del Carmen, this is the place to stay!

Great Location

The Location is perfect, just a short walk almost anywhere! The house is very nice. Everything is so nice and they have everything we needed for an incredible time. They allowed us to store our luggage for a bit on our last day and when we returned, they were cleaning the place vigorously. They were doing an incredible job even when we left the place as we found it for the most part. Would stay again. Only two minor negatives that did not affect the review, there are no doors on the restrooms in the bedrooms and there is a bird sanctuary a few feet out the back door that made a bit of noise early in the morning. Again, does not affect our review, just thought people would care to know about that in advance.

Great Villa!!

My family really enjoyed our stay at Jeff's villa. The house is just as nice in person as the pics show. Located close to town and the beach. Fully stocked with the essential necessaries. Plenty of beach towels, chairs. coolers and even some toys for the kiddos. Only a couple of things to know- villa does not have a dishwasher or garbage disposal. Not a deal breaker by any means, just a personal preference. I would rather clean a toilet then hand wash anything! The villa is located directly next to a bird sanctuary, so if you like to sleep in, bring ear plugs. The community pool was nice and clean but the palapa area needs some love. Tara the property manager was amazing! She arranged round trip transportation from cancun, which is about a 40 min drive to the villa. She also went shopping ahead of time for some essential groceries and booze. There are some little stores like 711 near by for a quick run, but you can take a cab to Walmart which is less then a 10 min drive. Never an issue getting a cab anywhere. I had a few small issues/questions when we first arrived, but every time I called Tara, she always answered right away and took care of anything we needed! Her husband even removed a gecko that had found its way into my son's room so the he could sleep. Book excursions online like Xcaret or dolphin discovery. We got ripped off from one of the vendors on the wharf. Took the ferry over to Cozumel which took about 35-40 min. You can get tickets on the Wharf, which is about a 10 min walk down the beach. Book this villa for a relaxing stay in Playa, you won't be disappointed!

Spacious house, good location

The house was generally spacious, including large bathrooms and showers off each of the 3 bedrooms and an extra 2 piece bathroom. The location within Playacar was perfect for our family. There is only one official access path to the beach for the whole length of the Playacar gated community and it is quite near this house. Hotels along the beach have guards that dont let people pass through to access the beach. Once on the beach you can swim anywhere or take a long walk along the sandy beach near the ocean. Unfortunately there was a lot of sargassum seaweed. This has nothing to do with the house, which I give 5 stars, but more to do with global warming. I mention it because it did effect our vacation, as our family members were really looking forward to hanging out on the beach more. There is more seaweed during certain times of the year and you might want to do some research about it before you plan your vacation. We spent most of our time in the swimming pool, which was sufficiently large to swim back and forth for a few laps and the water was a nice warm temperature. The house location was close to the main entrance gate to the community, a very short walk to town, restaurants, shops, the Cozumel ferry, the bus station. If you are further inside Playacar, the walk gets long to town. We rented bicylces, which were very convenient to cycle to the large grocery store and around the Playacar loop for exercise. The house was clean, the beds were comfortable, TV had netflix, grill on the patio worked fine. There is a bird sanctuary behind the back fence of the house. The birds do not come over the fence, but they make quite a racket about 3 times a day. It must be before their feeding times. For most of the time they are quiet.

Awesome property and management!

Jeff does not do this home justice - Not only is his home beautiful, but it so well appointed - not like what we are used to in the States! There were full sets of tupperware, dish soap, bathroom sink soap for washing hands in all of the bathrooms, toilet paper, baggies in various sizes, spices, scissors, tennis rackets, beach chairs, bicycles - really you just need your personal toiletries and clothes! And if you forget something, Walmart is a short drive away! So don't fret about packing everything under the sun - most things are already provided! In addition, Tara and Luis, the property managers, are so helpful - they will stock the place before you arrive with groceries, and will help answer any questions you may have. Tara is American so feel free to communicate with her and know she will understand you. They can offer suggestions on site seeing, food, stores - you name it! And they were spotted most days so if you have questions after a few days it shouldn't be hard to locate one of them. This home is more than advertised - literally a 5 minute walk through the Mayan ruins to the beach which was sparsely populated, or go in the other direction and it is 5 minutes to the center of Playa del Carmen and all of its' activities. If you want to go to Cozumel for the day it is easily accessible by walking into town. The restaurants were very good, and there are so many activities to enjoy (we did horseback riding, although I saw people riding camels, too; snorkeling the underwater museum in Cancun; snorkeling cenotes and with turtles in Akumal; explored the bird sanctuary directly behind the house (but unlike some posts, this did not bother us at all - they were noisy, but not at night, and we couldn't hear them over the white noise of the air conditioner); and vegged one day on the beach; my husband enjoyed a day at the Hard Rock golf course as well, which you can see when you step outside the house.) We needed a 3 bedroom place that the all inclusives did not offer, and now that we found out you can rent homes around the world - this will be the way we travel from now on! We had so much space, and everyone had their own bathroom, and it was so relaxing - much better than squeezing everyone into a small room! The beds were incredibly comfortable as well - we all slept great which is very unusual for us! And we felt incredibly safe in this beautiful neighborhood, as it is so close to the tourist area. Just an awesome time at an awesome home!

Fantastic!

Great big house in a secure area. Close to the beach and pool. It has everything you need: beach towels, chairs, umbrellas and toys. Owners really make sure that the house is fully equipped. The songs of the birds did not bother us at all.

Great location in Playa del Carmen

The location was as good as it gets in Playa del Carmen. It was a short walk to the beach and to the start of 5th avenue. 5 minutes to either. The condo has everything you could possibly need including towels, beach chairs, coolers, insulated to-go cups, etc. It easily accommodated our group of 7 people (3 adults, 4 kids). It has nice a nice seating area at the back with a bbq and is great for entertaining, having drinks, etc. The property managers Tara and Luis were super helpful and super friendly. They had a cold 6 pack of beer and chips and salsa available for us on arrival and also arranged transportation to Xcaret for our group. A nice touch! They responded to every email question quickly and promptly. The pool was secluded and quiet in the afternoons and was a nice place to relax after a day at the beach or shopping. The only drawbacks were minor. The bird sanctuary is loud in the morning and in evening (not too bad once you get used to it though, kind of amusing) and there is no toilet paper allowed in the toilets (buy doggie bags) and it was a long walk to the garbage bin. The loop around Playacar Phase 2 was 3.5 miles long and it was great for early morning jogs and long walks if you get tired of exploring 5th avenue too. We would definitely stay here again.

The house is beautiful.

The house is in a great location right at the entrance to 10th Avenue which leads you right into 5th Avenue. The owner has everything you could possibly need and more inside the house. Tara was great with everything we asked of her, she went above and beyond to make sure our stay was the best. Our driver Alberto that Tara set us up with for a day of excursions was awesome. My friends and I would like to thank everyone that made our vacation awesome.

Back again for a great stay

We have rented this house once or twice a year for the past several years and have never been disappointed...and this was the case again for our trip there in March/April. The house is very well maintained (e.g. the patio had recently been re-tiled and improved) and is always well appointed with kitchen wares, linens, towels, beach chairs, etc. This is our favourite place to vacation because of the location - an easy walk to the beach as well as shops, restaurants, bars and the rest of what Playa del Carmen has to offer while still very quiet and safe in the gated Playacar Ph 2 community.

An excellent Villa in an excellent location

We can’t say enough about our vacation. From stem to stern it was seamless. Between Jeff and Tara our every need was looked after and questions answered. The Villa was not oversold. Everything was as promised. The restaurant book in the Villa was bang on in terms of where to eat and what to eat (we added Mr Dog to the list). So much better than expected!

If you are planning a trip to Playa Del Carmen this Villa is the place for you and your family. It is completely stocked with everything you will need for a great vacation. Don't worry about bringing beach towels, chairs, coolers, beach bags or toys for the kids because Jeff has all of that there for you. If you decide to cook at home you will find a kitchen with everything you need there too. We loved using the outside grill and sitting on the patio. The bedrooms and bathrooms are very spacious. The beds are super comfortable. There is plenty of closet space if you want to completely unpack and not live out of your suitcase. The Villa is just steps away for the pool as well. Spend some time there and you will see the Iguana's the stay close by. Its a nice area with plenty of space. The location is perfect for the beach, walking to shopping and restaurants on 5th St. We walked to 5th St every evening for dinner. There are so many places to eat. The coolest part about walking to the beach is going through the ruins and seeing animals that live there. We actually saw a monkey which is a rare occurrence! The beach is beautiful! You really don't need to rent a car because everything is so close but if you want to go to Tulum or Akumel I would recommend using Collectivo. Tara, the property manager is awesome. She arranged roundtrip airport transportation for our group She met us when we arrived at the Villa and dropped by several times during the week to check on us and make sure we had everything we needed. She is there to make sure your vacation is stress free and as relaxing as possible. She and Luis will also stock groceries before your arrival which is pretty cool! Thank you Jeff and Tara for making our trip to Mexico a trip of a lifetime. We will be coming back!

Beautiful home; great location

The Villa is wonderful - fully stocked with all home, beach and pool needs. Close to all amenities - 10 minute walk to downtown; 10 minute walk to the beach. Backs on to bird aviary (we saw Tucans flying overhead). Property managers (Tara and Luis) are great and can provide whatever supports are needed.

Relaxing Week in Playacar

Just returned from a wonderful week at this fabulous Villa, my third time there. What a wonderful location! A beautiful, quiet haven just a minute outside the gate into Playa Del Carmen, a five minute walk to the beach, and minutes to many wonderful restaurants. We had arranged to have Tara stock some groceries and liquor for us so we didn't have to worry about that upon our arrival and that was so convenient. Tara is always reachable if we needed anything and checked in several times throughout the week. The accommodations are wonderful and everyone had their own space. Really enjoyed hanging out at the pool. It was always quiet and relaxing and we enjoyed visiting with some of the other vacationers. Fun to see the iguanas and agoutis on the property. Looking forward to our return to this same Villa in 2018.
