The best room in the house is the private deck pier & floating dock with its panorama of tidal beauty. Great for swimming, kayaking & able to accommodate up to a 14 foot power boat. This private dock is a unique feature in this area.
The master bedroom downstairs sits over the water affording stunning ocean views to start the day. There are 3 bedrooms upstairs with 2 queens. There is a queen futon in the family room also. There are 2 full baths one up and one down.
The kitchen is newly renovated but was tastefully done to appear vintage & consistent with this 100 yr old cottage. There is a gas stove, dishwasher, & microwave. Just off the kitchen is a washer/dryer. The downstairs is an open concept with the kitchen flowing into the dining room, sunwashed family room, and game room which all take advantage of the beautiful harbor views ever changing with the tides.
The living room sits at the front of the house & is remarkable for its original fireplace built with local stone from Goat Island where the Lighthouse sits at the mouth of the harbor. This has now been converted to a wood pellet burning stove.
Also included is outdoor gas grill, wireless internet, cable TV with premium package and blue tooth speakers to listen to your music inside or out.

We provide beach parking passes to Gooserocks beach as well as all the Kennebunk beaches including Gooches and Mothers beaches. This house is also the perfect starting point for biking trips to Cape Porpoise pier, Gooserocks beach, Biddeford Pool, Kennebunkport, and the Kennebunk beaches. Excellent biking in mostly rural surrounding area which includes the nearby world class resort Hidden Pond.There is also the bridle path which requires a mountain bike.
The port affords excellent shopping and the outlets in Kittery are 15 minutes away .A half an hour trip to Freeport with LL Beans flagship store is the perfect way to spend a rainy day
Thier are a surfiet of restaurants in the area for all tastes and budgets, from the BYOB local favorite the Wayfarer which is a 3 minute walk from the house to the Five Diamond White Barn in Kennebunk. The Cape Arundel Inn with its sweeping ocean views. A quaint watering hole on Cape Porpoise Pier The Ramp is a five minute walk. Mabels known for its Lobster rolls or fried clams at the iconic Clam Shack.

The area offers a wealth of outdoor activites including surfing and paddle boarding lessons from Aquaholics. There are several kayak rental and guided tour opportunities with kayaking to the islands near Gooserocks and Cape Porpoise being an area gem. There are bike rental and weekly group rides of different ability levels offered at nearby Kennebunk Bike Shop. You can take a large boat to go deep sea fishing or whalewatching. You can also rent a smaller captained boat just for 3 or 4 to fish for the abundant coastal stripers. There are areas known for surf casting offering quiet solitude. A 3 hour excursion on the sailing schooner Eleanor is available just to relax and take in the view from the ocean.

For the dedicated excercise enthusiast there is early morning bootcamp offered outdoors on the Kennebunk beaches. There are several health and fitness facilities in the town of Kennebunk.

The KBIA located next to Mothers Beach is a childrens day camp with over a 100 year history. Children can register by the week, month or year. All activities are a la cart so you can tailor your childs experience. There are a wide variety of activities from swimming lessons to the renowned sailing program. Group tennis and golf lessons , island exploration ,leather and woodworking to name a few.
With its natural beauty and varied activities the area offers the perfect vacation. This also includes just relaxing on your beach of choice reading summer novels while the kids swim or boogie board in the great waves.

Great location in the charming town of Cape Porpoise. Easy walk to grocery stores and restaurants. Enjoyed Kayaking and Paddle Boarding right off the back deck during high tide. Kayaks provided. Great area for biking.

The setting is spectacular!! The owner has provided kayaks, life vests, to fully take advantage. The home is charming. It was immaculate when we arrived. Prior to arrival the owner was super responsive to my questions. The only real issue is that while there is AC splits downstairs, there were none for the entire upstairs where it was so hot and humid at night that some couldn’t sleep on the beds they had made up upstairs.

I will definitely be recommending this house to friends and family looking to stay in the area. 7 min the downtown Kennebunkport and very close to 3 different beaches. Several amazing restaurants within walking distance.

Beautiful view, close to town. Could use some attention…. Blown lightbulbs and fix tv remote that has 1/2 page instructions how to use since it’s broken. Could use a smart tv or at least a firestick. But it was a pretty old house!

First time in Cape Porpoise

I rented this house because of the waterfront location and I was not disappointed. My family fell in love with the deck. Everybody use the kayaks. The neighborhood was incredibly Qwaint. The whole week was super relaxing and we could walk to pick up anything. We forgot at local small markets tons of restaurant options. Normally we stay close to downtown kennebunkport, but this was a crowd pleaser. Nobody wanted to go home.!

Picture perfect views

This property is ideally located close to dining, beaches, and shopping. We enjoyed beautiful weather and spent many wonderful mornings, afternoons and evenings on the large deck. As advertised this property is tidal. The dock completely mudds out for about 2 - 3 hours during low tide so boating and swimming from the dock is limited at those times of day. The home is very spacious but could Use a good deep cleaning (peeling paint, cobwebs, mold in the bathrooms). Bedroom linens (bedspreads and pillows) were dated and worn, need replacing. The owners were very responsive and easy to work with.

Absolutely perfect!

Our family of five took a last minute trip up the East Coast. The days we rented this charming house were our best. The home is tastefully decorated and has a very comfortable "Home feel". We truly enjoyed sitting on the back deck watching the tide move in and out. Spent time looking at the local wildlife and found all kinds of new birds in this area. If you want peaceful this is the home for you. It was quiet but within reach of a number of shops , activities and great dining. Owners had placed novels, puzzles and games in the home for us to utilize. If you get a chance to go to this area be sure to take a trip to see the whales. it was an amazing experience. The location is beautiful. The accessibility to the kayaks and Cape porpoise is awesome. Great view. We were very comfortable with the air conditioning downstairs but upstairs was very hot and stuffy. The kitchen was well stocked. convenient entry to the home with the lockbox. Close to a market and great restaurants. adequate parking for two vehicles. The cleanliness of the home needs to be addressed. We did a lot of cleaning on our own. The ceiling fans had to be cleaned because when you turned them on the dust would fly all over. The beds hadn't been moved and vacuumed in forever. Because of mouse poop in the pantry, we stored our food in another cupboard.. Enclosed pictures of the stained pillows with no zipped cases. The upstairs tub was very dirty and the. grip stickers on the tub floor were nasty and the shower curtain was very dirty. The overhead lighting had lots of bugs. we had to sweep as soon as we got there because of all the dead bugs. check out was very easy. Overall, we had a good time, but for the price there has to be some cleaning done. We shouldn't have had to clean on arrival. The beach pass was a nice bonus.

Wish we could have stayed longer

We were in town for a wedding...and got to stay at this little piece of heaven. At first you would think it looks a little small, but its not! Plenty of room. The deck is stunning...and if it would have been a lot warmer we could have pretty much lived out there. It was chilly and cold but the sun light was great. The beds upstairs were not the most comfortable but definitely manageable. You have to bring your own sheets...but blankets and pillows are provided which worked out great. They didnt provide any toilet paper? which was kind of random...but no big deal! The kitchen was adorable and beautifully re done with a great island for entertaining. This was great walking distance to the ramp (a bar/restaurant) and the beach! We hope to be able to stay again when its warmer sometime. The property manager that showed me around and let us in was beyond accommodating! He answered any questions...and was really attentive to any needs we had. Thanks to the owners for sharing a special place.

The location is great. The deck was a highlight. However, the furniture in most of the rooms was a bit worn, faded and old, including the bedroom furniture. The beds were not made but clean linens were waiting for us on the front porch to make the beds ourselves, which was not ideal. The pillows were old and stained. I suppose if the beds were premade we would not have noticed that. When we went to load the dishwasher with dirty dishes there was an entire load of clean dishes to unload and put away. The house was definitely missing some amenities that you expect to find, especially in such an expensive house. There was no hand soap in any bathroom or at the kitchen sink. With the linen delivery were towels but no bath mats. There were no blankets in the living spaces to snuggle up with. The freezer also was a bit touchy. If you did not press it closed after shutting it, the magnetic seal would not catch. The shower curtain in the downstairs bathroom was not secured and just rests on top of the shower insert, making it a bit tricky to get in and out of the shower.The kitchen was well-equipped. Again, the location is great. A short walk to a couple restaurants and a short bike ride to downtown KBPT. Plenty of space and beds but just felt like a little more effort by the hosts could make a stay here more effortless for the renter. It did not have the perceived value to reflect the price we paid, sorry to say.

Charming home on the Cape

Loved this property! It was right on the water. The home was well cared for, spacious, inviting and very comfortable. There is a just a brief walk to several wonderful cafes and resturants and the well stocked Bradbury Bros. Market. You are just a few minutes by car to dock square in Kennebunkport. There were five of us and it never felt crowded. The scenery could not have been better.

Beautiful location on the water

The home was great and the location was beautiful! Only the master bedroom is downstairs and the remaining 3 are upstairs. The stairs are narrow and steep so if you have a guest that has mobility issues, this isn’t the best place for you. The home was conveniently located near excellent restaurants which made the trip super relaxing.

Charming home with decor very fitting for its majestic seaside location

We are a family of 5 adults and this was our first visit to New England as well as our first experience with Air B&B in Boston and VRBO in Kennebunkport. Boston was fabulous in every aspect and our 3 night stay in Kennebunkport (Oct. 13-16, 2018) with VRBO was less than expected due to lack of communication. Prior to our arrival, I received an email to check my VRBO phone app for arrival information which I did. Dan Viehman was listed as the property manager for any problems or issues. There was no info for how to check in and access the property--only that check in time was 4:00 pm. I texted the owner's cell phone when we were driving from Boston Saturday afternoon. I received no reply but we continued thinking Dan Viehman might be there. We arrived around 5:00 pm to a locked home with no idea how to find a door key. I called the owner's cell phone and left a detailed message of the dilemma and never did receive a call back. We called Dan's phone and on our second try, by a stroke of luck, he happened to answer. Dan was very kind and informed us that he no longer manages the property but told us where the lock box was and what he thought might still be a working combination to open it for the door key. It worked! We found an information packet on the coffee table which listed Dan as the local contact--obviously not current information. In this packet was also information that we were to provide our own sheets and towels for our stay either on our own or through an outside service (company name and phone number provided). This was not mentioned in the VRBO app so that was a real big surprise! Being late afternoon on a Saturday we really had to scramble. Both bathroom toilet paper dispensers were empty with no back up rolls and we managed to buy TP and soap just before the local store closed. We left extra so at least now there's back up. When we returned from our trip, I messaged the owner through VRBO about a smoke detector that malfunctioned and I did get a timely reply that he appreciated us letting him know. That made me think that my mistake might have been trying to call his cell phone direct instead of messaging through the VRBO app. I'm not too adept at using phone apps and like I said, this whole process was new to us. If the only way to contact the owner is through the VRBO app, that is critical missing information. A local contact is also critical. Thanks Dan! Aside from communication issues, the property was delightful.

Loved the location. Within walking distance to groceries and restaurants.

This was a combined family trip of three couples. The house was perfect for the group. Weather was beautiful for afternoon relaxation on the back porch overlooking the cove. Sunrise was spectacular with the morning clouds reflecting off of the water. We walked to dinner at Pier 77 and Noonan's. Mabel's for lobster was the best meal out.

The property was very unique in so many ways. The location was terrific. Cape Porpoise is beautiful. The homes and views in the area are breathtaking. The tidal nature of the harbor makes for an always changing view that is engaging no matter what time of day. The deck/pier of the home adds to its unique design and makes for a fun place to hang out throughout the day and evening. The three restaurants, one convenience store and a specialty food take out store are all within walking distance which makes it very easy to stay close to home. Kennebunkport center with all its dining and shopping is an easy five minute drive from the front door. Again, a great asset to the location. The home was clean and well equipped for our family's two week visit. I would definitely recommend this property to both those who are familiar with the area or those who would like to become familiar with the Kport/Biddeford area. Brian Anderson, Ayer, Massachusetts

Location Location Location

The home was lovely, we enjoyed the deck and the ability to walk to restaurants and the market. The kitchen was well equipped and the home had lots of board games and puzzles for the kids. The rental of linens and towels was expensive and should be factored in when calculating the overall cost of renting the property.

A great place for an extended family to chill together in a beautiful setting

Eight of us spent a very pleasant week. The owner was tremendously helpful before and during the stay and the local manager was great as well. It was a joy to wake every morning right on the water and hang out on the gorgeous deck. The area is rich with things to do, but we didn't have to go anywhere; restaurants and a general store were a block away--just far enough to be out of sight. The house was clean and comfortable with all amenities including a kitchen with everything you need to cook if you want to. I can't say enough to recommend this property.

Million Dollar View

We rented this home for my bachelorette weekend. It was absolutely stunning. I don't think any of us left the deck the entire weekend. We rented kayaks and had them delivered to the house. It was such a treat to launch the boats off the dock and explore the wonderful islands surrounding the bay. We are already making plans to come back again next year with a few couples. The owners were very helpful and accomodating and returned our security deposit in full and timely manner. Great spot for families, couples and friends looking for a relaxing weekend or week.

Fabulous Weekend for the YaYa's

This was our first time gathering since one of our brightest stars passed away, This location was just beautiful!, peaceful, just perfect for us. Dan the caretaker of the property could not have been more accommadating and filled with knowledge of the area that he was more than happy to share. The sun pours into the house and makes the home bright and warm. The dinning room table sat the 8 of us very comfortably where we sat for hours.We cooked our meals in and enjoyed the home. The master bedroom was spacious and the bed was extremely comfortable. I would rent this property again in a heart beat.

Kennebunkport Wedding October 2015

We rented this house with a group of 8 for a friend's destination wedding on October 9th. The property was beautiful and definitely as advertised. The views out the back window and from the porch/pier were amazing. The house had everything we needed for our short stay. The owners were responsive and helpful in leading up to the stay and the property manager Dan was very helpful and flexible in dealing with us. It is just a short drive into Kennebunkport and we enjoyed some of the recommendations from the property owner. I would recommend this property and would stay here again in a return to Maine.

We have owned a summer home in Kennebunk for over 20 years and decided a few years ago to search for another fully insulated home that we could use in the offseason and rent on season. We spent the week between Christmas and New Years there this year with family and friends and it was awesome. We have an intimate knowledge of the area and looked at several properties over the last few years and felt that we came across a gem with Pier Pressure.

We enjoy many activities. My wife is an avid runner and swimmer. I am an avid street bicyclist. We both love kayaking and just relaxing reading with a glass of wine on the deck or on the beach. We also both love fine food and dining. I am also a tennis player and belong to a local club.

Our oldest son loves to skim board and surf and can often be heard singing and playing guitar around a firepit with his friends on summer nights.

Our younger son has worked at the KBIA and enjoys biking, swimming and just hanging out.

My wife describes the house perhaps the best. She calls it SWEET and it is sweet in so many ways. We would like nothing better than to share our new gem as well as the surrounding area with others who we think will learn to love it as we do.

Why they chose this property

Pier Pressure which is an oxymoron is the perfect place to decompress. If you want a vacation with water views this house is not just on the water parts of it are over it. The privacy and beauty of the back deck and pier are unique. The house is tranquil but the surrounding area by foot, bike or car is packed with any activity desired on a summer beach vacation.

The house itself is charming and sweet and has all the modern amenities but with a classic beach cottage feel. The family room at the back of the house with its large bay window looking out on the water is drenched in sun all day as it faces south and this is the same for the back deck and dock.

The master bedroom could just as easiy be a boat cabin as you sit over the water. In fact this is a converted boathouse with windows on two sides and gets the early morning sun.

Given its location you can be in a busy beach town but are tucked away in a quiet retreat. Its location right on the harbor allows easy launching of any type of boat up to a 18 foot motor boat. This is also the perfect point to launch for kayaking and canoeing to the local islands.

What makes this property unique

There are very few rentals in the area with their own floating dock for the fisherman and boater.
The quiet location with your private water refuge allows you to get away from it all but have all the excitement of an active summer vacation at your fingertips.
