Exclusive, spacious lake view villa on Tuscan Umbrian border for 8-16 people
A RUSTIC, RELAXING HIDEAWAY WITH FRIENDS AND FAMILY. Experience an authentic country home overlooking Lake Trasimeno, basking in the Tuscan sun. Take a dip in our pool nestled on the hill, and enjoy the outdoor lifestyle with the outdoor kitchen, living areas, all with panoramic views of the lake. This is our home, which we are happy to share when we are not living here.

Casa Rosata provides an inspiring yet relaxing ambiance for families, friends.
The 5x10 m swimming pool (1.4 m deep across) with a stunning lake view is located a couple of levels below the house and is easily accessed from the side and the front of the house.
There is a gazebo near the pool with fabulous views across the valley towards the lake.
We also have a generous outdoor kitchen for lazy barbecues and a pizza oven at the back of the house.
The swimming pool is open from June to September.
In July and August, the house is available with the cottage and sleeps, 16 people. During this period the pool is private.
For the rest of the year, the cottage is booked independently, and the pool and parts of the garden are shared with the guests in the cottage.
The house is arranged on two floors, with unique split levels within, interconnected by stairs.
There is a living room on both floors and a loggia (veranda) with a panoramic view of Lake Trasimeno that opens from the upstairs living room.
There are four bedrooms on the first floor, 2 have a double bed, one large room that has 2 single beds, and another lake view room that has a single bed.
There are two bathrooms on this floor. (one is ensuite to the master bedroom.)
The ground floor has a kitchen, dining room, a double bedroom that has an extra bed facility, and an independent bathroom.
There is an additional living room on this floor that has a sofa cum bed that sleeps, 2 people. There is a cozy sunroom, with glass doors that open into the garden and have a view of the lake.
The bathrooms are newly renovated in travertine stone. The master ensuite has a jacuzzi. The house is furnished with hand-picked antique furniture and art from around the world.
There is a generous outdoor kitchen area, with 2 tables for outdoor dining.
The land around the house is suited to both sun and shade lovers. There is a thick cover of pine and Cyprus trees around the house. The olive grove of 3.5 hectares extends down the hill and offers walking adventures, with numerous spots to enjoy the surrounding forest and lake.
There is a 600 m private road that runs through the land up to the house. The road is a bit steep but any modern city car can climb it.
There are several areas around the house to dine and relax.
If you visit in spring, you will enjoy tulips and daffodils, and in summer our David Austin roses should be in full bloom.
In Autumn, you can join the olive picking from the 300 olive trees, that are more than 100 years old. Winter is perfect for the fragrance of pine wood burning in our fireplace. What we love most about Casa Rosata and our neighborhood, is the privacy, the unspoiled views of the lake and forest. There is a real sense of history, this is the hill where the famous Hannibal fought the Romans in 217 B.C. The town of Tuoro and its surroundings feel very authentic, with no tourist buses in sight! Tuoro is an ancient, yet modern town. The center is quaint, but with all conveniences, for example, a pharmacy, bars, restaurants, a bank, ATM, post office.
There are a supermarket and petrol pump in Tuoro just 2 km away.
Casa Rosata is perched just above Villa Baroncino, and a perfect place to live for those attending weddings, or for the honeymooners.
Please note extra costs apply for central heating between October to May and for mid-week linen change if this is required.

It’s one of the best places to enjoy the lake view and experience a generous genuine antique Tuscan pink house and land. All around the house are olive trees from the 1800s. The property is on 3.5 hectares of private land so you really feel private and special.
What makes this property unique
All modern amenities inside; great pool location ; close to supermarket and gas station and pharmacy. Excellent caretaker on the land .
