Each room is newly decorated in calming, neutral tones and features a brand-new double bed with a memory foam mattress for a restful night’s sleep.
With large windows, high ceilings, and plenty of space to spread out, every room feels bright and welcoming.
Two rooms come with their own private en-suite bathrooms, while the other two share a spacious, luxury bathroom. This particular room also includes a comfy sofa bed (small double), a 50-inch smart TV, and a private luxury bathroom—perfect for couples, friends, or solo travellers who appreciate a little extra comfort.
You'll have tea and coffee making facilities, a hairdryer, fluffy towels, and ample storage in every room. Plus, you’ll receive your own key and fob for complete flexibility during your stay.

Excellent host - couldn’t have been friendlier, and very very helpful. Lovely relaxed breakfast with plenty of choice and generous quantities! Great location - quiet, but within 5 minutes walk of several bus stops. Really felt like a home from home.
We stayed 2 nights. Babs greeted us with coffee and biscuits after a long drive and couldnt have been more welcoming. The house and facilities are lovely. Our room with en-suite shower was very spacious and comfortable. A great selection available for breakfast.Parking was easy. The location was great for walking or catching a bus to the seaftont and surrounds.
Went over to Brighton to see my son band play. We stayed at Bab's place she was an amazing hostess and her place was no nice. It was walking distance from everything and a great place to relax at night. We will go back again
My wife and son stayed for a week and we couldn’t have found a better location and host. Babs is such a kind lady that went above and beyond to help us with sights to see, bus information, train information, places to eat, parking etc. She searched up websites for us to help with our travels and even gave my wife some medicine to help as she unfortunately got sick during our trip. I can’t say enough about how grateful we are to have met Babs and we will definitely stay with her again.
This was such a fun and lovely stay! Babs was very quick to answer any questions, and she gave clear directions and information. The room was beautiful, bright, and spacious, and we enjoyed it very much. There was a large assortment of foods for breakfast, and we enjoyed the welcoming and casual atmosphere. Babs truly made us feel at home, giving us recommendations for places she thought we would like, and treating us like part of the household. The place is within easy walking distance to the sea, great shopping, and the Royal Pavilion. Would definitely recommend and hope to return one day! Thank you!!

I dont want to share how much I enjoyed my stay at Babs house... she'll be too booked up when I want to return! Brighton is so fun to visit and there is so much to do. I booked a bike tour of downtown for a lovely lay of the land, and a bus tour around the South Downs of Sussex and both were amazing. Babs helped me with figuring out the buses and I never needed any other transportation. Brighton is very walkable and I felt very safe, even alone at night. As for Babs's house, its lovely! I had all the amenities I needed and more and I felt welcomed and comfortable straightaway. Thanks for a fabulous week, Babs. I hope to make my way back again oneday.

Really enjoyed our stay - Babs the host is lovely , very welcoming and makes you feel at home instantly . Everything you need is catered for . Location was great for us as only a 20min walk to the centre or an £8 taxi ride . We will definitely be staying there again . Thank you!!
My boyfriend and I stayed here for one night and we absolutely loved it! The house is beautiful, we had everything we needed (and more!). Perfect location not far from the centre of Brighton, with good transport too. Babs is great and very welcoming, one of the best hosts we've ever had - she went above and beyond. The only problem is we didn't stay for long enough! When we come back to Brighton, we will 100% stay here again - I couldn't recommend it more!

I was a little bit apprehensive about staying in someone's house as in the past I'd always booked the entire property. I should not have worried Bab's place is like your own little boutique hotel but a lot more friendly. Bab's makes you feel welcome right from the start even during our first email communication you could just tell she would have a great personality.HIGHLY RECOMMENDED
Babs gave us a warm welcome and made sure we felt at home throughout our stay. The bedroom was clean, comfy and homely. It had everything you needed and if you didn’t fancy relaxing in your room you could use the living room where we watched TV with Branston (the cat).
The kitchen was a great space and was open to be used at any time with access to a guest fridge which was fully stocked. Babs made us breakfast on Sunday morning (a perfect cure after a drag bottomless lunch the day before) and recommended places to go in Brighton.
It is in an excellent location and was only an £8 Uber to the beach front. There is also free street parking at the weekend.
I would highly recommend staying here as not only is it a stunning place to stay but Babs is a fabulous host! I can’t wait to visit again.
