Perfect family holiday property with space to relax in rural setting
Beautifully restored and wonderfully situated farmhouse consisting of 8 x 6 metre barn with open plan kitchen, dining area and living room connected to house with four bedrooms (three doubles and one twin), one ensuite and two further bathrooms all with showers. The barn opens on to a large wood-framed covered terrace with 10 x 5 metre swimming pool close-by. The pool is opened from mid-June to early September, otherwise by prior arrangement with the owner. Good access to very private grounds consisting of tree-lined gardens and paddock. The pool has a removable fence surround that we leave in place through the summer whilst the pool is in use.
Great area for relaxing and sight-seeing - many bastide towns and villages, excellent restaurants, historical sites including castles forts and medieval sites. Cultural and gastronomic events with regular night-markets. Prune, nut, cheese and Fois Gras centres are fun to visit.

A beautiful property in a stunning location that is so peaceful, the view from the garden is a delight. The pool was a massive hit and allowed all to cool down after a hot day exploring. Probably the best stocked property we have stayed at, with everything that you need to self cater.
The area has a lot to offer all within a 20minute drive, the summer night markets are a must and were enjoyed by all. If you want rural France that is not too touristy then this is a great location to go. We found everything from medieval villages, to theme parks, to caves and lots of fabulous food.

Lovely House, Beautiful Area.
We stayed here in late July/ early August. The house is deceptively large. Lovely open plan kitchen dining area with double bedrooms to the side. There is a nice covered area outside where we ate each night. The house has everything you need and there are supermarkets about a ten minute drive away to get your food and drink requirements.
There are beautiful views over the adjacent fields. The whole area has a lovely relaxed feel to it and a very quiet pace of life. Don't come here if you're looking to party, but if you want to enjoy a glass of wine and unwind in beautiful countryside then this place is ideal. Thoroughly recommended.
We came with our bikes to do some cycling along the canal de la Garonne and the river Lot, both within easy reach by car. With temperatures in the high 30s the best bits were shady sections of the canal bike path between Damazan and le Mas d'Agenais. At the house we spent a lot of time in the lovely pool. The house and gardens are in a quiet rural location, a welcome complete contrast to our usual city life. As a converted barn the house is full of character and there was everything we needed. We were happy to be left to our own devices but when we had a minor query Tim and Renia responded immediately to our email and sorted it out with their local lady. Other than sleeping or cooking we spent all our time at the house either at the pool or sitting on the shady verandah. The evening insects were of the ankle biting variety which was a bit annoying. Prayssas is a short drive away, easy parking, nice bakery and very good convenience store where you can also get cash.

Communication with Tim and Renia was perfect from the start. Also during the stay it was clearly indicated who we could contact for questions about the pool, extra towels, ...
The house is more spacious than the photos indicate, neat and the thick walls keep it cool. Four spacious bedrooms and three clean bathrooms. There is a large, well-equipped kitchen with more than enough cutlery, plates, glasses...
The large garden is well maintained and offers a very nice view over the countryside. Because of the many trees you can find a place with shade all day long. There is also shade on the terrace from breakfast to dinner. The pool is large and cleaned regularly.
There is a bakery with a wide range of bread and pastries in Prayssas at 5km (opens at 7am but then the offer is not complete. Better wait until 8am). In Aiguillon (15min drive) is an Intermarché. In Porte-Saint-Marie (12min drive) you can pick up pizza (Pizzaria 113).
I would recommend this gem in a quiet area to anyone.
Tres belle maison, fonctionnelle et très bien équipée. Les chambres sont grandes et il y a assez de salles de bains pour que chaque membre de la famille vivent à son rythme.
La vue est formidable, le jardin est grand et possède des arbres fruitiers.
Enfin la piscine est grande, on se baigne dans un havre de paix avec une vue magnifique.

alleen spijtig dat we elke dag moesten water bij vullen in het zwembad, zodat het water wel koud was.
hopelijk is het hersteld tegen de volgende zomer, want het is daar heel gezellig en heel leuk
Très belle maison fonctionnelle, manque un peu d'éclairage à l'extérieur sinon parfait. A recommander !

Très bel endroit mais en piteux état
L'environnement est très calme, en pleine nature et la région est agréable.
La maison pourrait être un très bel endroit car très bien rénovée initialement mais elle est très humide et n'est pas entretenue.
Beaucoup de choses étaient cassées :
- moustiquaires trouées et qui ne ferment plus
- poignée de la porte d'entrée qui reste dans la main
- rideaux qui menacent de tomber car les crochets sont cassés
- rangements de la porte du réfrigérateur absents (ce qui limite beaucoup son volume utile)
- paroi de douche cassée
- parasol et transats de la piscine et table extérieure utilisables mais cassés
Plus grave, il y a des infiltrations d'humidité au plafond et du salpêtre sur les murs d'une des chambres.
Il n'y a pas assez de lumière dehors pour profiter des soirées en terrasse
Le propriétaire, contacté, nous a indiqué que tout serait réparé en octobre y compris la fuite du toit dont il avait connaissance (tant mieux pour les prochains), qu'il fallait utiliser des bougies pour s'éclairer dehors (un peu limite pour jouer à des jeux de société) et que le prix de la location était plus bas que les prix pratiqués habituellement (et donc, ça autorise le propriétaire à louer un bien dans cet état sans en informer le locataire ?)
Contrairement aux informations contenues dans le descriptif de la maison :
- il n'y a pas de télé (il y a juste un écran avec une prise d'alimentation, en cherchant bien nous avons trouvé un lecteur DVD qui était caché dans un placard)
- il n'y a pas de détecteur de fumée (ce qui est obligatoire dans toutes les maisons en France depuis 2015)
- la trousse de secours ne contient que des pansements et compresses moisis.
Enfin, la pergola annoncée en réponse à un avis sur le manque d'ombre à la piscine ne sert à rien. Il n'y a aucune couverture, il y a seulement une treille mais il faudra encore quelques années avant qu'elle ait poussé suffisamment pour faire un peu d'ombre.
Très belle maison, spacieuse avec ses 4 chambres et 3 salles de bain. Idéale pour les 3 couples que nous étions avec enfants en bas âge. L'extérieur est parfait avec la piscine lors de grosses chaleurs. La vue est magnifique et la tranquillité au rdv ! Adresse à retenir.
Propriété parfaite pour des vacances au calme en famille. Beaucoup d’espace autant dans la maison que dans le jardin.
Comme à la maison , Il ne manque rien !

From the moment I enquired about the holiday house communication with Tim was fantastic. The photos of the property do not do it justice as it is much bigger than it looks! The patio and pool were fantastic. The views across the fields were gorgeous. We are a family of 6 and we had loads of space. It is a very peaceful area. We were happy to swim, eat and relax most days. We love to cook and I have to say the house had the most well equipped kitchen we have ever stayed at! We had a great two weeks and would happily recommend the house to friends. Thank you Tim and Renia
The house is in a very rural setting with spectacular views. It’s the most relaxing holiday we’ve had in a long time. If you like Pina Coladas (actually it’ll have to be Pino Noir) and not getting caught in the rain then this is the place for you! Lazy days reading by your very own pool. Absolute bliss. The photos are as advertised. The owners were very easy to deal with and nothing was a problem.
This villa is set in a very rural location with beautiful views across the countryside. Don't go here if you want hustle and bustle but definitely go here if you are looking to relax. The villa is kitted out to a high standard and the gardens and pool area are outstanding. The villa is deceptively larger than it looks in the pictures and offers complete privacy. Hopefully we will return again in the future.

We live in Herefordshire and spent many enjoyable holidays with our family in France before acquiring this rural property with adjoining land near Prayssas in Lot-et Garonne 15 years ago. We have only just had the house improved to cater for a maximum of 8 guests and are now making it available for rental from mid-July.
Why they chose this property
We were initially attracted to the location and position of the property as much as anything. Recent refurbishment has brought the house up a higher level of comfort and provision.
