Luxury hillside family retreat set in 3/4 acre tropical garden stunning views

Hi and welcome to our beautiful Villa Amazing set on a hillside just outside Jolly Harbour on the enchanting island of Antigua.
Our villa is a bright and beautiful Caribbean style villa set in it's own 3/4 acre garden, so you are surrounded by tropical trees, plants, birds and wildlife overlooking the breath taking Caribbean Sea. A perfect place to unwind with a cocktail or two watching the stunning sunsets. The villa is designed so that every room has a stunning sea view, with spacious outdoor covered areas for shade and relaxation. The villa has a main building with large salon, fully equipped kitchen and two master super king bedrooms (6'), one with a bathtub and overhead shower and the other with double sinks and walk in shower. Their is a utility room in the main house comprising of a washing machine, tumble dryer, iron, ironing board and large sink . Adjacent to the main building their are two separate cottages one with a king size bed (5') and the other with two small doubles beds (4') both with en suite facilities plus a small fridge . There are a couple of steps up to the back cottage which would be inaccessible for wheelchair users, but the rest of the house and second cottage are all on one level so wheelchair friendly. Both cottages have their own patio area and patio furniture to enjoy the first cup of tea in the morning watching the harbour coming to life in the mornings and to watch dusk descending in the evenings. Our villa can be rented as a 2, 3 or 4 bed so please enquire about the rate which best suits your requirements. Villa Amazing is on a hillside known as Sugar Ridge which is a small gated community with 24 hours security and adjacent to Sugar Ridge Hotel, which is closed at the present time but owners and guests can have free access to the state of the art gym. Our villa overlooks Jolly Harbour where there is a supermarket, pharmacy, ATM, many shops and multiple restaurants. Car rental is recommended but JH is in walking distance from the villa roughly a 10 mins walk and so is the beautiful Jolly Beach, a two mile stretch of lovely white sand. The infinity pool measures 20' x 12' with a descending depth from the steps from 3' to 6'. There are 3 security cameras installed but not intrusive. One is on the main gate, main door and the other below the house on the pump room.

Please also be aware that the Antiguan Government has now introduced a Guest Levy Tax to bookings made on or after 23rd August 2021, which will apply to each staying guest aged 6 years and over. The tax payable is 5 usd per person per night and is collected at check in. If this tax is not paid before departure from the villa then the total tax will be deducted from your security deposit. The 17% ABST is included in your rental price

Absolutely perfect!

Villa Amazing was just as described. We especially appreciated the kitchen space. Often in rentals there are not enough dishes, glasses, cooking utensils, or pots and pans. Definitely not the case here! We were also kindly left some food items that came in handy the day we arrived.

beautiful home!!

Property was just as advertised. Owner and property management team were great. We had our 8 month old grandson with us and they made sure we had everything we needed for him(beach/pool toys, swim onesie etc.)They were in regular communication with us and if we had any problem at all they were right on top of it. When we arrived they had left a basket of fruit and a stocked refrigerator. The house had everything you could possibly need. The location is very close to everything, shops, restaurants, beaches, even a sports bar to watch the champions league.All in all an absolutely wonderful place.George

Gorgeous escape with fantastic views

When our party arrived at the property, we were blown away by the breathtaking views first and then by the property itself. We enjoyed our time in the pool and although we didn’t spend a lot of time home, we found that it had everything we needed for our stay to be comfortable. We wished we had more time to be there to watch the hummingbirds and take in the view. Would highly recommend!!

Beautiful Villa

Rachel, the gardener, and Laura made our stay in Antigua awesome. They were always reachable. The villa truly represents its name “Villa Amazing.” It is beautifully decorated, and well stocked with everything one needs while staying there. Inside and outside is well maintained. The outdoor view from the patio and gazebo looking over Jolly Harbor is breathtaking. I would recommend anyone to stay here at “Villa Amazing.”

We had a wonderful stay and cannot say enough positive things about this property and the homeowners. Communication was excellent from start to finish, with constant contact and a fantastic house manager who made everything seamless.The property exceeded our expectations compared to the photos. The layout is ideal for families or multiple couples, with four perfectly spaced villas, each with its own bathroom, offering privacy while still feeling connected. It would comfortably host four couples. The pool is smaller but perfect for a refreshing dip after the beach.The accommodations were excellent and very well maintained. The landscaping is beautiful and creates a peaceful setting. A special bonus was the adorable black cat who visits outside, which the kids loved each morning. The homeowners even put up a Christmas tree for us, which was such a thoughtful touch.The walk to Jolly Harbour Beach is easy and convenient. It is also a great area for running, with nearby pickleball and tennis courts, so pack your rackets. There is easy access to several other beautiful beaches as well.If I had to offer suggestions, it would be more seating inside around the TV and some added mood lighting at the outdoor table at night. Battery operated lamps would work well. A game table indoors and a few lightweight backpack style beach chairs would also be nice additions. Overall, an excellent stay. We will absolutely be back.

Villa Amazing is simply fabulous. The views and sunsets from the terrace are incredible - I could have set there all week, just watching the sea and boats coming and going. The layout of the villa suited us perfectly - two double bedrooms in the main building plus two separate ‘studios’ which gave everyone plenty of space. The location is great - private enough when staying in, but easy access to numerous beaches and Jolly Harbour, as well as the rest of the island. Communication with the owner and property manager was first class. If you are looking for the perfect getaway in Antigua - this villa will not let you down!

Better than Amazing

Well we just returned and we were sad to leave this stunning home. In the right place, with the best views and easy to get to anywhere on the island. This is a magnificent home and if you want somewhere you can relax with friends and family it is perfect. We could not find a single fault or issue with the villa - it was simply stunning and we hope we can be back next year. The management team were first class and Rachel was so kind to organise taxis and car hire for us. Thank you for everything.

Wonderful Week at Villa Amazing

This house is everything it boasts in the property description and photos. The views were amazing of Jolly Harbour, the outdoor space was a great spot to lay out by the pool, have a happy hour beverage in the lenai area, and grill and eat your dinner while watching the sunset. For 8 of us, we rented 2 cars at the airport...all beaches in the area have really convenient parking so we'd pack up the car with coolers and water toys every day. This was our 4th time renting a house in the Jolly Harbour area and had an absolutely memorable week...it wasn't long enough! Highly recommend Villa Amazing...thank you for renting your house to us, Rachel!

This Villa was perfect for our grown family with children & grandchildren. The spacious layout provided lots of personal space as well as common space for outdoor dining and lounging. The pool was perfect for all & used abundantly. The views were indeed outstanding from every single room. The children enjoyed feeding the kingfishers when they would catch their food mid air. We always had prompt replies from both the owner as well as property manager Felecia, & both went over and beyond our requests.(even delivery of specialty Christmas ornaments we liked💝). Impeccably clean through out & we can’t say anything more than 5*. Thank you for sharing your “Amazing” Villa.

Excellent Family Vacation

We had a wonderful vacation with our family! The separate accommodations were perfect for our set up (in-laws and teenagers). The location is beautiful with amazing views every day regardless of weather. The hillside spot provides cooling cross winds all day that also help keep the evening bugs at bay. Close to beaches and restaurants. Recommend having a car if you plan on exploring the island at all. Pool is fantastic. Garden is well kept. Landscaping is beautiful. The large property is as described and so much more. Private and secure setting makes it easy to relax. Felicia and Pat were wonderful to work with. Very responsive, excellent recommendations. Felicia helped plan an excursion for us. Working with the owner was also easy and quick. We would highly recommend this rental!

Peace, tranqulity and wellbeing

My friend and I were staying with the owners of this beautiful villa for 2 weeks. My friend had just suffered a bereavement and needed time out to relax and unwind from all the stresses and aftermath of losing her father. This villa gave us peace, tranquillity, total rest and restored our very low batteries and gave us a sense of wellbeing. The views are just truly stunning whatever time of the day or night. The villa is spacious with many outdoor areas to sit and relax being surrounded by a lush tropical garden, wildlife and birds. We had a regular visit from the Sugar Ridge dog called Muttley who is adorable and loves company. We were sorry to leave and our two week stay was gone in a moment but we took home many happy memories of this perfect villa.

Perfect family holiday

Five of us went to Antigua for our brothers wedding, and Villa Amazing was the perfect place for us to stay. Really beautiful home in a stunning location overlooking the harbour. We had 10 days and all thoroughly enjoyed it. Would highly recommend it. My only negative points were that it was quite high on the hill so you’d need to rent a car or rely on taxis. And the stray cats were a bit of an issue. There were always at least 4 (sometimes as many as 7!) begging for food around the villa. We didn’t ever feed them but they didn’t take the hint and still came back every day. It wouldn’t have mattered so much, but one of our group is allergic to cats so that became a bit of an issue. However all in all I would say if you want to stay by jolly harbour this villa is the prefect spot

Hi Ben Thank you for your 5 star review and its good to hear you enjoyed your stay at Villa Amazing. With regards to the stray cats, they are actually not strays but abandoned cats from a neighbouring villa. Before the owners left mummy cat and her six siblings (all boys) were neutered so they stayed together as a family and are very much domesticated. Unfortunately they do like company and, as they hang out together, it can be quite a few that turn up. I'm not sure if you have been to Antigua before but most visitors soon witness the appalling way animals are treated, abused and abandoned, even physically harmed or poisoned We found that rather than ignore them we feed them (rightly or wrongly) and then they often disappear until tea time. We are compassionate, caring animal lovers and don't find them a problem. I do mention in the villa notes that you can just shoo them away and they rarely come indoors. Unfortunately they are part of the wild life community on the hill and there is no way of keeping them out of the outdoor areas. None of the animal charities would take them either as they are overflowing with unwanted abandoned animals I hope this helps to explain the cat situation which is really something that is out of our control. Villa Amazing lived up to it's name

We stayed over NYE in a very tough time to travel due to the pandemic. There was only 5 of us that stayed at the property a mix of friends and we had an unbelievable stay even thought it took us a bit to get to Antigua. Rachel was great about prepping us for the trip, including planning our tests at the Villa which we needed for our trip home. She was super helpful along the way. Loura, who manages the house, was fantastic. Not only was she on top of everything and helpful, but she was very quick in responding to any questions we had. She even pulled out a last minute massage at the Villa for one of our guests as a surprise birthday present. Darkwood and Ffryes Beaches are both a five minute drive from the house and gorgeous....but the Villa...the pool, the indoor-outdoor living, and that view! I would go back in a second and have already had a ton of friends asking about it. We would recommend 5 stars!

Truly Amazing

The views from this property are truly amazing! We would definitely return to this spot! We had a great time in Antigua. I do wish the front room/kitchen area had AC. Despite opening all the windows and doors, it became quite warm in that area, especially if cooking. Also, If you plan to cook much, bring a sharp butcher knife and a spatula-we bought them at the local store to supplement the dull dirty ones provided. We had to wash nearly all the dishes prior to using as many were put away in cupboard with dried food and debris. There was little space in kitchen/freezer for food storage either. The blender wasn’t working so they brought us a new one which was nice. I would recommend this place to people bringing friends or extended family members because there are 2 detached villas with 1 bed/bath each which is very nice and 2 bedrooms in the main house. When you go to the grocery store be sure to buy extra paper towels and napkins because there is only 1 roll provided and they will not bring you more!! Other than this we really had a spectacular time! All in all, we would definitely recommend this spot to anyone visiting Antigua.

Hi Donna, Thank you for your 5 star review. There are a few issues that you mentioned that I would like address Firstly I do not know of any villas on Sugar Ridge that have AC in the main living area, as there are two ceiling fans and all louvres and folding doors can be fully opened to provide a cooling breeze. Also with regards to the fridge freezer this is a large Whirlpool American style appliance that is more than adequate to accommodate most guests needs. We recently had 6 adults and 1 baby stay with us and we all coped perfectly with the size of the fridge and freezer as most guests do I spoke to management regarding the paper towel situation and they confirmed that they provided 2 at check in, as part of the welcome pack, bought you 2 more the next day and one more the following day together with a box of tissues. so their account is rather different to yours .When renting self catering accommodation a welcome pack is always provided which contains essential items, it is really then up to the guest to restock anything they require after that for the remainder of their stay. I understand from Loura that you even wanted the welcome pack goods taken out of the fridge and taken away which she found really quite rude and has never been faced with that before. Also I am extremely surprised and quite concerned that you found food and debris on nearly every dish as Laurence, my husband, and I were there only 10 days prior to your arrival and I can assure you we left everything in an immaculate and clean condition. However, thank you for your comments. We are very pleased to learn that you had a wonderful time and that you would recommend this spot to anyone visiting Antigua. Picture Perfect Views and Great Location!

We recently returned from a 3 wk stay at Villa Amazing. The views are truly “amazing” and are set within a magnificently landscaped yard. Outdoor living spaces are superb and easily accommodated our group of 7, providing ample space to gather or be alone. The pool was perfect for a quick dip or lazing on a float. While not issues for us but of note: The villa accommodates 8 people, but only 6 lounge chairs were provided at the pool. Friendly cats are frequent outdoor visitors. The indoor common area includes a sofa, small kitchen, and breakfast bar for 2. Without AC, this area was uncomfortably hot during the first two weeks of our stay. When things cooled down, the ceiling fan and outside air kept the room comfortable. Seating space in the common room is too small to comfortably seat 8 adults. The only group dining area is a covered outdoor area. The kitchen is well equipped but has limited food prep surfaces and no space to store dry goods. The bedrooms are spacious and comfortable. All are equipped with AC but 1 unit was broken throughout its occupants’ stay. We reported this issue on 31-Dec. The holiday understandably delayed repairs but the repair was further delayed by the PM’s report that it was not broken. During our final 6 days, 3 different technicians unsuccessfully attempted to repair it. Screens were damaged throughout the house, We were advised to tape the tears. On two evenings, we returned to find flying ants covering the interior walls of the common room. The screen repairman arrived during our final week and told us that he was only authorized to repair the screens in the owner’s bedroom. The internet is very slow (300 to 400 Kbs up and down), making it nearly impossible to work online or for more than 1 user to be online at a time. High speed Internet is readily available on island, including at a nearby Internet cafe and at the Sugar Ridge Hotel. Many thanks to Rachel for opening her home to us and for her quick responses to our endless questions as we planned our trip. Rachel was an enormous help with securing transportation and New Years reservations, and went above and beyond to make inquiries for us. We had a fabulous time in Antigua and can’t wait to return. It’s unfortunate that routine maintenance issues that should have been handled prior to our arrival lowered what would have been a 5-star rating to a 4.

Dear Jill I will go through you comments one by one:- Lounge chairs - if you had asked, management could have brought more lounge chairs up from downstairs as a further two are stored there. AC in common area - to my knowledge no house on Sugar Ridge has or indeed requires AC in this area as there is always a good air flow through the folding doors, rear door and louvred windows and two ceiling fans. You can also lower the balcony screens at the hottest part of the afternoon which helps to deflect any excessive heat Dining area - most guests when they come to Antigua enjoy outdoor living and outdoor dining and do not want to eat inside. The villa is set out for this Limited food prep areas - a local chef found them adequate No storage for dry goods - there are two double cupboards for dry goods which we have always found to be ample Broken AC - whenever a guest reports a problem we always request that management check it out first. She reported her finding to me on 2nd Jan and then we informed the AC technician. They inspected and try to repair which they could not and so a new unit was sourced and installed 9th January. Screens - we were in residence until 3rd Dec. We requested that the screens were repaired in the first master bedroom not because it is the room we use but because we felt that these needed replacing as they have become loose. We know our own villa extremely well and although there were a couple of small pin holes in the 2nd master bedroom this did not warrant a repair and nor did any of the other screens. According to our maintenance man you were requesting multiple screen repairs that were unwarranted. Guests before and after your stay made no comment As explained to you, the flying ants are a nuisance but do not bite. They however find their way indoors due to their miniscular size, they get under the doors and thru the louvres it is not due to the failure of the screens Internet - we have been waiting since Nov 18 for an upgrade which is due to be installed this week Our villa is not just a holiday home it is our 2nd home, we do routine maintenance regularly and disagree there were routine maintenance issues. No one can foresee a breakdown of equipment and this was dealt with speedily under the circumstances. Unfortunately we just found you too demanding and needy, the Caribbean lifestyle clearly does not suit you. Three times I sort HA assistance and they advised to cease all contact, which I did. Rachel

Amazing Villa Amazing

The villa was beautiful, well proportioned, clean and well maintained. We loved the location as the views were stunning and we were kept cooler with the gentle breeze. I would particularly recommend the villa to four couples sharing as all the bedrooms are equally lovely and private. Overall we really enjoyed our stay

Amazing Antigua

An exceptionally well appointed property in a stunning location overlooking Jolly Harbour. Our party of 7 had enough space to spread out when so me-time was needed and lots of opportunities to come together comfortably when required. We really couldn't fault the villa and would thoroughly recommend. Rachel was superb with her communication and really went the extra mile - as did the team on the ground. Truly memorable!

My husband Laurence and I wanted our own home in Antigua, after visiting for the first time in 2005 and, after many years of hard work, we managed to achieve our dream by building this beautiful home, finished in 2013. We feel privileged to own it and feel we would love to share it with others. We have been married for 45 years this year and have been self employed all our working lives. We have two grown up sons and one beautiful grandson born Jan 2015 and a adorable granddaughter born July 21. Our main home is in Kent UK. We like to spend most of the winter in Villa Amazing but always like to be home in the UK for a traditional family Christmas.

Why they chose this property

Antigua is a beautiful island with many attractive homes to rent. The choice is extensive and of high standard, with budgets to suit most pockets. Obviously we feel that ours is extra special. This is mainly due to the fact that it has space around it, being set in a .75 acre garden, there is privacy, space and tranquillity. The villa is called Amazing due to this one word being said numerous times when showing friends and family around the house when under construction. Amazing sums it up quite nicely, simply because of the stunning, impressive views to be seen quite literally from every aspect of the house. Views are 260 degrees of the harbour, the Caribbean Sea and on good clear days the islands of Rodonda, Nevis and St Kitts. During high season you can even watch the cruise ships gracefully glide into and out of St Johns, watch the weekend sailing regattas and even watch the weather coming in through the valley or watch the cloud formations out at sea where, when raining, you can often witness a double rainbow.

What makes this property unique

The views are truly amazing, you will not want to venture far from the house as there is so much to watch through the day. Beautiful attractive villa set in it's own .75 acre garden displaying tropical trees, plants and wildlife. From waking in the morning you can hear the King birds calling each other and also the doves cooing to wake their fellow friends, during the day you can witness the humming birds feeding from the nectar of many tropical flowers, the banaquits who regularly visit the water feeder on the balcony, the little red bums who cheekily will steal your food from your plate if you leave it too long. As dusk descends then the crickets and tree frogs start their chorus which stays with you until dawn. Certain times of the year you will witness the dance of the butterflies which is quite magical. It's as if the island has been sprinkled with fairy dust as these butterflies emerge and dance along on the wind - AMAZING!!
