A stunning and modern two bedroom apartment in excellent condition, within a large country property. Rural location but close to shops, entertainment, attractions etc. Bike hire now available on site via Berkshire Bike Hire, with both adults and children’s bikes.
It has fantastic uninterrupted 1st floor views over the garden, swimming pool for the house use & fields beyond. It has a spacious, wonderfully private feel with wooden blinds and a spacious lounge / kitchen area and separate bedroom all on the first floor.
The second bedroom is downstairs with the bathroom and hallway and is a large bedroom with 2 single beds, large new flat screen TV, wardrobe, chest of drawers and hanging rail plus desk and chair plus loads of toys and books for children. The grounds present a picturesque setting for the property and may be approached through gates opening onto a gravelled driveway provides access to parking area to the front of the house. A spur off the driveway leads to a private well lit path that leads to the annex.
The apartment has a good size bath and quality shower, towels are provided along with shower gel, shampoo, conditioner.
The modern kitchen has an oven with four ring hob over, sink with drainer with mixer tap over, partly tiled walls, washing machine, microwave oven, brand new kettle and toaster and is very well equipped. It has a very spacious lounge on the first floor has amazing views with a lovely leather sofa with a high quality hotel type camp bed which can be put up in the bedroom or lounge. Large flat screen TV and 100’s of films and Wifi are provided along wth DVD player and lots of DVD's plus plenty of books and games for children and a Lego Table with Lego. The first floor accommodation also consists of a double bedroom which has fitted wardrobes and a large very comfortable king size bed with quality pillow,s, duvet, linen and towels are provided. A good quality fold out bed can also be set up next to the king bed.
The apartment is ideally situated in a sought-after and very popular rural location yet is within easy reach of good transport links and an excellent range of shopping and leisure amenities nearby in the towns of Ascot, Maidenhead and Windsor as well as 5 minute drive to The Lexicon - the multi-million brand new Bracknell town centre!
Legoland is an 8-10 minute drive and Windsor castle, Windsor town centre, Windsor Great Park are 10-15 minutes drive and Ascot Race course about 10 minutes away. Reading is 8 miles away Heathrow airport, terminal 5 is just 15 miles away from the house and trains to Waterloo (via Ascot or Bracknell) and London Paddington (Maidenhead) are just a short drive away 5-10 minutes drive. There are some well-regarded restaurants and gastropubs in the area including, The Winning Post just up the road and The Belvedere Arms in Sunninghill, Bluebells in Sunningdale, The Barn at Coworth Park and Michelin starred Royal Oak in Paley Street, the Fat Duck, Waterside Inn and Hinds Head in Bray, 10 minute drive.
Recreational facilities nearby include Cineworld at The Lexicon, plus bowling, Coral Reef and The Lookout and many more, all great places for kids! Other attractions nearby include Saville Gardens, golf at Sunningdale, Wentworth, Swinley, Royal Berkshire and Mill Ride, polo at the Royal Berkshire Polo Club and Smith's Lawn and horse racing at Ascot and Windsor. Spa facilities may be found at The Berystede, Coworth Park and Penny Hill Park.
For the commuter, rail links to London (Paddington) are available from Ascot, Windsor & Eton Central (via Slough) and Maidenhead stations and to London (Waterloo) from Bracknell, Ascot and Windsor & Eton Riverside; Crossrail, the new high-speed service is due to begin running soon.
There is fast and easy access to all the major motorways, M3, M4, M25, M40 and an easy route to and from Gatwick either by car, train or coach. Heathrow airport is about £35-£40 in a taxi. Stayed here for two nights in February, the apartment was is a great location, very convenient for local attractions, such as Legoland, Windsor town centre and Saville Gardens.
The apartment is comfortable and easily large enough for two/three people. Excellent as a base for exploring the area. Also the communication from the owners was excellent.
Would stay here again and would recommend.
Oh and the sunset views are amazing!

We spent a lovely few days in the apartment, using it as a base to visit Legoland, Windsor, London, and the Harry Potter studios. As a family of 4 the apartment had everything we needed - it was very clean and comfortable. The hosts communicated very well and checked in throughout our stay to ensure everything was ok. My children loved playing in the spacious garden, particularly on the large trampoline, and there were thoughtfully lots of other things for them to do such as badminton, table tennis, connect 4, football etc. There were also games, toys and books in the apartment to keep them entertained. We would definitely recommend.
This was my first trip to the UK and the flat was quite immaculate. The master bedroom was spacious, comfortable bed, and the entire flat was nicely decorated. There is a library of lots of movies as well as streaming access so even on the rainy day at home you can be well entertained. Though I did not use it there is another bedroom on the lower floor for children as well. Overall the property was great and the owners communicated quite well, even checking in after I checked in to see if there were any issues that needed addressing and privately asking for any input I might have for future rentals. Would stay here again.
We spent a lovely 4 nights here. We were made to feel very welcome by hosts Tess & Charles. Very comfortable accommodation for our family of 5. We really appreciated the range of fun activities for the kids (ages 7-11) to do in the garden...trampoline, table tennis, badminton, 2 tree houses with slides tyres to scramble on and a cute fairy craft den & mud kitchen too! The whole family loved the lay z spa and fire bowl. Set in a lovely rural location only 15min drive to Legoland and 1hr by train into London. Would definitely return.

The property is ideally located for London, Legoland, etc. it has everything a family of all ages, would need - toys, dvds, Netflix and loads of outside activities including a hot tub. The kitchen is extremely well equipped and the welcome gifts were greatly appreciated.

As described in property details; fresh food left for us and coffee/teas, fresh milk. It had everything we needed and the beds were comfortable; linen/towels fresh and plenty available.
This is the 2nd time this year we have stayed here, what a lovely beautiful quiet secluded place. Tess and Charles are the perfect hosts, they can’t do enough for you. There’s plenty of activities to do at the annex and neither us adults or children got bored. The train station wasn’t too far and easy to get the tube. I would definitely recommend staying here, everything about it is perfect. We are looking ri going back again this year
We stayed in this property for 3 nights, and had a really lovely time. It was our daughters 10th birthday and there was so much to do nearby. We went to legoland which is just up the road, the lexicon for some shopping and enjoyed coral reef water park and bowling. It’s great for kids.
Tessa gave us some tips about places to go for entertainment, meals and where to park etc . The owners were so friendly and helpful when needed but also left us to enjoy our stay.
The kids loved the hot tub and there was lots to do in the garden including badminton.
We would definitely stay here if we visit the area again.

Very easy to find, lovely area, perfect annexe stay 😊 plenty of room for us (2 adults,1 teen,1 pre teen!) spacious rooms, everything you need, hugely appreciated the milk, butter, tea, coffee, sugar, bread, cereals, biscuits & preserves!!! Lovely helpful touch!! 👌🏼 We had a dip in the hot tub on our last night, really nice 😊
Huge garden to enjoy, felt nice and secluded!
Annexe has everything you need for a stay in Bracknell, we visited coral reef swimming water world, legoland & Windsor castle, all within a 15-20 minute journey 😊 kitchen & bathroom all equipt with everything you need and more! Loved the filter coffee for the cafetière! I’ll be buying some of that! 😍 beds were so comfortable we didn’t want to get up! Definitely 5 stars from us !⭐️⭐️⭐️⭐️⭐️

We stayed for a few days in June, for my sons birthday. We couldn’t rate this property highly enough. The property is in a fantastic location for everything we wanted - Legoland, Windsor Castle & Harry Potter Studio Tour.
The property has everything you could possibly need for a break away with children. My boys were over the moon with all the toys, games and books. The hot tub was also a big hit once it had warmed up!
Our only comment would be that before arrival we were sent property check in information, this said milk and breakfast would be available. We didn’t arrive until late and unfortunately this wasn’t the case. I messaged Tess and within minutes Charles popped over with some Oat milk and apologies. Once explained it came to light that because of COVID restrictions they were unable to supply this anymore. It wasn’t a problem as we were given a list of local shops and pubs, (which we would highly recommend- great food!) we were able to get supplies in the morning from a local shop. Updating information might help in the future but as I say, it really wasn’t a problem and quickly rectified.
We would all like to say Thank you for making our break comfortable and stress free.
We wouldn’t hesitate in booking again if we were in the area. Best wishes Debbie, Jeremy & Boys
We enjoyed the wonderful grassy field with its kids play equipment, including a fab inground trampoline. The place had everything for a comfortable long weekend away to get out of the city. Plenty of wonderful pubs/restaurants and farm shops close by. The hosts are wonderful, ensuring you have everything you need while giving you space to enjoy your break.

The annexe is great space for a family of four. The kitchen is exceptionally well equipped with everything we needed as we self-catered rather than ate out. The beds are comfortable and there is plenty of storage space in the bedrooms.
It was a great location for getting to Legoland and Windsor both of which were only a short drive away (about 10 minutes to Legoland and about 20 minutes to Windsor). We spent a day at Legoland, a day in Windsor Great Park (great walk and picnic) and a day at Windsor Castle. All lovely days and it was great to go back to the Annexe at the end of the day to relax, have a family meal and play some board games together.
We understand the Castle at Christmas is specially decorated and so may be back for a Christmas break.

Home! The garden is super well equipped for young kids - with small pool, swings, slides, trampoline and all sorts! The hosts are so welcoming and kind, really helpful with local tips and where to go ideas etc! Even helped us light a fire at back of field. We stayed at this property for about nine days in June. It was a fantastic place, everything was very clean and Tessa was great at communicating and responded every time we had a question. This is a great location if you want to tour London and southern Britain. The main bed was very comfortable and the shower was excellent. All items you might need in the kitchen were provided. We definitely recommend this property... and hope to visit again !

Homely and comfy
Lovely clean cosy place to stay, bed was comfortable and plenty of room in the bedroom, even with the extra bed put up for our Granddaughter. Welcoming pack of food, just right. Lots of lovely countryside around, although we didn't have a lot of time for bird watching, it was wonderful to see a Barn Owl perched on a fence along the lane on a drive back one evening. We used to live nearby, and were looking for a place to stay when we visit family, so hopefully we will be returning. I can highly recommend Fernygrove Farm Shop and Cafe which is nearby for delicious cake and a variety of lunches, with wonderful countryside views.

Great stay.
Fantastic place. Nice and comfortable and Tessa and Charles really made us feel at home. There was a lovely welcome package of milk, coffee, tea, eggs, bread, butter which was really appreciated. There were plenty of supplies. There were plenty of DVD’s, games and also books and toys for children. They even put up the extra bed for us. Good location also and good parking. Nice well stocked kitchen.

Lovely home from home
We were keen to book self-catering accommodation over a hotel for a bit more space to suit holidaying with our two year old. This suited our needs perfectly. The apartment was very comfortable with lovely homely touches such as toys, dvds and a thoughtful selection of breakfast essentials.
It is well positioned for visiting local attractions - we really recommend Savil gardens.
I don't think there were any pubs within walking distance but it was a short drive to local amenities.
All facilities were excellent and very clean.

About 10 minutes to Legoland and close to loads of iconic places of interest such as Windsor Castle and Saville gardens. Also very close to M3, M4, M40 and M25 as well as Heathrow and about 1 hour to Gatwick and Luton airports. Very near lots of business Parks in Bracknell plus Thames Valley Business and Green Park in Reading. Local countryside walks and bike rides are seconds away and fantastic nearby pubs and restaurants. The appartment is very well stocked with utensils and equipment and very homely and welcoming atmosphere. Lovely big modern flat screen TV with a large, wide selection of films to watch. Free Wifi. Parking on drive behind gates.
