Spectacular 1,933 sq ft Condo - Great Location! - WALK TO EVERYTHING!

———> PLEASE NOTE If you are interested PLEASE. Please, PLEASE submit an INQUIRY BEFORE you submit a reservation request so we can make sure my home is a good fit for you. Names and phone numbers must be provided for all occupants upon acceptance of the reservation.
I suggest buying travelers insurance to cover interrupted travel plans as our stated cancellation policy will apply. I require that I speak to a guest after the reservation has been accepted.

Notice: I will only be accepting reservations for 2 guests MAX - No exceptions. Adults-only property. Only the guests booked are permitted on the property.
Please note: my husband and I live in the upstairs unit - as much as we do our best to be quiet, you may hear us walking around and such.
Please note: June 1 - Oct 31 weekends require a Friday and Saturday night stay -3 nights minimum.

This cool, comfortable 1,932 sq feet (3-4 times larger than an average hotel suite) Condo is located steps from all the great restaurants and bars on South Broadway. Just a short walk to Thames, Bellevue, the movie theater, the comedy club, and the visitor center. This gorgeous, ground-floor condo has high ceilings, exposed brick, and a real WOW factor! This unit has one bedroom with a king bed, one full bathroom, and a small half bath - beautiful kitchen, spacious couch, pool table, foosball, and shuffleboard. ABSOLUTELY NO PARTIES, NO ANIMALS (my family members are allergic - please respect this) NO SMOKING - MATURE RENTERS ONLY -28 yr. old min to rent - This an adults-only property. This is urban living and we do live in the condo above so you will hear us walking around and such.

Located in the trendy South Broadway district. - Live like a local - Some of Newport’s top restaurants are just steps from the door - a five-minute walk to the downtown Harbor and shops - a five-minute walk up to Bellevue Ave.

******We know this LOOKS like a great place to party, but due to our nice neighbors, who we like and want them to like us, we do not host partiers here. If you're looking for a great place to unwind with a friend or partner after enjoying all the great things Newport has to offer, this is it!

Easy walk to just about everywhere - Walk to the Ocean in 15 minutes and the downtown/harbor is only a 7 minute walk. Once you get here you really don't need a car. Newport has so much to offer all year round - you'll never be bored!

THE 'WARTS' - Every place has them :)
The apartment is ground level and has a condo above so you will hear us walking around and such as well as all the noise associated with lively urban apartment living.
Also, the half bath is very small and located through the bedroom.

GUESTS ARE LIMITED TO THE PEOPLE ON THE RESERVATION
$250 per person / per day for any unregistered guests.

PLEASE BE CONSIDERATE OF MY NEIGHBORS - The noise does carry so we ask that you bring the noise in when coming and going late at night and while outside.

Parking: There is on street parking but I've never had to walk more than two blocks. Please pay attention to the signs regarding parking.
I have one guest pass for resident parking on my Street - only required May 1 to Oct 1. Pass absolutely MUST be returned - failure to do so will result in a $250 fee.
Please Note: Government ID is required to book this property. I’m looking to rent to respectful guests with previous 5 star reviews that will leave the place the way they found it.

*Cleaning is done after check out. The cleaning people have other properties they service and most late check outs can not be accommodated. Cleaning fee covers basic turnover cleaning - We have found that most guests choose to enjoy some of the many exceptional restaurants Newport has to offer. In order to keep cleaning fees down the stove, microwave, and refrigerator should be left clean. Because of guest feedback, we ask that you keep the next renter in mind and refrain from cooking seafood and other foods that leave a lingering odor. Added fees will apply and if property requires additional cleaning.

I appreciate your interest in my home. Please understand that in order to keep my neighbors happy and to make sure my home stays beautiful for my next guest, I ask that you limit occupancy to the people on the reservation ( 2 adults)
Absolutely no outside guests.
I have been honest in my description, I appreciate honesty from my guests; if you plan on entertaining, there are lots of other properties that welcome it.

Keyless entry. Basement is off limits.

There are NO cameras INSIDE the apartment - That would be creepy.

Also, the internet is a privilege and offered to you at no extra cost. Abusing this service by downloading or streaming illegal content will result in immediate eviction with no refund.

Best place to stay in Newport!
This property is amazing and centrally located within walking distance of restaurants and grocery. Barbara is a wonderful host and she made sure this property is very well taken care of. We visited restaurants at a couple of hotels and realized you have so much more space and functionality by staying here instead of a small hotel room. Everything is as described. Awesome trip😊

Built in 1910 this brick building once house switchboards for the phone company, it was a Green Stamp redemption center, a Malt Shoppe call the Dairy Lounge, a karate studio and an art studio before being converted into two separate condos.
